The property lies at 4,5 kms from the town of Sarteano and 8kms from the town of Chianciano Terme, one of the most popular thermal Spas in Italy. It's is located among the hills dividing Val d'Orcia and Valdichiana. It lies around 600 meters above the sea level, so the nights are never too hot. The whole property is for your private use and not shared with any other person. It features a big garden with 12 by 6 meter (470 by 236 inches), depth is 1,45 meter (57 inches). The pool area is completely fenced so the property is safe for families with babies/young children. The pool is normally open from half May to end September (for begin May and October please ask). The villa is encirlced by different trees that provide for a lot of shadow areas. The villa (recently tastefully restored and furnished) has 2 floors, also with independent but communicating entries so it is also suitable for 2 families who want to go on holiday together but at the same time have some privacy. The 4 bedrooms and the living room/5th bedroom are all equipped with air conditioning. The ground floor has kitchen with tables and chairs for 11 persons. From this room you have access to 2 bedrooms with double bed, 1 bathroom with toilet and shower. One of the two bedrooms has also an en-suite bathroom with toilet and shower. From the kitchen you can also reach the living room with two sofas for a total of 6 seats. On the ground floor there is a second kitchen with table and chairs for 6 persons, it's accessible from the living room and also from the garden. The stairs in the kitchen lead to the upper floor. On this floor there are 2 bedrooms (one with double bed and one with 3 single beds), bathroom with toilet and shower, living room/5th bedroom. The living room on the upper floor can also be used as 5th bedroom, there are one single sofa bed and a single sofa bed with normal mattress. Unlimited Wi-fi internet connection available. There are 2 baby cots and 2 highchairs available. There are different tables and chairs to eat outdoor, one on the northeast side (usually used for breakfast/lunch/dinner) and another on the southeastern side (nice for appetizer and dinner, from here you can enjoy views on the landscape). The annex near the pool is a storage area for the garden furniture, The shed next to it can be used to park a couple of cars in the shadow. All the necessary shops are availale in the towns of Sarteano (4,5km) and Chianciano Terme (8km). The nearest restaurant/pizzeria (La Lanterna) is at 3,6 km from the villa there are further four in the centre of Sarteano. In Sarteano there are supermarkets (the biggest one is the Coop, open Mon-Sat 8:30-1pm and from 4 to 8pm), bakeries, confectionery, butchers, fruit and vegetable shops, bars and many other. There is a good restaurant near the Coop supermarket (Il Buco). The weekly market is on Wensday morning in Chianciano Terme and Friday morning in Sarteano. Tennis lane at 5km, horse riding 7km, Golf club 35 km. It is an ideal point of departure to visit Tuscany and Umbria. From the property in only 15 minutes driving you are on the highway Rome-Florence. There is a trainstation in Chiusi (13 Kms far away), in around 1h40 you will be in Rome or Florence. The last 1,6 km to reach the property is a gravel road. Close to the property there are different paths suitable for walking/hiking and biking and the property lies near the natural reserve of Pietra Porciana. Suggested local restaurants: La locanda dei Tintori, Chiostro Cennini.
