**Please note that when you reserve this property, you are consenting to comply with all the regulations and guidelines specified in the listing details. Failure to adhere to these rules will lead to a penalty of $500.00, which will be debited from the credit card used for the booking.



POLICIES:
▻ Early Check-In - If booking for today, we will have to check with our cleaning staff if we can accommodate the request. If booking for a future date, we will do our best to provide an early check-in, but the only way to guarantee one is to book the night before as well (if it is available)
▻ Luggage Drop - We can try to accommodate a luggage drop 30 minutes after the check-out time as long as we can work with the potential current guests and cleaners. Please remind us on the morning of your arrival.
▻ Late Check Out - If you inform us the day before, WE MAY be able to accommodate a late check-out up to 12 PM, but the only way to guarantee a late check-out is to book the night after. Late checkouts without advance notice will result in a fee of $50 per hour, and if you check out at 12 PM or later, you will be charged for a whole additional night.
▻ Package Delivery - We do NOT guarantee the package can be retrieved from the mailbox or that it will arrive safely. We recommend sending packages to a local pick-up spot instead or requesting the carrier to deliver to the front doorstep (if you need to send to the home).
▻ Pet Policy - This unit is Pet Friendly, but we do ask for a $100 non-refundable Pet Fee with an additional $50 for each extra pet. The Pet fee goes towards deep cleaning the property.
▻ Extra People - You can bring extra guests into the home as long as it is not for a party, no damage is done to the home, and you abide by the home rules
▻ Third-Party Bookings - We cannot accept bookings made on behalf of someone else.
▻ Mail Back Service - If you forget something, we can mail it back for a $50 fee (as long as it’s not an oversized item)
▻ Cancellation - To receive a full refund, you must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in. If you cancel 14 or more days before check-in but not within 48 hours of booking, you’ll receive a refund of 50% for all nights. If you cancel between 7 and 14 days before check-in, you’ll receive a refund of 50% for all nights. If you cancel after that, you'll have to pay 100% for all nights.

I didn’t even get to stay at the property, My check in was at 3pm. After waiting all day I didn’t get to get in contact with them till 5 PM!!! & I had to call vrbo customer service JUST to get in contact with the host! Than she lied on the phone saying she texted me back DIDN’T text me, remind you i was waiting for 2 HOURS & than said we came to conclusions that I said i was going to cancel the reservation!! THIS was my first time hearing of us AFTR waiting 2 hours! So yea I don’t recommend, the communication is not there, the professionalism is terrible, & I DO NOT recommend!!

The house was very clean and nicely decorated. The street had quite a bit of traffic, but it remained very quiet inside the house. I was there on business and the house was within a few blocks of where I was working. I veey much enjoyed my stay there.

Overall, this was a nice place to stay and the photos matched what the place looked like. Very close to all the action! It worked for what my family needed for our visit! Small issues: I know there is no helping who the neighbors are. When we got there on Friday the next door neighbor was yelling and cussing at either his dog or his wife… not sure which. This neighbor also woke us up Saturday morning doing the same thing. Not a huge deal if it was just me and my husband but we had our 5 and 3 year old with us. Other minor issue, when we went to sleep in the master bed it looked like the fitted sheet had not been cleaned. The other beds were fine. So I kind of wonder if this may have just got bundled in the dryer and lint or something just got caught in it. We ended up just sleeping on the flat sheet.

Really a nice little place but sandwiched between two very undesirable kind of homes. Conveniently located to all the Gray stuff in the Highlands and off Baxter the really nice areas but still a little bit too far away to feel comfortable. Not NULU That is in my humble opinion. Otherwise, the owners or hosts are amazing. Everything was great. We had no issues or problems just a little turned off by the local area.

The location was great for access to the Nulu area: restaurants, breweries and shops. I would say almost ideal for brewery lovers that want to enjoy a convenient neighborhood location to a local brewery spot. Parking on street was simple. The neighbors were a bit noisy and sitting directly on the front porch of the property when we checked in. Also a neighbor was up all night shoveling rock in the back alley for some reason. Some additional things to consider before booking include: 1. Day of access instructions included a link to a video on how to unlock the property and the link did not work 2. Property management company does not have a secure way to upload confidential documents such as photo IDs 3. Musty aroma of the property hits you in the face as soon as you open the door. If you have allergies beware - the smell of the property kept me up most of the night and caused congestion 4. The price point is very high for what you get. Overall it seems to be a DIY rehab property - nothing wrong but not quite as good as the photos make it out to be in the end.

This property is an older, small home located in a local's neighborhood. We loved having a grill and a backyard, though there were some boisterous neighbors from time to time. Great and clean beds and awesome shower. Some spices available in the kitchen, which was nice. Recent remodeling made for nice clean bedrooms and bathrooms. Because it is an older home in a humid climate, though, the forced air heating and cooling was a bit dusty and caused some allergies for us (made worse, I'm sure, by the fall weather). The host was incredibly kind and responsive- even nice enough to bring us an air filter to help with the dust in the air. It was about 1/2 mile walk to NuLu where there are some awesome restaurants, and a little over a mile to downtown and the convention center where we had business meetings. Also a close walk to U of L hospital system.

The property is absolutely beautiful! I was shocked at how close we were to everything.Most things were walking distance! The host was very helpful and patient through the entire check in process even though I didn’t arrive until 2AM. I would choose this property for every single one of my trips if I could.

The pros of the house are : located close to great restaurants and activities, clean and updated. The cons are the house is located in a transitional neighborhood. We did have someone knock on our door at 2:30 at night asking for money. They left and had no other issues with our stay. We also had issues with the back gate lock. We reported the problem and were told handyman would fix when in the area.

We used the property as our base of operations while we enjoyed the KY Bourbon Trail. It is a great place to explore everything in NULU and Downtown and only requires a short Uber ride to get back to the location (very convenient). The location during our stay had a few noisy neighbors in the evening but it didn't deter us from sleeping. The property had everything as described and the communication with the property manager was excellent. This was by far the most communicative property management that I have encountered and it is very much appreciated.

The listing and photos do no justice. This cute, clean, peaceful and tastefully decorated rental property was exactly what we needed. The hosts was welcoming and the property had everything you could need including a serene backyard getaway. Very hospitable service and relaxing stay. We came up for the National Farm Machinery Show. The property was very close to the Expo Center, which made it very nice for quick travel to the Show. The house was super nice and clean. The property manger was awesome and quick to respond to any of my questions. We will definitely try to stay in the House again when we come back.
