Great location, just across from the Trade Days. Far enough off the road to be peaceful. The house is amazing, tons of space to have the whole gang. We'll be back, for sure.

Gorgeous Property

Fantastic Ranch Retreat in Hill Country

Exceptional house with cowboy and ranch themes furnishing.on lovely 53 acre ranch. Our neighbors were deer and antelope. Beds and bedrooms we’re comfortable and well furnished. The kitchen was well equipped and spacious. Outside areas were very furnished with great vistas. Conveniently located to many of the best wineries and other attractions in Hill Country. Only drawback was inconsistent Wi-Fi, but that was a very minor issue when you you are enjoying the beauty of this property.

The River House

My family and I had such a wonderful time at The river house! Beautiful views and the house was clean and cozy! The best part about the house is you get privacy and when you are ready to go out there is wineries right down the road! Everything is close by! We definitely will be returning to this beautiful house!

Beautiful home!

Everything was great. The house is super nice. The only issues we had were that we had to replace batteries in multiple tv remotes. And most of the kitchen pans/crockpot we had to clean before using them. Location was great close enough to attractions, and secluded enough for some relaxation!

Nice personal mansion for a weekend!

We had absolutely lovely time at the River House. 3 Families, each in their own bedroom, and a kid in his personal space. The house is perfect and has everything for a comfort stay. Proximity of the river and the size of the lot adds a sense of absolute freedom! There are minor flaws (like noisy AC in the Master Bedroom and squeaky bed in the secondary bedroom), but it is nothing compared to the overall impression we had of our stay. Will be happy to return here not even once!

Riverside House Wine Tour

Great house and good location. However poorly maintained. Gas grill didn't work, ice maker didn't work, microwave didn't work, burnt light bulbs, Security Lights didn't work, trash left in garage, bushes over grown on side walk, Refrigerator leaked water everyday on kitchen floor.

Perfect stay

House was beautiful and fit our family perfectly. Beds were comfy. Kitchen was very nice and grounds were full of deer and butterflies! Close to everything we wanted to do. It’s easy to miss the entrance but use the iron work next door as a landmark.

Peaceful extragant home

The first home we picked was closer to town but the a/c malfunctioned so Vacasa upgraded us to The River House. and it was a definite upgrade! It is beautiful home with huge manicured yard. Master downstairs, two bedrooms up three full baths and 6 bunkbeds. Three families with kids (even 4 legged ones) could easily stay and you would have plenty of privacy. The house and grounds are vast so you can really spread out. The homeowner has plenty of outdoor seating so you dont need to bring your own.It is about 9 miles to town but close to wineries, gas stations so if you came to wine taste you wont have far to go. Keep in mind that Fredricksburg restaurants close up by 9pm so plan accordingly. There is a burn ban so we couldnt use the fire pit. The river bed was dried up but was still fun rock hunting. would definitely rent again

Great home near vineyards

We had such a lovely stay at this home, after finally getting inside. The locks/codes to the front door were not working and we had to call into vascasa. They then had to reach out to their local team to help us get in. It wasted about an hour and our groceries almost ruined, but we finally got inside. Not a good start, but were all just happy to be inside out of the heat. Three families stayed here and it was a perfect setup for us! There is a loft upstairs that has 6 bunk beds. Our 6 girls enjoyed having their own area! There are two bedrooms upstairs and one master downstairs. They were very nice and cool, spacious and comfortable. Everyone family had their own full bath and that was wonderful. The living room and kitchen were a great hang out spot and very spacious. We have stayed in many vrbo homes and I was surprised that there wasn't water or any snacks provided, (and the water filter wasn't working). There were two coffee machines, but no coffee provided. Good thing we brought our own. We made breakfasts in the mornings and the kitchen was well stocked with pans and dishes. The listing states that you can walk down to the river, we didn't end up doing that since it was quite a steep hike down, but it's very beautiful! There are beautiful views from every window. So peaceful and quiet if you need to unplug. The house location was located within minutes to most of the Stonewall vineyards, that was a huge plus! We did ask if we could check out an hour later (at 11:00, instead of 10:00) our last morning since we had such a horrible experience checking in, and they declined. I thought that was distasteful considering our check-in experience. And well knowing it wasn't booked the next day because we had been emailed to see if we would stay another night. Not a big deal- just inconsiderate on their part. But overall we enjoyed the stay, it's a comfortable, lovely home for families.

This was an amazing experience. The house was so clean on arrival and they have anything you could possibly need in the house. It made it really feel like a home away from home. The location was excellent. All those that attended the gatering for my wife's birthday were amazed at the place and the property. It was so quiet and so accomidating for inside and outside activities. What a place!!!!!!!

Texas Wine Country Gem

Great location for wine tasting and not far out of town! Loved the River House, felt very Texas with its decor and the ranch with the cattle and abundant wildlife was a very relaxing stay! Will most certainly return to stay again! Beautiful home!

River House

It was great, everyone liked it and it wa perfect for our family, 3 couples and a two year old. It is better than the pictures. The kitchen was well stocked and we liked being out of town but close enough that it was no issue going in to town.

River House

We had a great time with our family at this house. The kitchen was great and accommodated all of us very well. However, my son ordered a pay per view event and we were unable to view it because the internet was way too slow. We attempted to reset the router per the instructions texted to us from Vicasa, but it did not work. Whoever we were texting just went silent and offered no more help. We spent hours trying to get this set up and wasted so much time. We also ran out of hot water early on. We would probably consider staying here again if both issues were fixed.
