But the real showstopper? The backyard.

Featuring real grass, a diving pool, a gas BBQ, an outdoor TV, two fire pits (gas & wood-burning), and yard games, it’s the perfect space for unwinding, entertaining, or letting your kids and pets play in the fully fenced yard.

This beautifully remodeled 3-bedroom, 2-bathroom home offers two living areas and plenty of room to spread out.

ADDITIONAL RULES:
IMPORTANT – PLEASE READ BEFORE BOOKING
By booking, you acknowledge that you have read and agree to follow all house rules.

1. Pool Vacuum & Equipment
Please do not remove or tamper with the pool vacuum for any reason, as this can cause significant damage to the pool system. If our pool service finds that the vacuum has been removed or altered, any necessary repairs or equipment replacement costs will be deducted from your security deposit. If you experience any issues, please contact us immediately—we’re happy to help! Thank you for your cooperation.

2. Guest Limit
Please do not exceed the number of guests on your reservation. If you booked for six guests, we plan for six. If you have additional guests, just let us know in advance.

3. Visitors
If you plan to have any visitors at the property beyond registered guests, please give us a heads-up beforehand.

4. Respect the Home & Neighborhood
This is a quiet residential neighborhood, not a hotel or nightclub. Please be respectful of both the home and our neighbors.
- No parties
- No fireworks
- Quiet hours: 10 PM – 7 AM

5. Pets
We allow up to two dogs (additional fees may apply). Please clean up after your pets—failure to do so may result in a deduction from your security deposit.

A kennel and baby gate are available in the garage if needed. The baby gate can be placed in the hallway with bedroom doors closed.
If your dog enjoys lounging on furniture, we kindly ask that you place a beach towel where they lay.

6. Pool Safety
No lifeguard on duty – swim at your own risk.

7. Smoking Policy
Smoking is permitted outdoors only, including both marijuana and cigarettes. Please dispose of waste properly. Any evidence of indoor smoking or lingering odors will result in an additional cleaning fee.

8. Trash & Recycling
If your stay includes a trash pickup day, please place the bins at the curb. If you are unable to, let us know.

Blue Bin (Recycling): Out Tuesday night
Black Bin (Trash): Out Friday night

9. Landscaping & Sprinklers
Landscapers arrive every other Friday, typically in the afternoon (I’ll try to notify you if they’re coming during your stay).
Sprinklers run daily at 5 AM & 10 PM in summer and every other day in winter.

10. Pool Cleaning
The pool is cleaned every Monday late morning (every other week in winter).

11. Pool Autofill
Please do not tamper with the pool’s autofill system. If you notice a leak, turn it off immediately and alert me.

12. Grill Use & Propane
Please clean the grill after use. If you run out of propane, you can swap the tank at a local station. We rely on guests to refill when needed, but I’m happy to schedule a delivery on Wednesdays or Saturdays with a day’s notice.

13. Air Conditioning
Arizona’s desert heat is different from other climates. To prevent damage, please follow the AC guidelines in the house manual.
Example: On a 110°F+ day, if you’re outside by the pool, set the AC to 80°F—it will still feel cool when you come inside.

14. Liability
The homeowner is not responsible for any injuries that occur on the property.
