The Space: Enjoy this ultra plush 120 sqm | 1,292 sq ft apartment at the luxe ICONO Playa building. It’s a real gem of a find in the heart of Playa del Carmen! You’ll love the rooftop pool, bar and BBQ lounge with wonderful views of the Caribbean Sea. It’s a perfect way to relax poolside, get sun, work, eat or just be. ICONO Playa also has a fitness room to get your workouts in, and a sauna and a massage room too!
You’ll enter into a beautiful and luminous living space with plush comfortable seating and stylish furnishings, and a large Smart TV for enjoying relaxed downtime moments at home. You’ll have direct access from here through the glass sliding doors to the private balcony with sofa seating to enjoy fresh air, your morning coffee or your evening cocktail. Open the doors all the way to extend the living space!
There’s a dining table and plush cushioned seats to seat 6 comfortably for a nice meal at home or for a laptop-friendly workspace. There are also two cushioned stools at the kitchen breakfast bar for extra setting. The kitchen is fabulous and fully equipped with high-end stainless steel appliances and all the cookware and utensils you’d need to prepare meals at home.
There are 2 luminous bedrooms, both with plush king beds and one with a private bathroom. Then there’s a pull-down double-size murphy bed (perfect for kids) and the living room sofa is a pullout bed.
We cannot have more than 6 overnight guests in the apartment due to building regulations.
The two full bathrooms are very contemporary with modern fixtures and features like spacious stand-in showers with rainfall shower heads.

Guest Access: You’ll have full, exclusive access to the condo and shared access to common areas at the complex. *NOTE: The gym, sauna, massage room, and BBQ require a reservation at reception desk. Free parking is for one normal-sized car, no trucks, and is on a first-come-first-serve basis.
The Neighborhood: The condo is located in the heart of downtown Playa, about a 10-15-minute walk (4 blocks) to 5th Ave. and one more block to the beach. Stroll the famous 5th Ave pedestrian walk street and encounter restaurants, bars, boutique and souvenir shops, malls, street performers and loads of people-watching! You’ll also be just ½ block from 30th Ave, with lots of “local” shopping and services, including a Super Walmart (just a 5-minute walk away). Or shop the vibrant open-air malls up and down 5th Ave like Paseo del Carmen, Quinta Alégria and the shops at Calle Corazón. You'll also be just a 15-minute walk to the Cozumel Ferry Dock - where you can take a 35-40 minute ferry ride to visit this beautiful, crystal water island.

Getting Around: The condo is about 54 km/34 miles or about a 45-50 min drive from the Cancun International Airport (CUN). Driving time varies based on traffic and time of day, so check your mobile map apps when you arrive for accurate driving time. There’s a free underground parking spot for a normal-sized car (no trucks) at Icono Playa on a first-come-first-serve basis. You can park in the street, too but please be aware there are parking meters where you’ll need to pay and display your parking pass on the dashboard.
The condo complex is very centrally located; you really don't even need to drive! You can prearrange airport transfers, and around town, you can rent a bike, take a taxi or ‘colectivo’ (shared-ride vans) where you need to go.
Other Things to Note: To use the condo amenities like the sauna, gym, jacuzzi and/or BBQ grill, you need to make a reservation at reception. For the BBQ, there’s a 500 peso deposit that is returned as long as you clean the BBQ adequately when finished using it.
Electricity is included for stays of fewer than 28 nights. For stays of 28 nights or more, you’ll need to pay for electricity usage from day 1 of your arrival at $5 pesos/KWh consumed. The meter will be checked on the day of arrival and again on departure. Please be conscientious of what you consume and always turn off lights and the AC before leaving as it consumes the most.
We provide essentials like toilet paper, soap, shower gel, shampoo, paper towels, trash bags, and dishwashing soap to get you started. Just note that these starter items are not replenished.
There is no daily cleaning, but if you’d like to have the place cleaned for an additional charge, just let us know in advance.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
Pack 'n play are subject to availability, and there is an extra fee of $10 USD per night.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
HOUSE RULES - Travelers must be at least 21 years of age or older to book. - No smoking of any kind (tobacco or cannabis) is allowed in the condo. The use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty. - No parties/events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors. - No more guests than those listed in your reservation are allowed. - We cannot have more than 6 guests overnight in the apartment due to building regulations. - Renters agree to cover any charge related to damages that occurred during their stay or necessary extra-cleaning charges if needed after their stay. - Renters may be required to provide a government ID on check-in day or during their stay. - Pets are not allowed at this property. - Please avoid hanging towels or clothes on the balcony/terrace railings. - Please respect the pool hours and pool rules at the condominium complex like no musical devices, no glassware, bottles, food, or coolers in the pool. Disposable or plastic glasses are allowed. - We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
Interaction with Guests: The place is self-check-in. The keys are in the lockbox and the access code to the lockbox will be provided to you before your arrival.
You’ll have complete privacy during your stay, but we’re available 7 days a week, should you need anything- just send us a message.
