Villa Niccolai: Charming Tuscan Villa with Luxury Private Pool & Shading Park

800 farmhouse lovingly restored maintaining the original details. Located in the Lucchese countryside, near the manor house but completely independent, is surrounded by a large garden shaded by olive trees, olive trees, vineyards and orchards, soccer field, table tennis and indoor parking.
The kitchen and living room open onto a large porch where you can enjoy the garden and swimming pool with gazebo, controlling the activities of children.

Ground floor: three large communicating rooms in which were obtained two living areas, both with fireplace, and a spacious kitchen / dining; a twin bedroom, a bathroom with shower and bath (direct access outside, suitable for disabled), angle wine tasting.
First floor: two double bedrooms, two twin bedrooms, open loft on the living room with two single beds, three bathrooms with shower, closet.


THE VILLA 'ACCESSIBLE WHEELCHAIR

The entire ground floor is perfectly fit for use, namely: the entire living area and a bedroom for two people with adjacent bathroom and the door to the garden.
The patio, pool and park are all viable without gradients or stairs.

Overall, the property is beautiful

The Villa was beautiful, very spacious and comfortable. The pool was a great addition. The towels, however we’re all very old and dirty, with stains, so we’re the shower curtains. The check-in process was ok. Check out was great and quick.

This is an amazing Villa with a great pool, close to a local village with pharmacy, bakery and lovely local restaurants, be sure to book as they are very popular. Great location to visit Florence, Pizza and Lucca. If you visit in August check out the Puccini festival open air opera opera. We would definitely go back and stay. You do need a car.

Capodanno indimenticabile!

Siamo un gruppo di amici di 10 persone e abbiamo soggiornato a Capodanno nella bellissima villa Niccolai. Silvia è stata gentilissima sin dall'inizio, ci ha accolto calorosamente con 2 bottiglie di vino e ci ha mostrato la casa e il giardino. La casa è molto grande, ci sono due piani, ha 4 bagni, 3 camere matrimoniali e 2 camere singole, una cucina open space con un grande tavolo per 12 persone e per finire 1 zona soggiorno con divano, poltrone e smart tv e una zona degustazione vini. Ogni camera è particolare a suo modo, alcune sono più luminose altre meno, però sono tutte molto belle e ben arredate. Ci siamo trovati benissimo, non abbiamo avuto alcun tipo di problema, la casa ha tutto il necessario per trascorrere dei piacevoli giorni! La casa è circondata da un giardino immenso con tanti alberi, ulivi, un vigneto, una piscina e un piccolo campo da calcetto. é stato un peccato non aver potuto utilizzare la bellissima piscina, per questo contiamo di tornare un weekend estivo per completare l'opera! Grazie per la bellissima e indimenticabile esperienza! La posizione della casa è adatta a visitare la bellissima Firenze (circa 1 ora) e Pisa (circa 40 minuti), inoltre ha a 7 minuti la stazione ferroviaria di Altopascio e a 20 quella di San Romano! Purtroppo non abbiamo avuto il tempo di visitare Orentano :(

Wonderful gem in Tuscany

Lorenzo and Siliva could not have been more helpful and gracious. The Villa is beautiful and homey and provided our group with the perfect spot to visit many different towns in the region. We also used the chef service provided by Lorenzo and had the most amazing time learning to cook and then eat. It was One of our top meals during our Italian vacation. Tuscan Family Vacation

We had a wonderful family vacation with our adult children. Wine tasting, learning to make pasta at the villa, and close to many of Italy's sights. The villa was very cozy and the kitchen was a great central hub for everyone to gather and eat or play games. Lorenzo and Silvia were wonderful and attentive hosts. If we are ever in Tuscany again we would definitely book the villa if it is available.

Peaceful Getaway

The Villa was just great for our group of 4 couples. Kitchen was large, we cooked most of our meals on site. We ate both inside and outside. Villa was clean and well kept. Lorenzo our host contacted us daily by text to see how or stay was going. Would highly recommend this Villa. Would rent again without hesitation.

