The property itself can’t really be faulted, cheap, clean, efficient.
What was an issue, thru no fault of the hotel itself was the other guests in the building, slamming doors, running around and banging on doors/walls all night! Along with the distinct smell of cannabis drifting into our room in the early hours.
We had a nice stay but won’t be returning purely based on this.
We had an issue with our room but it was sorted in minutes by a lovely workman , spoke to the owner and he was really lovely and helpful , the workman even offered to help my disabled husband up the stairs . We really enjoyed our stay and planning to come back again !!!
Property close to all amenities
Clean and comfortable just no toilet roll was put in bathroom

An okay stay.
Didn’t try WiFi as 5G was great.
Shower was lovely and warm at night and freezing cold in the morning.
No staff. Anywhere. None. Not even when the local crackhead tried breaking down the main door between 12:00-04:00.
Just wanted a lighter and for his Mrs to let him in, but even she’d had enough of his mouth.
Needs some mould remover and a toothbrush on the shower seals and walls- other than that, we had a delightful time.
Would stay again if I was on a night out and rolled in at 5am.
Best part about it, was the KFC over the road. Good luck, may the odds be ever in your favour.
Our Room Was As Described, 32" Smart T.v With Free WiFi That Worked Well With My Amazon Firestick.Quiet & No Noise At All From Other Residents On Our Stay.Clean Bedding & Comfy Beds, We Paid Just Under £94's For 2 Nights Which Was Good For A Budget Hotel Stay In Skegness. V.F.M
I like it because its cheap and a comfortable stay . And everything within walking distance, Staff friendly . This the second visit while working in skegness. And will be back in near future. Its good for me .
We had a child , no coat was provided and the lift didn't work but noted came with a child. Room was good size , TV and private bathroom and provided tea/coffee and towels.
but one window looked broke, curtain now blinds for getting light away.
. The walls needs cleaning/repaint. , bed needs replacing. No receptionist but was met at check in.
Check in was really easy which was good. Room was clean. My only advice would be more pillows and bigger mugs and a teaspoon.
However we were woken at 1am by some idiot vaping in their room and setting of the fire alarms!! Then never got back to sleep due to the inconsiderate piss heads arriving back at all hours up to 5am. Now get they are young and im not a party pooper but maybe in the hotel description it should mention that its let out to young people so oldies like me wouldnt book it. Also maybe a fan in the rooms as the windows are tiny and the room was like an oven.
The staff were super nice but the room was super basic, there was no wifi, and the room was super creaky. It could do with an update and remodel to improve the shower. Good for short stays, wouldn’t do more.
I booked a room with balcony I got room on the 3rd floor no balcony almost 50 stairs up not good when you are 75 years old.Room needs small unit to put unpacked clothes in and table by bed.bed was very comfortable but no mattress or pillow protectors.Did not see any staff during the week I was there.would stay again but only if I got what I asked and payed for.
Booking and check in were both really easy, the B&B had no reception desk so it was an online check in, however i receieved a message from Ruby to say contqct her with any issues or problems. The guy who showed us our room was very friendly so no issues concerning that. However there were a few minor inconveniences, there was no waste paper bin, one of the windows wouldn't close properly, the ensuite was definitely needing a referb and the kettle had to be placed on the floor to plug it in.
On the upside there was a genourous amount of tea coffee etc and the beds were comfy with very clean linen. It was also on the seafront right next to everything. They didnt do breakfast but there's a Premier inn less than a 5 minute walk away which did an amazing breakfast! To be fair i paid £60 for one nights stay so i guess the issues were reflected in the price. If the place was given a bit of a makeover i think i would stay there again

The room was clean beds was comfortable and the location was great. but the lights on the bed didnt work, there was not enough coffee sugar and milk out and no tea bags at all. We was woken up at 2am from the ignorant people having a domestic next door. Also there was an awful stain on the matress.
I walked in the room and i was shocked by the smell and the dirty hell hole. I then booked a room in a different hotel and walked out. DO NOT USE THIS HOTEL!!!
