The house sits on a 120 by 102 corner lot. On the back patio you will find a grill, large outdoor table, 10 foot umbrella, a stylish sectional & a new 6 person hot tub! The above ground pool is 21 feet. Outdoor shower has hot water. The large yard and privacy fence allows your doggo friends room to run. The wood & propane fire pits are perfect for roasting marshmallows on chilly nights.

The yard is a stargazer’s dream. At night you will feel like you are in an open field observing all the sky has to offer. Even better, enjoy the stars during a night swim or hot tub soak.

Fully stocked accommodation! Luxury bath products. Comfy beds, sound machines, Alexas throughout, black-out shades & phone charger stations offered.

The kitchen includes a new stove, fridge & dishwasher and has everything you need to make a meal such as, all manner of pots and pans, an instant pot, blender & waffle maker. Individual ice maker installed for large groups. Paper products, coffee, tea, spices, vinegar and oil provided. If you prefer a Keurig, just bring your own pods!

IMPORTANT NOTES:

-PET FEE: $50 dog fee per dog up to a week. The first dog is included in the booking if you specified you are bringing a pet. Fees for the 2nd and third dog will be requested via VRBO following the booking. See house rules for breeds not covered by our insurance.

-LINEN & TOWEL SERVICE INCLUDED: We know not everyone wants to think about packing sheets and towels or renting from an expensive linen service when planning a vacation. That said, we provide linens & towels. Beds are made by our cleaners with the exception of putting on the duvet covers. Towels include wash cloths, bath, hand, & Turkish towels for the hot tub. The Turkish towels are thin & dry quickly. If you prefer thicker beach towels, please pack them.

DUVET INSERTS AND DUVET COVERS: We provide duvet inserts (comforters) & duvet covers free of charge. Some guests find putting the covers on a pain but we require this because the comforters are pricey to clean and get stained and covered in pet fur easily. If you don't want to deal with covers, please let us know if you're bringing your own blankets.

BAY BEACH: We are located an 8 min walk from the beautiful Delaware bay, not the ocean (the ocean is a 15 min drive). The bay is perfect for walking, kayaking (bring one along), birding, watching sunsets, etc, but not great for swimming. Little ones tend to love splashing in the shore regardless. Horseshoe Crab mating season (occurring for several weeks May-June) is a fascinating time the locals treasure but some visitors don’t prefer. We encourage you to learn more about it.

RENTAL AGREEMENT: Rental Agreement is required which includes hot tub and pool waivers and a pet agreement. This will be sent to your email address via a company called Drop Box. It's very easy to sign digitally.

CHECK IN/CHECK OUT: Check in is after 3:00 PM & check out is at 10:00 AM. Although check in is at 3:00 PM, most of our guests check in earlier. We will text you as soon as our cleaner is finished. Late checkout is not permitted during the high season. During the off season, we will accommodate early check in and late check outs if we do not have other guests checking in or out and if our cleaners finish cleaning early.

OUTDOOR SECURITY CAMERAS: We have a ring doorbell on the front porch and 1 camera in the backyard which is on the left side of the house & just shows us if anyone is entering on the gate side.

ALEXAS: Alexas are provided throughout common and private spaces including bedrooms to enjoy Amazon Music etc. We do NOT listen in on our guests. All that said, we know some guests have concerns about privacy so we encourage guests to unplug them if they wish.

CHECKOUT PROCEDURES: We include procedures on the fridge and in our house binder. The basics are: Strip the beds, take out the trash and recycling, put away the dishes and clean up after pups (pick up poo).

NUMBER OF GUESTS: House only sleeps 10 people including toddlers.

BEDS: 2 King beds, One queen and the bunk bed is a queen over queen. A full trifold 6 inch memory foam mattress is provide for a guest who does not want to sleep on the top bunk. It can be placed in the living room or the floor of the largest bedroom. In addition the cushions on the large leather couch can be removed & the couch turns into a rather comfy single bed.

