A spacious and charming 200-square-meter villa, perfect for ten people, spread over two floors plus a mezzanine.

The property is in an excellent location: in fact, you can reach the waterfront and the beach in just two minutes.

The accommodation consists of outdoor areas (veranda and garden, totaling approximately 50 square meters), a living room, a kitchen, three bathrooms, four bedrooms, and a large terrace with a sea view. Three reserved parking spaces will be available for guests.

The accommodation spans two floors (plus a mezzanine) and outdoor areas and is laid out as follows:



First floor:

- LIVING ROOM with a sofa, flat-screen TV, and dining table;

- KITCHEN with gas stove, refrigerator, freezer, dishwasher, oven, microwave, toaster, coffee maker, wine glasses, kitchen utensils, and dining table;

- BATHROOM I with raised shower stall, sink, bidet, and toilet.



First floor:

- BEDROOM I with a double bed, closet, and desk;

- BEDROOM II with a double bed and closet;

- BATHROOM II with raised shower stall, sink, bidet, and toilet.



First mezzanine level:

- BEDROOM III with a double bed and a wardrobe;

- BEDROOM IV with a double bed and a wardrobe;

- BATHROOM III with raised shower stall, sink, bidet, and toilet;

- TERRACE with ocean view, table, and chairs.



Exterior:

- COVERED VERANDA with dining table;

- GARDEN with charcoal grill.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: three reserved parking spaces (two outdoor and one covered), two folding beds upon request, a crib upon request subject to availability (EUR 25.00/week), air conditioning/heat pumps in every room, three fans, washing machine, iron and ironing board, clothesline, and hair dryer.



PLEASE NOTE:

- Please note that there are stairs inside the apartment;

- The piano and fireplaces are NOT available for use;

- Do not use wood for the barbecue; use charcoal only;

- The apartment does not have Wi-Fi.



Waste Management (mandatory)

During their stay, guests must dispose of trash daily, sorting it by type and placing the bins outside the property on the days indicated on the calendar.

There are no trash bins or recycling stations in the city; instead, trash is collected door-to-door, so only small amounts of pre-sorted waste may be kept inside the home.

Failure to comply with local regulations will result in a penalty of 200.00 euros being charged to the guest.



Seven days before your arrival, you will receive instructions on how to register your documents through our Guest Portal.

We need this procedure to verify your information and documents and to send the information to the Alloggiati Web police service, which is the Italian procedure for registering guests staying in Italy.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.

Cagliari Climate Zone C: 9 hours per day from November 22 to March 23.



Note: Completing the registration is MANDATORY in order to receive instructions and gain access to the apartment.



In the event of unauthorized use of extra linens, you will be charged €15 for each set of linens used.
