Summary:
Just 90 miles north of NYC, The Birch Estate sits on 16 private acres in the Hudson Valley. The main house offers 6 bedrooms (6 full beds, 3 queen beds, 4 bunk beds), while the guest house has 1 king bedroom and 2 sleeper sofas. The estate sleeps up to 26 guests comfortably. Enjoy luxury amenities like a 12-person Swim Spa Hot Tub, heated pool, 16-seat movie theater, air hockey, pool table, fire pits, and a lit yard. Ready-to-cook meals or catering from our partner restaurant available. Perfect for weddings.

The Space:
The Birch Estate offers the perfect setting for large gatherings, with spacious accommodations spread across a main house and private guest house—totaling up to seven bedrooms. There's ample room for guests to relax, dine, and unwind in both shared and private spaces. The guest house includes its own kitchen, dining area, office, and living room, making it ideal for multi-family stays or groups needing a bit of separation.

Inside, you’ll find thoughtful touches that make entertaining and daily living seamless—from multiple dining areas to a well-stocked kitchen with bar seating and a wet bar for cocktails or coffee. With two fully equipped kitchens, prepping meals for a crowd is a breeze, whether you’re cooking in or having food delivered from our local partner restaurant.

For cozy evenings, gather around one of the fireplaces—wood-burning or gas—and enjoy the warm, welcoming ambiance.

Entertainment is endless: host a movie night in the 16-seat soundproof theater, complete with a popcorn machine and mini fridge, or get competitive in the game rooms with ping pong, foosball, pool, and air hockey. Step outside for cornhole and horseshoes, or take advantage of the beautifully lit yard for evening fun.

Need to mix work with play? We’ve got you covered with high-speed Wi-Fi throughout both homes, plus dedicated office space and a printer in the main house. Whether you're planning a celebration, a company retreat, or simply reconnecting with loved ones, this estate offers the perfect balance of comfort, functionality, and fun.

Guest Access:
Guests have full access to the entire estate—including both the main house and guest house, the heated pool, hot tub, theater, game rooms, and expansive outdoor areas. The only off-limits space is the detached garage.

Wander the manicured grounds, hike a private wooded trail, or unwind in one of the hammocks tucked throughout the property. During the day, enjoy a game of horseshoes or cornhole, take a swim, or shoot hoops on the professional-grade basketball hoop. As evening sets in, gather around the fire pit or slip into the hot tub for a starlit soak.

Whether you're looking for total relaxation or active fun, the estate is yours to enjoy.

Nestled in the peaceful hamlet of Greenfield Park, NY, The Birch Estate offers a serene escape in the heart of the Hudson Valley. Surrounded by wooded landscapes and open skies, the property sits on a quiet country road—perfect for guests craving privacy, fresh air, and a slower pace.

While the estate feels wonderfully secluded, you’re within easy reach of some of the region’s top spots. Head to Inness, a beautiful destination in nearby Accord featuring a renowned farm-to-table restaurant, golf, and scenic views. Or spend an afternoon at Westwind Orchard & Farm, where you can enjoy wood-fired pizza, cider, seasonal picking, and a charming farm store—all just a short drive away.

You’ll also find great local gems in nearby towns like Mountaindale and Ellenville, offering cozy cafés, craft breweries, vintage shops, and hiking trails. Explore nearby natural wonders like Minnewaska State Park, Sam’s Point Preserve, and the iconic Shawangunk Ridge.

Other Things to Note:
Please make sure your reservation accurately represents the number of people staying on the property. There may be extra per person/per night fees, even after check-in. The base price of the house is based on 6 people. Each person after that is $100 per night.

Pool is opened from May through September weather permitting. Please message us before booking if you're planning to stay and use the pool in mid to late September

We recommend buying travel insurance to the platform or through an outside third-party company. This will further protect your trip if you have to cancel outside of the cancellation window. Please note that every policy is different.
