The property is designed to take full advantage of the wonderful views of Barga and the mountains beyond, visible from the house, the gardens, and the private pool.

The house retains its rustic charm with traditional cotto floors, beamed ceilings, and barn-style windows, all blending seamlessly with modern comforts including a fully equipped kitchen and updated bathrooms.

Living Spaces
Ground Floor:
Living & Dining: Enter via double doors into an open-plan living/dining area with comfortable seating, a flat-screen TV, and a fireplace. The dining table seats 6. Both areas have doors leading out to the terrace.
Kitchen: A spacious, fully equipped kitchen with an oven, hob, fridge/freezer, microwave, and dishwasher. It includes a breakfast bar and doors leading to the outdoor dining area.
Shower Room: A convenient shower room is located on this level.

First Floor Sleeping Arrangements:
Bedroom 1: A spacious double room with a king-size bed and an en-suite shower room.
Bedroom 2: A double room with a king-size bed plus a pull-out single bed suitable for a child. This room also features an en-suite shower room.
Bedroom 3: A bunk room sleeping 2 (shorter beds, 180cm).
Family Bathroom: Equipped with a bathtub with an overhead shower.

Outdoor Living & Pool
The villa is set within a fully fenced and gated garden with outstanding mountain views and a vista of Barga.

Private Heated Pool: The 10m x 5m pool features internal steps and is lit for nocturnal swims. The pool area is fully fenced and gated.

Pool Heating: Available at €15 per day. This must be ordered and paid for at least one week prior to arrival. A night cover is provided to maintain temperature.

Dining & Relaxing: Enjoy al fresco meals under the covered loggia leading from the kitchen, or relax in the shaded pergola to the side of the house and the poolside gazebo. A BBQ is provided.

Laundry Room: Accessed from the outside, this separate room contains the washing machine.

A Little About the Area
This property is a perfect retreat, located less than a 5-minute drive from the medieval town of Barga. Known for its winding cobbled streets, 10th-century cathedral, and ancient architecture, Barga is also renowned for its high-quality, reasonably priced restaurants. The town frequently hosts outdoor concerts and plays, ranging from Jazz and Classics to Rock and Pop.

Important Information
Access: The final part of the access is via a narrow road. It is passable with a large car if driven with care. Guests may also use the village car park 100m away, though please note the walk back to the house is very steep.
