Festival Resort offers the perfect blend of serenity and convenience, just minutes from Orlando’s world-famous attractions. Located off Ronald Reagan Parkway and Champions Gate Blvd., guests enjoy quick access to Disney World, Universal Studios, SeaWorld, Legoland, and championship golf courses. Champions Gate downtown is nearby, providing grocery stores, restaurants, and more. The resort itself features a vibrant downtown with an arcade, fitness center, heated resort-style pool, private cabanas, kids’ water park, beach volleyball, and a mini-golf course.



Step into this beautifully designed townhome, where modern elegance meets ultimate comfort. The main floor welcomes you with an open-plan living and dining area, a fully equipped kitchen ready for gourmet meals, and a cozy Master Bedroom with a Queen bed and ensuite bathroom. A convenient half-bathroom and laundry facilities complete the setup. Outside, the screened lanai and private pool provide a serene space for relaxation or fun under the sun.



On the second floor, the Master Bedroom boasts a plush King bed, a work desk, and a luxurious ensuite bathroom. A themed bedroom with sports-inspired decor and twin-over-twin bunk beds add a playful touch, offering an ensuite bathroom. A fourth bedroom features another bunk bed and a twin bed for extra sleeping space, while the final bedroom offers a Queen bed and ensuite for added privacy.



Our home is professionally cleaned and sanitized to the highest standards. High-touch surfaces are meticulously disinfected, and fresh amenities such as new toilet paper, paper towels, and hand soap are provided for your convenience upon arrival. Bathrooms and kitchen surfaces are treated with professional disinfectants, and all linens are washed with bleach and soap and dried at high temperatures. Our cleaning team uses gloves and masks during the entire cleaning process, and a pre-arrival inspection ensures that all high-touch surfaces are sanitized once more. Every detail is attended to so that you can relax and enjoy a safe and comfortable stay.

* We charge a refundable damage deposit of $200. This will be processed 2 days prior to your check-in date. The deposit will be fully refunded to you within 3 business days after your checkout, provided there are no damages or violations during your stay.



Guest Access:

You’ll have full, private access to the entire Townhouse during your stay. That includes all 5 bedrooms, 4.5 bathrooms, a fully equipped kitchen, in-unit washer and dryer, and everything else you need to feel at home. No shared spaces, just your group.



We respect your privacy and are committed to ensuring you have a relaxing and enjoyable stay. While we won’t be on-site, we’re just a message or phone call away, and our office is available from 8am until 9pm to assist you with any questions or concerns.



We keep it easy and contactless: check-in and check-out are fully remote, so there’s no need to meet anyone or wait around. Due to the nature of our online business, a pre-check-in process is required immediately after booking. This process is completed through our Guest App, where you will e-sign a rental agreement and submit your check-in information, including a photo ID and a selfie for security purposes. Once the Verification Form is fulfilled, you will be ready to receive, two days prior arrival, the gate code, door code, and directions so you can head straight in, no front desk, no delays.

Plus, with Tampa's incredible clear water beaches just an hour away, guests can enjoy the ultimate Florida vacation.



Enclaves at Festival Resort features the Downtown Festival area that consists of an arcade, fitness center, resort-style heated swimming pool, private cabanas, kids waterpark, beach volleyball court, and a putt golf course.



Getting Around:

Our rental is conveniently situated close to Orlando's world-famous attractions. Walt Disney World is just a short drive away, making it easy to immerse yourself in the magic of Disney. Universal Studios, SeaWorld, and other popular destinations are also within easy reach.



For your convenience, having a car is recommended to explore the area at your own pace. Rental cars are readily available at the airport and throughout the city. Ride-sharing services like Uber and Lyft are also widely used and offer flexible transportation options.



The resort is located near major highways, providing easy access to shopping centers, restaurants, and entertainment venues. Whether you're heading to theme parks, shopping outlets, or exploring local gems, getting around is straightforward and convenient.

Looking to enhance your stay? We offer BBQ grills, pool heaters, jacuzzi heaters, baby cribs, high chairs, strollers, rollaway beds, and Pack ’n Plays for your convenience. These extras are available for an additional fee and are not included in your reservation total. If you'd like to add any of them, just let us know—we’ll be happy to arrange everything for you!



✦ What We Provide:

Your rental comes with fresh linens, towels (1 bath + 1 hand towel per person), bath rugs, a hair dryer, and a starter set of toiletries and essentials—like shampoo, soap, toilet paper, 3 kitchen trash bags, dish soap, sponge, laundry detergent, and more. After the initial supply, you’ll need to restock items as needed. A washer and dryer are available for your use.

Washcloths and pool towels are not provided—feel free to bring your own. For safety reasons, we do not supply salt, pepper, or any open food items.



✦ Pet Policy:

We kindly ask that guests do not bring pets, as our properties are not pet-friendly. If you are traveling with a service animal, please reach out to our Reservations Department before your arrival—we’ll be happy to assist you with the registration process and ensure everything is prepared for your stay.

✦ Refundable Damage Deposit:

A refundable damage deposit will be held on your payment method 2 days before arrival as a precaution. It will be fully refunded within 48 hours after check-out, provided no damages are reported.
