A beach path sits a short walk down the street from 118 Charleston IOP Beachhouse, on the south end of Isle of Palms near Breach Inlet. Chairs, umbrellas, and a beach wagon are already in the house, so getting down to the sand for the day takes one easy trip.

Inside, the main living area is bright and breezy, with a wall of windows, soft coastal blues, and a fireplace as the centerpiece of the room. It flows into a kitchen built for real cooking: a big island with seating, a professional-style range, and a separate beverage bar that keeps drinks and snacks out of the cook's way. A long dining table pulls the whole group together at dinner.

Most of the day, though, happens outside. Two covered decks run across the back of the house, each with lounge seating and an outdoor dining table, so breakfast, lunch, and late dinners all have a shaded spot. Below, the elevated pool is lined with loungers for long afternoons. A spiral staircase climbs to the rooftop deck, where the view opens up across the island and the sky puts on a show at sunset.

Seven bedrooms give everyone a door to close. The primary and three more bedrooms have king beds, another has a queen, and two rooms each hold a pair of twins, which works well for kids or friends who'd rather not share. Six bedrooms have their own ensuite bathroom, and a half bath covers everyone else. A desk nook handles the occasional work call, and the laundry room's washer and dryer keep towels and swimsuits in rotation.

Front Beach and Isle of Palms County Park are a few minutes up the island, with shops, casual restaurants, and a long stretch of open sand. Boat rentals and dolphin tours head out from the IOP Marina. Cross the bridge over Breach Inlet and you're on Sullivan's Island, where Middle Street's laid-back restaurants are an easy evening out. Shem Creek's waterfront docks in Mount Pleasant and the historic streets of downtown Charleston are both a short drive away.

- City Ordinances prohibit house parties, weddings, or receptions to take place at a licensed vacation rental property. If a house party, wedding, or reception takes place in a licensed vacation rental property, all guests will be required to immediately vacate.
- You must be 25 years or older to book this home.
- Please note that Early Check-In (ECI) and Late Check-Out (LCO) services are not available from May to September.
- The pool can be heated or cooled for $500 +tax per 7 day reservation with 24 hrs notice, as long as the average outside temperature is over 55F.
- Guests must supply their own beach towels.
- The home comes with 10 beach chairs, a beach wagon and 4 beach umbrellas.. In addition, all reservations between 4-28 nights come with a $250 beach gear credit with VaykGear.com. Guests will be able to reserve gear after booking.
- Unfortunately, pets and ESAs are not allowed in this home. If undisclosed animals are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Fireplaces are not for guest use.
- Please note that due to natural coastal conditions, beach areas may experience periodic erosion that can affect shoreline size and accessibility. During periods of high tide, portions of the beach—or the entire beach—may be temporarily inaccessible. We are not able to guarantee identical beach conditions for future stays, and refunds or relocations will not be available due to these natural changes.
- While we do our best to communicate any known work within Wild Dunes or nearby beach projects, many homes are privately owned and we are not always notified of surrounding activity. As a result, we are unable to guarantee a disruption-free environment or offer relocation for any unforeseen construction.
- An elevator is available for guest use; however, as with any mechanical system, occasional maintenance may be required and availability cannot be guaranteed during your stay.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
