● Early check-in and late-check out may be accommodated with a fee ($100 each). Please contact us to see if we can accommodate your request. Payment will only be collected once we confirm that your request can be accommodated.

● Late check-out without our approval will be subject to a penalty of up to $500

Getting Around:

● Car, bike, or walk within the community. You will need a car to go anywhere outside of the community. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.

● We strongly recommend that you travel in an AWD/4WD vehicle. We are located in the mountains and roads tend to be sloped and can get very icy.



Other Things to Note:

● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. If not signed within the deadline, your booking may be cancelled with no refund.

● This property can accommodate up to 16 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit



DOG FEE:

● $1500 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed.



● Community Registration & Amenities Access

Guests shall complete registration with Towamensing Trails Community no later than 3 days before check-in. Payment will be requested via the booking platform.



Community Registration (applies year-round):

● $25 registration fee (included in your booking total)

● $5 fee per vehicle (due no later than 3 days before check-in)

● All vehicle information must be provided. Golf carts and ATVs are NOT ALLOWED.

● Please message us 5 days prior to check-in for any changes in the number of vehicles. Last-minute changes are not allowed.

● Vehicle access includes use of the community trash collection center



Amenity Wristbands: (provided at the property):

● 8 badges with lanyards will be provided per group (Guests under 5 years of age do not need a badge)

● Additional badges for day passes (up to the maximum permitted occupancy) can be purchased at the Boat Rental Office for $10 per person, per day. Day badges are non-refundable.

● In case the badges are damaged or lost, there will be a charge of $175 per badge for replacement.

● Seasonal access to community amenities

● Amenity availability (e.g., the lake) is subject to community maintenance and safety regulations



● Access to the Towamensing Trails community amenities (such as the pool, lake, beach, etc.) is managed by the HOA and is subject to change without notice. Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.

● Note: These are community-imposed fees, collected to support the operations and upkeep of Towamensing Trails' facilities and amenities. Wander Home does not profit from or control these fees.

● Guests are not permitted to have outdoor fires in Towamensing Trails.

● Fireworks are strictly prohibited. Violations will result in fines.



● Wander Home welcomes guests with fully verified profiles. Please upload your government-issued ID and payment method in your account settings, as well as send us a photo of your ID.

● Eligible refunds are subject to a 6% processing fee.

● A damage waiver fee ($50) is included for all reservations.

● Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.

● NOTE: We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Square One Markets, Family Dollar and CVS.

● We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank



SECURITY CAMERAS / AUDIO RECORDING DEVICES:

● The property has 3 security cameras. All cameras are on the exterior of the home and in plain view. No cameras are hidden.

● 1 doorbell camera at the lower level entry door

● 1 doorbell camera at the upper level entry door

● 1 camera at the driveway



Interaction with Guests:

● We are here for you during your stay, but our level of interaction is up to you. We are only a phone call or message away. You and your party will be able to self-check-in upon arrival.

● Please remember that you are staying in a house, not a hotel. Please treat the space with respect. If any problems arise we will do our best to take action ASAP, but there is no one living on-site 24/7.
