When this ever-popular ocean view corner duplex becomes available, it’s a rare opportunity you won’t want to miss. This 3BR/2BA ground-floor residence is ideally situated just moments from local favorites including the 34th Street beach break and boardwalk, markets, eateries, shops, and the Newport Pier—all easily accessible by foot or bike.
LIVING & DINING AREAS:
The comfortable living space features a sofa and loveseat with additional side seating, centered around a TV with streaming and live channel capabilities. Sliding glass doors open to the front patio, creating a seamless indoor-outdoor flow. The adjacent dining area includes a table with seating for six, along with barstool seating at the nearby kitchen counter.
BEDROOMS:
- Guest Room 1: Queen bed
- Guest Room 2: Queen bed
- Guest Room 3: King bed, TV with streaming and live channels, and en-suite bathroom
BATHROOMS:
- Hallway Bathroom: Tub/shower combination with access door to the side walkway
- En-Suite Bathroom: Step-in shower
OUTDOOR SPACES:
The front patio offers a welcoming outdoor setting with a dining table for six, market umbrella, propane gas BBQ grill, and ocean views—perfect for relaxing and entertaining.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for easy meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.). Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence, including all interior spaces and the front patio. The second floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: Two twin trifold floor mats with extra linens and pillows are provided and are best suited for children. Twin rollaway beds can be rented instead of the mats by making advance arrangements to ensure availability and delivery prior to arrival.
Laundry: Shared coin-operated laundry facilities are located in the laundry room along the side walkway. Guests must bring their own laundry supplies and quarters.
Parking: One small single carport space is provided, accommodating compact to mid-size vehicles only (78" H x 95.5" W). Additional neighborhood street parking is available (metered and non-metered).
Pets: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Recreation Gear Rentals: Additional beach gear or recreational equipment are available for rent from the management at very reasonable rates for our guests, including large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
