1. Check-in/Check-out Times: Check-in is after 4 PM, and check-out is before 11 AM. Late check-out results in a $500 fee.

2. Age Requirement: The individual making the reservation is considered the primary guest and must be at least 21 years old.

3. Guest Limitations: Only registered guests are allowed on the property. Unauthorized guests, parties, or events will result in fines and eviction.

4. Occupancy Rules: Each room has a standard and a maximum occupancy, which may differ. Any guests beyond the standard occupancy will incur an additional fee. The website will automatically apply this fee if your booking exceeds the standard occupancy. For more details, feel free to contact us.

5. Noise Policy: Quiet hours are from 9 PM to 8 AM. Keep noise levels under 50 dBA at all times to avoid fines and possible eviction.

This is a beautiful building in a beautiful location, however, the unit was not as well maintained as it had been in the past. There was no drain plug for the tub which made it unusable, and was a major reason why

Our visit consisted of not having WI-FI for several days, air conditioner was not operable during that time also. And we had a massive downpour from the ceiling that filled a 30 gallon tub. Communication on all of these issues were not attended to as they described in their customer service. They were basically unresponsive to our issues. Instead of moving us to a new place in the building we lived with the dripping water for 2 full nights and it wasn’t until i spoke to one of the maintenance guys on my own that they finally came and removed the water (on our last night). If we had not taken care of it they would have had so much damage on their floor and down their steps.I honestly think, now, that AI was communicating with us most of the time by text with the issues. They were inconsiderate and incompetent. What was to be a relaxing time with my sister turned out to be a bit of a nightmare.

There were active roaches in the kitchen on our first day. We contacted the host about the roaches and asked to be relocated to another unit or property. My request was denied. Maintenance came out, saw the roaches and sprayed some Raid. I called the host again because the roaches were still All Over The Kitchen! This time the host asked for proof (pics). What?? The roaches started making their way to the lower level bedroom and bathroom. Our unit was adjacent to the garbage shoot was looked to be in horrible condition.There were No kitchen towels at all.The kitchen knives were mostly broken.The unit's hot water in all faucets got EXTREMELY HOT. A child could easily get burned.The dishwasher did not clean the dishes.The heating system did not work. We all slept in the cold and became sick.There were unsightly unfinished wall and ceiling repairs.There was a outside door to the property that was not secure. The front door to the unit was not very secure.There were cigarette burns on the furniture.I requested batteries for dead tv remote controls. They arrived close to our check out date.There was supposed to be 5 bar stools, there were only 2.There are so many things wrong with this unit, it's disgusting and exhausting. This property was horrible!

The exterior of the building could use some work. Parking is a bit tight. The condo itself was nice with good views but there are some issues that need addressed. The downstairs bedroom had a curtain on the wall covering a window at one time that got ripped out and was never fixed/replaced. The curtain is definitely needed because there is a light in the hallway that shines through all night even with the blind. Location is great, with light traffic we were minutes away from the beach, downtown, and multiple restaurants. The first night we had trouble connecting to the internet but a quick call to the help line and it was resolved. The entry door from the lower garage only worked about 25% of the time so we had to use the front entrance a lot. The pool was nice but needed more water in it so the filter could run properly.

We had no electric in half the unit for 3 days there sparks were flying out of electrical box . Water was leaking from ceiling into electrical box They kept saying someone was coming and no one did we waited til 11 pm each night. Because they said they would be there by 11 pm. We had no wash clothes we kept calling no one cared and no one brought us any toilet paper. The dishwasher did not work and the irons were broken.and NO AIr CONDITIONING I will NEVER book through VRBO again if this is not rectified. We want a full refund

