VILLA FIABA - BELLAGIO AREA
The beautiful Villa Fiaba, overlooking the town of Bellagio, is perfectly located and offers amazing views: whether you look west over Tremezzo and the beautiful Villa Carlotta or East towards the Grigne Mountain range or simply directly north where you have the view of the beautiful promontory of Bellagio with the three branches of Lake Como in full view - not forgetting the Alps standing majestically in the background.

Spread over three levels, the villa offers a harmonious blend of traditional charm and modern luxury.

On the ground floor, guests can enjoy a Turkish sauna, a fitness area, a bathroom with shower, and a fully equipped laundry room. A wine lover’s dream, the cantina on this level features a carefully curated selection of Italy’s most beloved wines.

The first floor, conveniently accessible from both the garden and pool area, features a welcoming dining room, a modern, well-stocked kitchen with regional Italian cookbooks, and a bright living room with large windows framing unforgettable lake views. This level also hosts a king-size double bedroom with en suite bathroom, a twin bedroom with its own en suite, and an additional guest powder room. A covered terrace connects to both the living room and the main bedroom, offering a shaded spot to enjoy the view with a morning coffee or an evening glass of wine.

Upstairs, on the second floor, you'll find two more bedrooms (one twin and one double), each with private en suite bathrooms. There's also a dedicated luggage storage area and a cosy landing with a stereo system and a small work corner, perfect for remote work or journaling your lakeside memories.

OUTDOOR
The private swimming pool (9x4m; 1.5m deep; open from March/April until October) is exclusively for villa guests and offers a scenic place to start the day with a swim. It’s equipped with hydro jets, a counter-current swimming system, and solar-panel heating (on request). The surrounding terrace is elegantly furnished with loungers, umbrellas, and small tables, ideal for soaking up the sun in comfort.

The villa is enveloped by a beautifully landscaped garden filled with local plant varieties and blooming flowers, a joy for botanists and nature lovers alike. A traditional stone wine cellar, a shaded outdoor dining area with a barbecue, and multiple panoramic terraces complete the alfresco experience.