ADDITIONAL AMENITIES:
-44 inch TV in living room and 40 inch in master bedroom with wifi box to access, Peacock, Netflix, Hulu, Disney, Prime, YouTube and HBO Max.
-Desk provided in bunkbed room.
-Gym equipment: Weight bench, yoga mat and adjustable Dumbbells Set, Fitness Free Weights 40, 50, 60, 80, 100 lbs with Connector. This can be used on the patio or temporarily in the dining room.
-Grill. 10 beach chairs, beach cart, beach umbrella, boogie boards, sand toys and pool floats.
-Board games and books
-Child amenities: 2 double strollers, 2 baby/dog gates installed in common areas. 1 portable indoor/outdoor evenflo baby play pen, 2 highchairs, 1 pack and play/crib, 1 diaper pail, outdoor toys, books and games.
-Dog amenities: towels designated for dogs, poop bags, outside trash designated for poop, 2 dog blankets for furniture, 2 large metal travel crates, and resolve for the unlikely accident. Food and water bowls.

ADDITIONAL HOUSE RULES:
This seems like a lotta rules but we just want to give ya all the info. We promise we're pretty chill hosts! :)
1. NO glitter, confetti, self tanner or hair dye to be used on premises.
2. NO electric bikes or scooters allowed. Batteries have been known to start fires.
3. Guests are to text us asap if they notice ANYTHING unsatisfactory or encounter issues. Your satisfaction is paramount to us and we want to fix any issue that comes up to the best of our ability and as quickly as possible.
4. Do not add more guests without discussing with host.
5. Must be 25 to rent this house (guests of the individual who booked are allowed to be younger) and host may require a photo ID. NO proms or parties. The individual renting must stay at the house during their rental (not just book the house for younger guests).
6. Children must be supervised at all times.
7. Dogs:
-Pet fee is $50 a pup. The initial fee is included in your rate. All fees for subsequent pups will be requested via VRBO.
-Please pick up poop during your stay & place it in the designated bin.
- No dogs on beds and close doors when rooms are not in use.
-Dogs must be on a strict flea treatment.
-Absolutely no dogs in pool or hot tub. Baby pool is provided for dogs.
-Please do not lock dogs in bedrooms when departing. Please use provided crates as appropriate especially if pups have separation anxiety.
-For dogs that are excessive shedders, please vacuum as appropriate during your stay and use fur tool to cut down on excess hair.
-Please DO NOT bring rumba as they can spread poo from an accident when you are away
-Our insurance does not allow us to rent to: Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Chows, Rottweilers, Presa Canarios, German Shepherds, Great Danes and Akitas.
-Please keep an eye on pups outside. There have been very rare sightings of Coyotes in the Villas neighborhood. We have a high fence but it's still important to be alert.
8. Separate rental, pool, hot tub and dog agreements required. All rules in agreements must be followed. All tenants/guests must read rules.
9. Check-in & check-out procedures provided in agreement and posted on the fridge. Please allow ample time to run the dishwasher. Our cleaners charge extra if the procedures are not complete.
10. Fire Pit & Grill: Guests must bring wood for the wood burning fire pit. Secondary firepit and grill run off of propane tanks. Usually tanks are full. On the very rare instance the tank is empty, guests are responsible to refill tanks at ACE Hardware or elsewhere if they want to use these amenities and we will provide a reimbursement.
11. Hot Tub:
-Guests are to check the hot tub upon arrival and adjust the temperature to their liking. We recommend 100-101 when in use.
- If the hot tub is off, reset the breaker in the metal box on the side of the house and alert us.
-ALWAYS put the cover back on after exiting, re-attaching the straps or it could blow off, dirtying the water & or injure someone. (see agreement for more hot tub rules)
12: Pool: No swimming alone. Children must be supervised. Always lock pool gate when not in use. No dogs in pool. No diving. Shower before entering. See additional pool rules in Rental Agreement.
13. Report damages immediately. The host will negotiate a fair price and attempt to work out payment without the threat of a bad review. Deposit does not require a hold on your card unless specified by rental site in which you booked.
14. No smoking allowed. $500 violation fee for any smoke odor found inside the property or on the outdoor couch.
15. Quiet time 9:00 PM-7:00 AM. Yard is large enough to stay up late on the patio but be considerate regarding music etc. If Police shows up to premises due to non-emergency related calls such as noise disturbances, illicit or hurtful activities, parties, fights or altercations host will seek immediate eviction.
16. Please don't eat or drink in bedrooms.
17. No fireworks.
18. Remove shoes in the house.