The unit seemed generally rundown and neglected, as well as haphazardly turned between bookings: Bedsheets not changed from previous guests; obvious dirt on ledges, sills, and baseboards; mildew in the showers; peeling paint; severely damaged floors; stained pillows; tattered, dented, and otherwise badly worn furniture. Some electrical outlets were protruding from the wall and the floor. The elevators malfunctioned multiple times during our stay. At one point, after being told by Roami that the issue had been resolved (note, at no point was an “out of order” signed posted), one of the elevators opened partially stuck between floors. This seemed unsafe, so my elderly father and I instead took several flights of stairs — which were filthy and had actual trash obstructing the the way. The property has been hastily rebranded from Sextant Stays to “Roami”, with various details overlooked or left unfinished. Conflicting information was given about parking (assigned vs FCFS); wifi network name and password; and check-out procedures. It seems minimal effort and cost is going into running and maintaining this property. To Roami’s credit, its management was friendly and responded promptly to the issues of dirty bedsheets and broken elevators. In the end, they issued a $100 refund of the total booking cost — a paltry courtesy for a company reporting ~$40 million per year in revenue.

The property is in a quiet residential area, with 2 parking garages, a small pool & a gym. Check in is done online & you have codes to enter as opposed to keys. Personally I like this as its not possible to lose keys if you dont have any! But be prepared if you are tech - phobic. Its not a hard process by any means, but if its not your thing then just be aware. I had a few queries before arriving, & my emails were responded to very quickly, and efficiently. Very impressed with this, as I have stayed places where its very hard to get hold of the hosts. The property we stayed in had a 2 bed 1 bath mezzanine level above the open plan living / kitchen area, and 1 bedroom, balcony & separate shower room on the same level as the living area. There was also a washing machine & dryer, & another balcony facing East. The kitchen was well supplied, cooker, fridge freezer, dishwasher, coffee machine & toaster, as well as the usual kitchen implements. All in good working order. The large wifi enabled screen on the wall gave plenty of useful information, including local restaurants that delivered, which was really useful on the evening we arrived from the UK & didnt want to cook or go out. The beds were comfortable, the included shower gel etc good quality. If I had to give any negative feedback it would be the noise of the aircon unit situated next to the downstairs bedroom. I am reticent to do so as, being from the UK, we rarely have aircon in our homes so unsure if it is normal!

Overall nice property, great location, and beautiful view. The property looked just like the photos— so that’s a plus! But it could been maintained better and it was not well cleaned. We found hair in the rugs, all on the couch and scattered about the floor and trash and remnants of spilled drinks all across the balcony.

First we got there and the condo was at 85 degrees and the air conditioner didn't work. We have a 1 year and 3 year old that were sweating. We got ahold of them and they said they would send someone but after an hour and half and no one showed up I called again and that's when it all went down hill. They stopped answering their phones and gave no update. They didn't even seem to call a maitenance person. After 4 hours of waiting someone finally came out and fixed it. The next day it broke again, this happened several times. The place is not taken care of at all, the trash. in the hallway made it unbearable to walk through. I would not recommend staying here, there are better options on the water.

This location is a nice location far enough away from the crazy tourist scene but close enough to get to South Beach and Downtown. There are a number of grocery stores and restaurants nearby. The place is clean, the beds are comfortable and there are plenty of soaps, towels, toilet paper and cookware/utensils available. Limited options for TV (use your own Netflix, Amazon accounts -- Sling was not available in this unit). The hallways and floors could be more clean (be sure to wear shoes/slippers at all times). Nice views of Biscayne Bay as shown in pictures. I would stay here again. For the most part it feels like home away from home.

We absolutely loved the condo. It was very clean and had everything we needed. Only two complaints. The downstairs bedroom could use black out curtains. The fire exit light in the hallway shines right into the room. It would help to have black out curtains to keep that light from shining in the room all night. Also, the sheer curtains upstairs would be nice if they were also black out curtains. That is the only complaint. Loved the spacious layout.

First the positive is the view, well stocked kitchen, and free parking. Negatives: very dirty, dog barking next door, noise like someone moving furniture above, stains on couch, chunks of tile floor out, small and hard to park in garage. Overall you can tell this is a rental that really needs some TLC.
