The area is quiet and relaxing, an ideal place to stay in close contact with nature but at the same time not far from Perugia. The accommodation enjoys every comfort and all the main services are just a few minutes away by car. The accommodation consists of a living room with kitchenette, a bedroom, bathroom and garden.

The internal space is organized as follows:

- LIVING ROOM with double sofa bed, 32" TV and access to the garden;

- KITCHENETTE with dining area with table and chairs, gas hob, fridge, coffee machine, dishwasher, electric kettle, oven, microwave, toaster, kitchen utensils and wine glasses;

- BEDROOM I with double bed, bedside tables, armchair, wardrobe, chest of drawers;

- FULL BATHROOM with raised shower cubicle, sink, bidet, washing machine and WC;

- PATIO/GARDEN equipped with table, chairs and deckchairs;

- CLOSET.

FURTHER SERVICES AVAILABLE TO GUESTS: UNLIMITED WIFI, independent entrance, independent heating, mosquito nets, clothes rack, drying rack, iron and ironing board, alarm clock, hairdryer.

Towels and bed linen included (with optional changes for a fee).

N.B.: the keys to the entrance door are located inside a safety deposit box that opens with a code, which will be provided upon check-in.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 of 6.10.2022).

Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings

Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.

According to Italian law, all identity documents of the guests must be exhibited on arrival.

In order to provide you a smooth process of check in, please advise your Key Holder in advance your approximate time of arrival.

We can't check you in after 01:30.

Perugia is the capital of Umbria and a city famous for places of interest such as the Cathedral of San Lorenzo and the Fontana Maggiore (one of the most famous in Italy), the Palazzo dei Priori, the Sala Notari, the Galleria Nazionale and Rocca Paolina (and its underground). If you are passing through this beautiful region, a visit to Assisi and the Basilica of the same name, to the medieval town of Gubbio and the characteristic Todi, to the municipality of Montefalco renowned for its vineyards and to the city of Foligno (renowned for its historical re-enactments and the Quintana joust) is not to be missed.



The accommodation is located in Ponte Rio, a hamlet of Perugia, in the Umbrian hilly countryside, in an extremely quiet and relaxing area, in close contact with nature. The center of Perugia is 900 meters from the accommodation and can be reached in about 20 minutes by bus (bus stop 2 minutes walk from the house) or in 4 minutes by car.

-Caffè Fortebraccio: 4 minutes by car;

-Farmacia Vitali: 4 minutes by car;

-Conad City (supermarket): 7 minutes on foot.



The most convenient way to reach the property and visit the surroundings is by car. It is possible to rent one at the airport. The property has parking spaces outside the residence (NOT guaranteed).
