Actually a little rare for the property to be as nice as all of the pictures and descriptions but Breeze Terrace was the exception, as it was better than expected in virtually every way! Truly the best VRBO we have experienced.

Breeze Terrace is a gem on lake LBJ. The property's location is beautifully situated and everything that it offers will make your stay enjoyable and comfortable. The home boasts personality, character and entertainment. The cleanliness of the home is above par and will make your stay that much more at ease and a wonderful place to unwind at the end of the day. We had an amazing time here, memories to last a lifetime.

This was the perfect getaway. The house was as advertised with lots of special touches that made it feel more like a home and less like a rental property. Loved the upstairs porch and views and the shade in the yard was much needed on the 100+ degree days here in August. Appreciated all the seating - inside and out. No issues at all. Can’t wait to return to make more memories!

Breeze Terrace is a fantastic house for a long lake weekend. Our group of families had children ages 10 to 19 and there was no shortage of activities for all. The paddle board, kayaks and Lilly Pads were perfect. The inside pool table, board and video games were great. The big bunk room was a huge hit. The moms loved coffee on the huge front porch overlooking the lake. The house was spotless, had everything we needed (two refrigerators and a big Keurig!), and communication with the owners was easy, fast and efficient. We highly recommend this place!

This is the perfect home for a group of friends or large family. There is plenty of space, inside and out, that allows for a large group to be together without feeling like you are right on top of one another. The home has everything you could need, from an indoor game room, to kayaks/paddle boards/rope swing outside for hours and hours of fun. The home has an incredible second floor balcony with fun couch swings that provided nap space for teens and evening relaxation time for adults. Lastly, the home is equipped with everything you need to cook large meals and enjoy the meals together. If you are looking for a place to enjoy time with friends or extended family, this is the home for you!

Our family had the best time. The home has good division between bedrooms and many options for places to relax. With family members of all ages it was easy to find a place to chill and read a book, or to be in the middle of things. Fishing was fun with many small fish biting. We even caught one larger fish. The rope swing at the water and the lilly pads were the biggest hits with our kids. There was simply something for everyone in this beautiful, well appointed home. The host was very helpful and a pleasure to work with. We will certainly be back!

House was great, checkin and check out super easy. Property management was very responsive and it was a Holiday!! We had no problems with the house everything worked great. Propane grill in back needs replacing but charcoal grill hit a homerun!! Weather was beutiful and the house was perfect for our kids, grandkids, and us! Our family was 13 in total plus one dog and it was perfect for us. Kitchen is great with two fridges. We use VRBO frequently and this stay was on our top 5 for sure!! Thanks again, Stone Family

This lakefront house is ideal for a family weekend vacation. The property is large and fully fenced, so it's a great yard for the kids to run around in. The lake view is gorgeous. You can catch the view right off of the boat dock, or even from the second floor balcony while while sitting on the oversized porch swings. The house is cozy and well decorated. It's fully equipped with all the appliances you need including tons of frig and freezer space and even an ice machine. We had so much fun playing music on the blue tooth Juke box, playing pool, and paddle boarding. Nearby, you can go hiking at Inks Lake Park. It was absolutely a perfect weekend. The host is super responsive to any questions and concerns. Thank you for sharing this slice of paradise with us!!

We had a great time at this house that is right on the lake. We really enjoyed the balcony in the morning and evening. The house is large and comfortable. Large downstairs living area with pool table. Caught some nice channel cat and bluegill at the boat dock (be careful of the tree sunk under the dock...great for fish but will steal your rig!). Two kayaks available which were especially fun when the wind died down. Only a couple of minor maintenance issues that the owners addressed very quickly. They were very responsive and very helpful. The house is also close to Inks Lake State Park, Longhorn Cavern, and Perissos winery so there are several other things to do within just a few minutes. We'd definitely stay here again.

Love this property! Plenty of room for our two couples and six kids, mostly teens. Family that owns it were phenomenal! They checked on us and any question/communication was answered IMMEDIATELY! Two fridges were so helpful....one full of drinks for families and the other full of food. Pool table kept all of us happy at night while days were spent right down the street at the Caverns. Even the surly teens got into those! The Slab, as it is known, was a fun place to explore as well. The two moms popped over the winery less than 1 mile or so away. AMAZING! Perissos Vineyard...must visit! Thank you, thank you, thank you!

This was the perfect lake house for our family! It’s right on the water and comes with kayaks, paddle boards, swim mats, a rope swing, and a boat lift. We rented a boat while we were there so it was convenient to be able to keep it in the lift. Our kids had a great time swimming and playing off of the dock. It is also a great house for dogs, because the entire yard is fenced in. The house it self was amazing! It was clean, comfortable, and just like the pictures! There is plenty of space inside and out. The pool table and karaoke machine were our nightly entertainment. The kitchen was well appointed and the ice machine was a nice bonus. There were plenty of beach towels and shampoo, conditioner, and body wash in each bathroom. The owners thought of everything! It was also nice to have covered parking! The owners extremely communicative and thorough. We highly recommend this beautiful home and look forward to our next visit!
