A luxurious four-bedroom Queenstown Hill retreat, perfectly positioned for unbeatable views of Lake Wakatipu and the surrounding mountains from every room in the house. Recently renovated, Atanga is modern and luxurious, split over three levels with open plan living, two outdoor spaces, a spa pool, plus an entire level dedicated to the gorgeous master suite. This elevated home is a true Queenstown beauty with a convenient location to town.
VIEWS:
From the moment you open the front door, the breathtaking views of the lake and many mountain peaks demand your attention. The Queenstown Hill position and floor-to-ceiling windows offer unobstructed picture-frame vistas of Lake Wakatipu, Cecil Peak, Walter Peak, the Queenstown Gardens, downtown Queenstown, Ben Lomond, and the mountains beyond. Every room captures the same captivating alpine outlook, ensuring that the stunning scenery takes centre stage throughout the house.
LOCATION:
Located just a 15-minute walk from the vibrant heart of Queenstown, this home provides a peaceful alpine retreat while being close to the attractions and energy of downtown. The nearest ski field, Coronet Peak, is only a 23-minute drive away, and Queenstown Airport is just a short 7 km drive.
STYLE & LAYOUT:
Newly renovated and completed in December 2024, this home offers a luxurious and modern aesthetic, spread over three levels.
• Top/Main Level: Main entry, open plan living, kitchen, dining, two outdoor areas and a guest toilet.
• Mid-Level: Luxurious master bedroom with walk-in wardrobe, huge ensuite bathroom and a separate office.
• Lower Level: Three bedrooms, two shared bathrooms, laundry, separate toilet and a second entry.
• Ground Level: Double garage with ski storage and a 6-pair boot warmer (external access only).
BEDROOMS & BATHROOMS:
Each bedroom offers stunning lake and mountain views, so there’s no drawing the short straw here! The master bedroom suite on the mid-level is a true retreat. With a heat pump, spacious walk-in wardrobe and a separate office, it combines both luxury and practicality. The ensuite exudes an indulgent day-spa vibe, featuring artisan stone twin sinks and a separate lakefront wet room with a rain head shower and freestanding bathtub – and of course breathtaking views!
The three additional bedrooms on the lower level have wall-mounted heaters and built-in wardrobes. There are two shared bathrooms on this lower level; one with a double-head shower, separate bathtub, twin sinks, and toilet, and the other is a shower room only. There is also a separate toilet and heat pump on this level for comfort and convenience. All bathrooms offer underfloor heating and luxury toiletries provided.

LIVING AREA:
The open-plan living area is spacious, comfortable, and designed with luxurious touches throughout. A sloped ceiling and floor-to-ceiling windows at both the front and back of the room flood the space with natural light and highlight the stunning views of Lake Wakatipu and the surrounding mountains. Premium finishes, plush carpets, modern artwork, and a gas fireplace create a warm and inviting atmosphere. For entertainment, there’s a Smart TV with Sonos, a fantastic collection of board games, and a cosy reading nook. This thoughtfully designed space flows effortlessly to two outdoor areas: a lake-facing balcony and a private courtyard offering plenty of room for guests to relax and enjoy their surroundings.
KITCHEN & DINING:
The open plan kitchen is a chef’s dream, with loads of storage, an oversized gas hob, a double oven and the all-important coffee machine. Adjacent is formal dining for eight guests, alongside large floor to ceiling sliders that flow seamlessly out to the smaller front balcony, a perfect spot to sit with your morning coffee and soak up the fresh mountain air.
THE GREAT OUTDOORS:
If alfresco is more your style guests can enjoy the sheltered courtyard with outdoor dining, Weber BBQ, and a spa pool* (additional charges apply). Atanga provides the perfect home base to enjoy all that Queenstown has to offer from a central and stunning location. A highlight is watching the paragliders flying down from Bob’s Peak whilst taking in the majestic mountain vistas.
OTHER PRACTICALITIES:
Free street parking is conveniently available adjacent to the main living level and front door. Additionally, the home features a double garage with ski storage and a 6-pair boot warmer, located on the ground level and accessed from the street below. Please note, the garage has no internal access and entry to the lower level is via external stairs.
RATE, INCLUSIONS & MINIMUM STAYS:
Rates are inclusive of 15% GST, premium linen and for a maximum of eight guests. A departure clean fee of NZ$450 applies. Bookings of 8 nights or more receive a service clean. Minimum 3-night stay year-round, and 4-7 nights during peak periods.
*Spa Pool: A one-off charge of NZ$150 applies for use of the spa pool. This is to have it professionally valeted, heated and ready for your arrival.
PLEASE NOTE:
Credit card fees are non-refundable. This is important to be aware of if you choose to pay your balance ahead of the due date.

TERMS & CONDITIONS:
- Guest(s) making a booking must be over 25 years of age. Any guests under 25 years old must be accompanied by a parent or guardian for the duration of their stay.
- A standard exit clean is included with your booking; however, you are expected to leave the property in a satisfactory state. Excessively littered and/or dirty conditions at departure will result in extended housekeeping hours being charged. This may include carpet cleaning or excessive rubbish removal for example.
- Atanga is a residential dwelling and no parties or events are to be held.
- Please be mindful that the property is located in a residential area and be courteous to your neighbours. Quiet hours are to be observed between 10pm and 7am as per Resource Consent.
- We are required to take a security bond pre-authorisation in the event of any damage to the property. The guest will be notified immediately should a charge need to be taken.
