Property largely met expectations and pictures matched the actual set up, furnishings, etc. It's directly across the street from the river, but you have to walk down the road a little ways to access it. The access point has some parking for others who want to swim and hang out on the rocks. There were people there almost every day, but it was not crowded. The river is fun and has some neat shoots, so bring tubes and make a day of it. The teenage kids liked tubing, laying out on the rocks and exploring the river. The yard of this property is a work in progress and there wasn't much use for it. They had planted grass and were watering it on a timer. We got a burning permit per the instructions on the Pinkham Property Rentals Website, but never found a fire pit to use. Though there was chopped up wood on property, which I don't think they want you to use. There is no dishwasher, so be prepared to wash dishes, or bring paper products to dispose of. The transfer station license was missing, so we had to drive our trash and recyclables to the Pinkham Rental Office dumpster a few times. Not a big deal. We could not locate a hair dryer, or a dustpan for the broom. There was an ant issue on the counters in the kitchen. There is an icemaker in the fridge. There is a gas/propane grill which is in good shape/on the newer side. Be careful when turning it on, as there doesn't seem to be a drip pan under the grill and the propane tank was covered in grease. The property has a built in wall AC until downstairs. So the downstairs can get downright cold, while the upstairs is hot. The upstairs shower can only really accommodate a child, the sprayer is so low. The downstairs shower is normal height and there is a terrific outdoor shower for the warmer months. You have to turn on the water from the basement. There aren't much in the way of board games, so bring your own. We bought a few puzzles that we did on rainy days and left them as a donation to future guests. There is WiFi and streaming video services in the house, downstairs and upstairs. We did find some water in the basement. It's no surprise given the brook behind the house, river across the street, etc. They have a sump pump, so they are clearly aware of it. In general, it was a very good stay. I would say it lacks some of the nice touches/charm you get when you stay with an owner-operated property. This was operated by a rental company.
