Villa La Francigena has been designed to tap into the tranquility of Tuscan living. The villa can hosts families or groups up to 10 people in a typical stone-built barn nestled in the peaceful countryside just a few mins driving from two famous medieval towns: San Gimignano and Certaldo. If you're looking for a cozy retreat with a big private pool, you're in the right place. Restaurants, supermarket, train station etc. are easily reached in 10 mins by car. Siena and Florence are about 1h away.
Villa La Francigena is perfectly located halfway between Florence and Siena, in the beautiful countryside just outside San Gimignano. The area is not served by public transport, so having a car is necessary. However, if you are thinking about staying only for a few days, you could consider the idea of arriving by train to Certaldo (6km away) and from there get to the villa by contacting local drivers, of which we will provide you with the number (booking in advance is recommended).
In the surroundings you will find:
- 700 mt away, two wineries for tastings/wine shop
- 1 km away, two small restaurants and a café
- 6km away all other services (typical restaurants, supermarket, chemist, tabacchi shop, petrol station..)
The villa has been renovated in perfect Tuscan style, with large and bright rooms and terracotta floors. It lies on the ground floor and it consists of:
- 4 bedrooms (3 doubles and 1 twin with two single beds) all equipped with air conditioning and mosquito nets at the windows
- Mezzanine/reading-room with double sofabed (160x190cm)
- 3 bathrooms (one private and two shared)
- Large living room with leather sofas, a TV Sat (you can log in with your own Amazon Prime and Netflix account), Bluetooth Speaker and Hi-Fi system stereo
- Well stocked eat-in kitchen/dining room equipped with a six burners hob, dishwasher (detergent supplied), espresso, american and capsule coffee machine (Nescafè Dolce Gusto), mixer, toaster, electric kettle, oven, microwave, two refrigerators with freezer
- Wood-fired oven (wood supplied)
A spiral staircase leads to the basement, where you will find a washing machine (detergent supplied), a dryer, drying racks, an iron and ironing board. Air conditioning is available in the bedrooms only (not on the mezzanine) however once it is turned on all other spaces cool down rather quickly. During summertime we also provide a few fans. Instead, heating is centralized (GPL).
The outdoor spaces are always well kept and equipped with an outdoor veranda from which you can enjoy a wonderful view of the Tuscan countryside. A large table and chairs make this area a convivial place for coming together, especially during summer evenings.
The big garden embraces the villa on all sides and it hosts several fruit trees and aromatic plants, such as sage, rosemary and mint. Both the garden and the swimming pool (7x14 mt, depth 1.20 - 2.40 mt, open from 25/04 to 26/09/26) are fenced and for your exclusive use. You will also find two brick-built bbqs, a ping pong table and a private parking.
In addition you can enjoy a brand new 5-seats hot tub with heated water (available all year around), a poolside gazebo and a panoramic wooden deck perfect to relax by reading a book or enjoying an aperitivo at sunset time.

The price includes: welcome basket, spices for cooking, costs of water-electricity-gas-air conditioning-heating, free Wi-Fi (60 mega), linen-towels-pool towels with weekly change (further linen changes or housekeeping service are available on request, with extra charge). Baby equipment such as cot (max 2), high chair (max 2) and changing mat (1) are free and we can provide them to you if booked in advance.
To be paid locally in cash:
- City tax €2,50 per person per night required for the first five nights or less. Children up to 14 y.o are free of charge
