Not nice at all. Would not recommend. Noisy at night and shabby and dirty, mould in shower, curtains hanging off in room. Communal areas and lift unclean.we were booked for 2 nights but left after 1 without wanting to have breakfast as we didnt feel the cleanliness of the place would be safe to eat. Very poor.

Upon arrival we asked if we could check in a bit early to be told no, the room had only one towel for the two of us, our room had a fire door outside and this banged loudly when anybody went past waking me up twice, otherwise a nice place.

The hotel was convenient for public Transport and reasonable walking distance to north shore attractions. Our room was comfortable enough but with a little more attention to the cleaning and furnishings it coulď be much better. The breakfast was good and the staff were efficient and friendly

Staff are lovely and the chambermaids are great, cleaning to the best of their abilities as the hotel does have a few cosmetic issues. But must admit our beds were great and it was a lovely quiet room. Cannot rate breakfast as we ate out.

Room 206 has the most comfortable four poster bed, i slept like a log every night. We usually just stay Room only, but occasionally we chose breakfast and dinner and neither options disappointed. There was entertainment each night. I have to give a big shout out to both Martin and Nathan who have always tried to get me a second floor room with a Seaview. 1,because I have walking difficulties and if the lift wasn't working for any reason then i could just about manage to get to my room, and 2, i suffer from depression and anxiety and being able to watch the sea calms me down. That being said, people will complain about the small things sometimes and i say to them that the staff do their best,always read the reviews on hotels and if you expect luxury then book the boulevard or similar hotel. And before you have a go at me about the president hotel, let me say that everyone is entitled to their own views and half the time problems are of the guests own makings. The hotel is truly pet friendly, allowing your pets everywhere with you, they even have a separate dining area for them unlike certain other hotels which i won't name.

Seems slightly unfair to rate the hotel as only used it for sleep the two nights I was there (didn't have breakfast/dinner). The staff were good from the interactions we did have. The hotel itself looks a bit tired although you can see improvements being done. I can imagine in it's heyday this was chock a block. Tram stop right outside the hotel made transport easy. Was value for the price we paid.

On arrival I was disappointed, there were glasses and bottles on the seating outside and around the entrance doors. We had to wait to check in as there appeared to be only one member of staff on working between the bar and reception. On receiving our key we went up to our room, the room was basic which was fine, we just needed a base for the night. The bathroom floor was cracked in areas and was lifting up and there was no handle for the shower and was generally dirty around the sink taps and shower. We spoke to reception about this and said they had been let down with a part and it would be like that until they got the piece. The bar area was generally ok, however due to lack of staff there was a lot of glasses and bottles lying around. Overall: cleanliness and general upkeep of the hotel was poor.

This was, without a doubt, the worst accommodation experience I’ve ever had. The check-in process was a complete disaster. Upon arrival, I was told my booking was for the next day, which was simply not true. I had to argue and insist for over an hour before the staff finally double-checked—only to realize they had been looking under the wrong name the entire time. This level of carelessness is simply unacceptable. When I was finally given a room, things went from bad to worse. The shower was clearly uncleaned, the bed sheets were stained and full of dog hair, and the entire room reeked of pet odor. It was evident that no effort had been made to properly clean or prepare the space for guests. This experience was not only disappointing but also deeply frustrating. I will never be using their services again, and I strongly advise others to think twice before booking here.

False advertisements big stain on quilt carpet dirty and shower not clean glass around it not safe no shower mat curtains faded and hanging off rail WiFi rubbish half an hour to get t.v on bathroom water to boil kettle cracked cup cigarette burns on window sill lift broke down had to walk up to 4th floor with my sticks have very bad legs not a welcome on arrival or departure only person with nice manners was a young boy in the restaurant so polite unlike man on front house the whole place needs a make over broken glass out front walls in room very rough very comfy bed but overall not a pleasant experience at all didn't think to take picture of room

Its okay to get the head down for the night room was clean. The hotel needs a full deep clean and paint and new furniture as it was falling apart. The food was good but no menus or any choices of meal meal. This could be a good hotel if its well maintained to high standards. I would stay again of 1 night
