Vacation Rental Agreement-
This vacation rental contract is a legal agreement between Estes Park Property Management
(also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants”
and “Guests”). This contract is entered into as of the date when the Renters place their
reservation online and the reservation is screened and accepted by the Property Manager. The
Property Manager will notify the Renters when their reservation is accepted.
Full payment is due 30 days prior to check-in and must be received before the lock box code and directions to the vacation rental are released.
Policy:
The Vacation Rental must be left picked up and the departure instructions followed. If there are
difficulties following the departure instructions, the renter should notify the property manager.
Reservation Policy:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1. We will be completely responsible for any and all damages to the property caused by
our negligence.
2. We will notify the owners of any damage upon arrival.
3. We will hold the owners harmless from any and all bodily injury and/or property
damage incurred on the property arising out of our negligent acts or omissions. See
disclaimer below.
4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing
items.
5. Please follow the cancellation policy through the website you booked through.
6. There are no refunds for early departure or no shows.
7. There are no refunds for snow or weather conditions.
8. All rental monies are due 30 days prior to arrival.
9. All trash must be bagged and placed in bear proof trash can or cost of $100 for unbagged trash.
10. We will not hold the owners responsible for any items left after our check out if we get the request
to send items back, we will charge postal costs plus $15 for packaging.
11. Lost keys will incur replacement costs of $50
12. This is not a party house.
13. This is a non-smoking vacation rental.
14. Pets are not allowed in the rental unless property allows dogs or approved by the
property manager.
15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum
stated occupancy.
16. Please check when your check in time is. An early check-in or late checkout is subject to
extra rental charges.
17. The Renter must be 21 years of age to book this vacation rental.
18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of
the cancellation policy.
Lone Pine Vista Condominium Association Rules/ House Rules These rules are intended to promote safety, protect property, and ensure a peaceful living environment for all residents and guests. Safety and Fire Prevention 1. NO OPEN FLAMES No Open-flame grills, charcoal grills, propane grills, smokers, fire pits, outdoor fireplaces, tiki torches, and any other open-flame devices are prohibited. Only electric grills approved for residential use are permitted. 2. NO CANDLES The use of candles or any other open-flame decorative devices is prohibited inside or outside of the unit. 3. NO FIREPLACE USE Due to current fire danger conditions, the fireplace shall not be used until further notice. 4. STORM DOOR All residents are responsible for ensuring that the storm door and windows are secured/ properly closed when not in use. Parking 1. 2. No parking is permitted on the main drive at any time. Each condominium unit is limited to: One vehicle parked inside the garage and One vehicle parked in the unit’s driveway. 3. Additional, or visitor vehicles must park along the street easement areas. 4. Vehicles may not block driveways, garages, sidewalks, mailboxes, or the main access route. 5. Inoperable, abandoned, or unregistered vehicles are not permitted on the property. Noise and Conduct 1. Residents and guests shall be respectful of neighbors and keep noise at reasonable levels at all times. 2. Quiet hours are from 10:00 pm to 7:00 am. 3. Large parties, gatherings, or activities that create excessive noise or disturb neighbors are prohibited. 4. Residents are responsible for the conduct of their guests. Common Areas 1. Common Areas shall be kept clean and free from personal belongings. 2. No storage of furniture, boxes, bicycles or other personal property is permitted in common areas unless specifically authorized on a temporary basis. 3. Residents shall not damage landscaping, common property, or association maintained areas including back and side-yard areas. Pets 1. 2. Pets are prohibited without permission from the owners. If permitted, pets must be under control at all times; pet owners must immediately clean up after the pets; and excessive barking or disruptive pet behavior is not permitted. Trash and Maintenance 1. Trash must be placed in designated containers. 2. Residents and guests shall not leave trash, boxes, furniture, or other items outside of the unit. 3. Residents and guests are responsible for maintaining the unit in a lean and safe condition. Compliance 1. Residents are responsible for ensuring that guests comply with these rules. 2. Violations may result in warnings, fines or other enforcement actions as permitted by law. Thank you for helping maintain a safe, respectful, and enjoyable community for all residents and guests!
We reserve the right to refuse service to anyone and can ask you to leave the property if you are rude/disrespectful or breaking any of these rules. We will not be responsible for accidents or
injury to guests or for loss of their money, jewelry, or valuables of any kind.
Disclaimer:
Renters understand that the Property Manager is not responsible for any personal injury caused
by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice
around the doorways and paths to car, to include the parking area.
And further that the homeowners are not responsible for any personal injury or loss or damage to
tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of
god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove snow around access areas, or any unforeseeable circumstances.
Under no circumstances will tenants or their guests hold the owners of the vacation rental
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
By booking this property you are agreeing to this agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all
conditions stated herein.
