We want all guests to enjoy a peaceful and respectful stay. Please read these rules carefully to ensure a smooth experience.
Respectful Conduct
We reserve the right to refuse accommodation or end a stay if guests are rude or disrespectful toward the host or staff.
Cancellations
We cannot offer refunds for:
• Change of plans
• Weather conditions
• Personal situations
• Medical issues
• Airline delays
• Booking mistakes
For stays beginning within twenty eight days, the reservation is fully non refundable.
Check In and Check Out
• Check in is at 3 pm
• Check out is at 11 am
Early check in and late checkout must be requested in advance. If you stay past 11 am without approval, you will be charged the full next night.
Complaints and Maintenance
If anything is not right, please notify us immediately. By reporting an issue, you agree to allow access for our team to resolve it.
Some repairs depend on contractor availability.
Damages
Please report any damage right away.
Any repair over twelve dollars will be billed.
Guests are responsible for building fines caused by rule violations.
Noise and Neighborhood Respect
This is a quiet residential area.
• Music is allowed outside during the day at a maximum volume of 30
• Quiet hours are from 9 pm to 9 am
• No loud talking, laughing, or music outside during quiet hours
• Music after 9 pm must be inside with doors closed
Violations:
• Neighbor complaint: 500 dollar fine
• Police visit: 3000 dollar fine
Weapons
No weapons of any kind are allowed, except for active law enforcement required by law to carry them.
Drugs and Smoking
No drugs or cannabis on the property, indoors or outdoors.
Fine: 2500 dollars
No smoking inside.
Fine: 500 dollars
Air Conditioning
Florida is humid. The AC must stay on at all times in Auto mode between 68 and 76 F.
Failure to follow this rule may result in a fine.
Cleanliness
This is a private home and does not include daily housekeeping.
Guests must:
• Wash dishes and cookware
• Wipe counters, stove, and oven
• Clean spills
• Empty the fridge and freezer
• Take out all trash and recycling
Trash pickup is early Monday and Thursday. Please place bins at the curb the night before. If bins are left full at checkout, a fifty dollar fee applies.
Pool Heating
Pool heating must be requested in advance.
• Fifty dollars per day
• You will receive a lock code to operate the heater
• Heating takes two to ten hours
Cleaning Supplies
Mop, broom, dustpan, and cleaner are provided.
Laundry detergent is not supplied.
Valuables
We are not responsible for lost or damaged items.
Pets
Pets are not allowed.
Fine: 300 dollars
Fire Safety
No fire pits and no open fires allowed.
Fine: 500 dollars
Visitors and Occupancy
Maximum occupancy is sixteen guests.
All guests must be declared at booking.
Undeclared guests: 150 dollars per day
Visitors must leave by 10 pm.
Visitors staying after 10 pm will be considered an unauthorized party and fined 300 dollars or more.
Prohibited Uses
If you smoke inside, cause damage, throw a party, or bring undeclared guests, a 500 dollar fine will apply.
Purpose of Stay
This home is for short term stays only.
The property may not be used as a permanent residence or for any tenancy claim.
