Don't Overlook this One! The View belongs to You!

  • Stunningly designed Cottage on a private corner of a historic 108 acre farm. Situated on a scenic bluff overlooking the Shenandoah River and Blue Ridge Mountains this 'cottage' has a stone fireplace and wood beamed ceilings through the main floor. In addition to three covered porches (including one with a Hot Tub) there is a 34' second floor deck overlooking the river. Let's hear from our guests: "Wonderful birthday stay! Not our first time with Rolling River and hopefully not our last. Can't say enought about the location, comfort and amenities. Always make a lot of memories and look forward to coming back. Greatly appreciate the unique stays that the O'Reilly family has worked so hard to let us enjoy."

    The main floor master suite has a king size bed, small sitting area and private full bath. On the second floor are two bedrooms: one has a queen bed and sitting area, and the second has two full size beds. There is a shared full bath, with a shower and deep, claw foot, soaker tub. There is access to the large upper deck, where there is seating for the whole gang, as well as an umbrella to keep things shady when necessary!

    The kitchen is fully equipped with Kitchenaid, Blender, knife set, pots/pans, spices, serving platters (including a turkey platter for the holidays). The four barstools make it easy for the sous-chef to stay close and do all the peeling and chopping you need. The dining table seats 8 comfortably.

    At river level, there is a multi-level deck (to be noted, the walk down the hill is a bit steep and there are 40+ steps to the deck) and floating dock right on the water. Perfect for boating fishing, swimming or just enjoying the sun and water.

    The Overlook Cottage is a pet friendly property, so no need to leave your furry friends at home. A $25 fee per per/per night applies, payable directly to management on arrival.



    There are numerous restaurants, shops, golf courses, wineries, National Parks (Skyline Drive, Shenandoah National Park, George Washington National Forest), hiking trails (Appalachian Trail), battlefields etc are literally ten to twenty minutes away. Then, of course- best of all, your own piece the Shenandoah River!

    Please Note: We do not allow any events at the Overlook and we do have a rental agreement for our guests.

Absolutely loved our stay at this charming cottage on the Shenandoah River! The location is unbeatable — peaceful, scenic, and just steps from the water. Wonderful Property

We had a great experience staying at this beautiful cottage overlooking the river. The hosts were responsive and even provided a guide for the area before arrival. Great touches from wood for the fire pit and condiments in the kitchen that made us feel right at home for a very small weekend away to celebrate my 40th bday.

The Overlook was the ideal spot for our annual mountain getaway. My family said I really nailed it this year! The cottage was gorgeous and had everything we could possibly need. We loved having so many different spaces, both indoors and outdoors, to unwind and soak in the beauty of the location. The river views were absolutely breathtaking. The setting is peaceful and private, yet still just a short drive from town and the National Park. The house is stocked with books, games, and puzzles, perfect for family time. I can't say enough good things about the house, the location, and our entire experience.

Weekend Getaway

Our family went up for a weekend getaway to visit our daughter at Shenandoah University. The property was beautiful and the house was perfect for us. We enjoyed the hot tub, playing cards and talking by the fireplace. Thank you for having us we had a wonderful time!

If you want to unwind and reset this is the place to be. Beautiful home and property. Well stocked with top of the line things. Most restful vacation ever. Great small town. Lots to do or just relax.

Great place!

We loved our stay here. Came here to escape DC. Very easy to get to. Still close to civilization but still feels remote on the property. 20 minutes from Skyline Drive.

Beautiful house and an even better location.

Everything in the house is incredible and the outdoor space is just as good with an awesome view from the hot tub, porch, and fire pit plus the dock and patio area on the river is perfect. Would recommend to anyone interested!

Fantastic getaway

We had such a lovely time at the Overlook. The home was beautiful and every detail carefully considered. The fishing was excellent and the river was so calm that kayaking was a breeze. Grace was super easy to get in touch with anytime we had questions. We would definitely stay here again.

Great place to relax and unwind

We had a wonderful Memorial Day weekend stay at the Overlook Cottage!!!! It is such a relaxing and beautiful location. The cottage is so clean and well furnished, you just need to stock up on groceries before you get there so you don't have to leave!!!! We will definitely be back and recommend this place to anyone looking for a relaxing place to unwind. :)

Beautiful views and home!

Sean and Frank were great hosts. Everything we needed was there, including games and comfortable beds. The house is the perfect distance from DC for a quick weekend getaway and the views were amazing. My friends and I hope to make an annual visit. No complaints!

Beautiful views, beautiful home!

My friends and I stayed here for a long weekend in August. The house was beautiful and the layout made spending time together effortless. We enjoyed the proximity of the local wineries and using the kayaks on the river. The road getting to the house was on the narrow and winding side but we didn't have any issues. Thank you again for a great time, we all agreed we would definitely stay again!