House + Surroundings + Weather = Perfect

It was great!!! We, a family of ten adults and three children, stayed there for two weeks and missed nothing. The house and its garden is as it is shown in the gallery and video. Although we planned a lot of activities at the beginning of our vacation we stayed most of the time in the house as it was so comfortable there. The house offers enough homely places so that one can spend time together or apart. You can either relax or doing sports all at once at the same place. It could not have been better for a group. The landlords had been very kind and supportive. We requested one repairing which was done immediately on the following day. Everything was very clean and well-kept, both the house and the garden including the pool. Although we are sure that the Tuscany restaurant offers a delicious cuisine we loved to cook in "our" kitchen and enjoyed our meal in front of the house looking into the sunset. The bar for the next holidays is raised very high now. :)

Lovely stay

The villa and the garden were marvellous. Due to the extreme heath (for Norwegian people) we loved the shadows under the big trees and the air-conditioning in the bedrooms. A beautiful and relaxing stay

We had 12 adults and 2 babies stay at Villa Niccolai to celebrate my Mother’s 60th birthday. From start to finish we did not need to worry about a thing. Even during unseasonably hot weather, the air conditioning in the bedrooms kept us cool and Lorenzo was only a message away if we needed him. He advised of local recommendations and brought us all grappa after dinner on our first night. We even forgot to purchase rosemary for a recipe we were cooking for dinner and he showed us where it was in the property to pick fresh. The pool was a welcome oasis. The temperature always felt much cooler there and we spent most of our time swimming. The landscaping on the property was lush and meticulously cared for by the gardener each day. We also enjoyed two meals cooked by Graziella from Chef in Tuscany which was recommended by Lorenzo and his sister Silvia. In advance of our trip every question was promptly answered and we felt very comfortable that we were in good hands. My parents are not big travelers and were a bit nervous renting a villa so far from home, but Villa Niccolai could not have been more perfect. The villa is nearby to Lucca, Forte dei Marmi and Florence - all day trips we enjoyed. The local train in Altopascio provided stress free travel into Florence. We hope to return one day!

Gorgeous Tuscan villa

The villa is in a spectacular setting and the villa itself is everything you could hope for. My wife and I went with three other couples, and we loved the location, the quiet solitude, and the villa itself. We used the villa as home base and drove to several locations throughout Tuscany, and even up to the Lamborghini Museum in Sant'Agata. There are beautiful hill towns within easy driving distance. Lucca is very close and Florence is easy to get to, as well. We highly recommend Villa Niccolai.

Wunderschönes, stimmiges Objekt in der Nordtoskana

Wir (3 Generationen - 11 Erwachsene, 2 Kleinkinder) haben das perfekte Objekt für unsere Sommerferien vorgefunden ... mindestens so schön, wie die Bilder im Internet. Das ganze Haus ist hochwertig, liebevoll und stimmig eingerichtet. Die Übergabe bei An- und Abreise ging absolut reibungslos. Selten hatten wir in unseren Urlauben ein derart sauberes Objekt übergeben bekommen. Die Ausstattung ist super und ausreichend, der Pool und das ganze Anwesen absolut gepflegt ... traumhaft. Wöchentlich Poolservice und Wäschewechsel, täglich Gartendienst und Müllabholung. Die Vermieter waren laufend im Kontakt (WhatsApp) mit uns und bei Bedarf ständig erreichbar. Immer wieder gerne und absolut empfehlenswert!!

Grandios diese Villa, der Garten, die Lage, einfach Toll!

Auf einem weißen Kiesweg durch typisch toskanische Bäume zum Tor mit Fernbedienung zu kommen wahr vielversprechend. Die Villa hat alles gehalten. Liebe- und Stillvoll eingerichtet, ausreichend Platz sich auch einmal aus dem Weg gehen zu können, komfortabel, sehr sauber, sehr gut mit Geschirr und allem was man zum Kochen benötigt ausgestattet. Ein riesiger Garten mit Bolzwiese und Toren, ein großer sehr gepflegter Pool mit herrlichem Wasser, Blick auf Olivenbäume, Weinreben und Rosenstöcke, eingerahmt mit einer diskreten Hecke, der Gärtner kommt jeden Morgen um 7 verhält sich aber sehr leise. Die Lage ist etwas abgelegen, man sollte ein Auto dabei haben. Der Gastgeber wohnt nebenan und bietet Unterstützung bei allem wie Fahrradverleih, Mietkoch oder Restaurant-Tipps ohne dabei aufdringlich zu sein. Sollte ich jemals wieder eine Gruppenreise in die Toskana planen wird die Villa Niccolai meinte erste Wahl sein.
