    LIVING AREAS: The property offers a cozy, beautifully decorated living space complete with two comfortable sofas, a 40-inch SMART TV with Netflix, and plenty of room to unwind in front of the charming log burner.



    DINING AREAS: The dining area seats up to six guests - perfect for relaxed evening meals. A second log burner adds warmth and ambiance to your dining experience.



    KITCHEN / COOKING FACILITIES: The kitchen is fully equipped with everything needed to prepare a wide range of meals during your stay in Sandbach. Amenities include an electric hob, oven, fridge/freezer, microwave, dishwasher, and coffee machine.



    BATHROOMS / TOILETS: The property has 2 bathrooms, both of which are ensuite to the bedrooms. Bathroom 1 features a bath with showerhead, toilet and sink basin. Bathroom 2 is equipped with a shower cubicle, sink basin and toilet.

    Getting Around:

    When going from the property into Sandbach, it’s always best to go on foot as you are already in the centre.



    Luckily for you, the property is in the ideal location and parking can be found as per the check-in instructions.



    Just park up, leave your car there, and stroll into the charming town of Sandbach. Sandbach also has a great taxi service if you're looking to go further afield.

    HOUSE RULES: PLEASE READ CAREFULLY BEFORE BOOKING



    *No Parties or Events Allowed

    This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.



    *Quiet Hours After 10PM

    This is a peaceful residential area. Please respect quiet hours from 10PM onwards.



    *No Smoking Indoors: £1000 Fine

    Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.



    *Noise & Air Monitoring in Place

    Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.



    *Travel Cots & High Chairs

    Travel cots and high chairs are available subject to availability and are charged at £10 per item per stay. Please request these in advance of your arrival.



    *Stays over 10 nights

    Stays over 10 nights require additional housekeeping for an extra fee of £125. If unpaid, the booking will be reduced to a maximum of 10 nights.





    *Online Check-In Required

    To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.



    *Check-In/Out Policy

    Early check-in: £20/half hour before stated time (if not pre-approved)

    Late check-out (after 10AM): £20/half hour



    *Security Deposit OR Damage Waiver

    We require either:

    A refundable security deposit of £250–£500 (depending on property size), OR

    A non-refundable damage waiver of £50–£150 (depending on length of stay)



    *Pet Restrictions

    Pets are allowed subject to a £100 fee per pet per stay. (Maximum of 2 dogs or 1 cat)