Incredible place to relax

Wow! Very well appointed cottage with everything we needed for a home away from home. My kids and I really enjoyed everything about this home - from the hot tub to the kayaks to the kitchen with spices and condiments and games to the fire pits and outdoor seating for the beautiful views, this place was everything we needed to connect as a family. Thank you Frank for sharing this little piece of heaven!

FANTASTIC!

This is a real Get Away From It All! It’s as beautiful as the photos show. Grace & Frank are responsive & accommodating. The house has everything you’ll need & the ease of check-in & out makes this like staying in a hotel but better. Ask them about their other properties, which are no less fantastic. Wonderful Private Location

We had a wonderful week at this house close to the Shenandoah National Park ... The property is very private, with amazing views of the Shenandoah river. The house was immaculate upon our arrival, and everything that you may need was available, specially the kitchen! While the walk to the river is quite steep, access to kajaks, and fishing made it so much fun. It was great to sit in the outdoor area at night, and in the morning with a cup of coffee in your hands. Grace was always available when we had questions. Overall, a great experience!

Great place for a relaxing getaway

Overall this was a great place for a getaway with my husband! The cottage is very well done. It's incredibly clean, well stocked, and the furnishings and supplies are quite nice. The view is absolutely gorgeous and very peaceful. The "downsides" were that a bridge is under construction until late 2025 in the area so it takes longer to get to any stores. The last 5 minutes to the property are complete gravel roads and the very last part is a little steep. It's secluded but there is a house next door. It's not close but you can see it. The outdoor cushions on the patio needed to be replaced; we just put towels over them to sit. The grass needed to be cut. And there were a tremendous number of stink bugs. Given the location being in nature, not sure what could be done about those but there were a lot. It may have just been the season, we were there in late September.

River friends!

Our group of friends had our annual gathering at The Overlook and it was wonderful! Everything was so clean and well maintained and the views were gorgeous. Grace was so communicative, a tree had fallen blocking us in and they were able to quickly remove it because Grace quickly answered. We drove down the hill to the river every day and parked at the top of the stairs (which are not for the faint of heart or anyone who has mobility issues) and then we took a bunch of tubes tied them together and anchored in the middle of the river. At night we would have dinner in town which was seriously 10 minutes away, which you would never know by how secluded you feel. We do have a pro tip, if the bedrooms downstairs are freezing and the ones upstairs super hot, close the registers on the first floor, and move the furniture off the ones upstairs by an inch (i.e. a side table), it made a WORLD of difference. Otherwise, it was such a good time and we would def reccomend this place to stay.

Comfort, beauty, ahhhh

This comfortable cabin is somehow away from it all yet still just 10 minutes from groceries and restaurants. Our family of four (two elementary-age boys) spent most of our time outside either on the property, on Skyline Drive hikes, or at nearby parks. When inside, the large selection of board games kept us entertained, and when it was time for screens the WiFi and internet service easily supported us. The recent-model washer and dryer helped us out and we appreciated that detergent was provided. The kitchen was properly equipped and there were a number of spices available. The only drawback is the road to get there. Rest assured it is mostly paved or reasonable gravel, but the half-mile along the river is single-lane width in parts and riddled with potholes and rocks. We happened to rent a small SUV so it was fine, but be advised — a small car or sedan might not be well-suited for this location. We very much enjoyed our stay and would definitely book again if we visit the area again! Thanks!

Holiday Family Get-away

We found the Overlook when seeking a pet-friendly, well-appointed property to spend the week between Christmas and New Years with our family. With plans for baking, cooking, board games and relaxation this house was absolutely perfect. The kitchen has everything! We all enjoyed the home, vista and property. Every kind of seating you can imagine outside has been thought of--covered porch, open air terrace, expansive deck and rockers on the front porch. The outdoor hot-tub was new, clean, perfect for 3 at a time. We used it every day! When there was an issue with it the property manager responded immediately and it was fixed. We have stayed in a lot of VRBO properties and this by far was the best: Wonderful family who own and manage the property. Truly wanted to make sure we had the best possible experience. The dishwasher stopped working on New Years Eve and before we knew it the owner and his son came and installed a new one so we could keep cooking. WOW! The view of the Shenandoah in the winter was stunning. Light pours in through the abundant windows. We enjoyed two seating areas (upstairs and down) and the gas fireplace that came on with the touch of a switch. We did use the outside firepit and would have used the propane fire pit (it worked) if we hadn't been so cozy inside. The upstairs 36 ft deck is incredible. Beautiful, serene meadow to walk in and only 10 to 15 mins from stores, restaurants and starbucks. 5 stars all the way for a winter getaway.
