“The room was very nice and most of the building looked great. The only issue was the water. It had a bad smell and taste. So, take your own in!”

“The hotel was clean and nice. And it’s primary purpose is cleary to serve the casino next-door. But, to that end, the hotel doesn’t offer any food other than a sort of minimal breakfast. The only food in the area outside of the casino is a Sonic restaurant next-door, otherwise you need to travel to Gainesville, Texas to find a restaurant outside of the casino. The purpose of my visit wasn’t to go to the casino, so it left me scrambling a little bit to find food options, as there is not really a……

“Hotel was nice overall but there was a foul odor in the hallways. Almost smelt like someone was smoking the you know what.”

“Rooms are very clean and well maintained. Budget-Friendly and staff was pleasant. No problems with the check-in or check-out process. Charges were accurate. Coffee and Breakfast in Lobby was fresh. This was our 2nd visit since October 2023. Rooms are all remodeled to Brand New condition that makes it an A+ rating”

“It was ok. There were some bugs in room. It was decent just had old room smell. I wiped everything down before staying. It was clean nothing special about staying there. Only one trash can in room. It was ok for just to sleep in and wake up and leave. Next time will rent just a few miles away in Gainesville. ”

“My family and I stay here everytime we visit Whitesboro. It is always a good experience!!!”

“The property is in an amazing location with incredible secluded access to the Red River. It’s a little hike down to the river. But once you are there, it is amazing tranquility. Take your own pillows, sheets and towels. Also, this is a camping like experience. If you are looking for luxury, this is not your place. This is a place to get away from it all. The last 5 miles to the location are in white rock roads. I will return again and again”

“There is no other place in Texas I would rather be for a quick getaway than at the Lancaster Manor with Mrs. Connie and Mr. John. The French Room is home away from home, and at this visit, I had the eggs bennie instead of my usual Texas pancakes. YUM! Booking for stay #7 in June for my sister's birthday.”

“Never received arrival instructions for access to property. Tried to contact owner via messaging but got no response. Tried calling and phone had been disconnected. Place is up for sale and in need of repairs. ”

“They double booked us and had to stay in there doublewide. Smelled strongly of cigarettes. I have terrible asthma and my fiancé is pregnant and felt sick in there Everytime. Other than the that, very nice people and would have been 5 stars if we were in what we paid for”
