Clean, comfortable room, rather spacious, and overlooking the lake. Located at the heart of Bowness on Windermere, close to the promenade. The only drawback was the breakfast- one had to queue to access the breakfast lounge, and the staff was utterly disorganised, making mistakes etc.

We stayed for one night for my husbands 60 th birthday, We had 2 rooms, one was lovely the other was dated and smelt of damp. The staff were helpful and the breakfast was good. The carpark cost £50 for one car for one night!

Great location and so convenient for local restaurants and shops. Parking offside took a minute or two and was really easy. Our room was very large and perfect for my disabled Mum. Breakfast and food in the bar was excellent. It was lovely to sit and relax with such a stunning view. Chantelle made sure our room was always clean and lovely to return to. All the staff were so sweet and nothing was too much trouble. Overall great value, fabulous location, gorgeous views and walkability.

Very clean room & beautiful building but quite tired and dated in parts. The bar is ridiculously expensive, £36 for 2 gin & tonics is morally wrong! Also the £25 per night parking charge is ridiculous considering the price you pay to stay in the hotel this should just be included. We parked in railrigg car park and paid £19 for 3 days instead. I think there should be food available at all times, even just cold sandwiches as an option for when you arrive back from the pub etc as there is no where to get food after a certain time. Also, spa was fully booked up and we was not aware until we got there. Waited 45 minutes for our cup of tea & toast at breakfast on both days. It would make more sense to have tea/coffee facilities available to help yourself aswell as toast services as by the time the toast and tea came we had ate our hot food. Room was spotless clean & beds very comfortable also lovely shower in the room too.

Staff were great really helpful, hotel is in a fab location would stay here again! Loved the family Room. Swimming hours for children if staying for one night was tricky as check in 4pm and children can’t swim past 5pm and can swim after 10:30am the next day but check out 11. Other than that great stay thanks!

Everything was amazing. Great location and lovely staff. The view from breakfast and the terrace bar was great. 2 things to improve that really hot under my skin.... Breakfast wasn't great. And the hotel bar is extremely overpriced. We paid 10£ for 2 cups of tea (tea bag tea!!!) and alcohol and soft drinks also way over priced. If you book, just make a brew in your room and bring it down, it's the same tea!

Location was great with beautiful view from the room. Close to restaurants, shopping and pubs. Ambiance sort of shabby Victorian. No help in luggage up and down 3 flights of stairs - no lift in our wing. Never shown around the property or spa. No a/c. Heat and towel warmer off for entire hotel. WiFi spotty. Shower water pressure low. Breakfast was ok, dinner was ok. 3 star hotel and service with 5 star prices. Target clientele appeared to be tour groups.
