Perfect beach house for our vacation!

This property is perfect if you want to walk to the beach and are able to see the ocean from the front porch. Plenty of room to cook, eat and enjoy each other. With 2 bathrooms it was perfect for our large family. I had my WHOLE family there. It was perfect. The property is exactly as described. Host responded to any questions I had asked. I can’t wait to come back next year.

Perfect view of the beach

Pros: 1. Location was awesome. Short walk to beach, market, ice cream stand 2. Beach passes, beach chairs and sand castles toys provided 3. Large dining and family room. Ample room for the whole family 4. Plenty of cooking supplies Cons: 1. Linens need to be provided being that we were traveling from Missouri. It’s not like we can pack bedding and bath towels for 4 beds and 5 adults. 2. One fan wasn’t working in one of the rooms Overall, the home was great and was once very lovely. Lots of hard wood and big windows. Could use some upgrades, especially air conditioning. Mostly to fight off the humidity, so a few window units would be great. But generally the weather was pleasant in early July, any months later it may be too hot for some. The owner was very responsive to any questions. We would rent this home again

Nice location but if you want a nice home this isn’t it

Ok, so the location and views are fantastic but the home leaves a lot to be desired. First: No sheets or towels?? Don’t fly in and expect to stay here…its dumb. The place is not in great shape. dining room chairs are broken, the stove is DISGUSTING ( all we did was boil water it was so bad). There were ROACHES in the bathroom, roach/ant traps all over the house, the fridge had a bunch of open beer cans inside, the freezer leaks all over the floor, the garage is full of junk (we had to go in to get the gas grill) there was mold all over the shower curtain, half the inside all of teh outside lights don’t work, inside of the drawers were not clean, washer and dryer were filled with half washed towels, the mattresses are Salvation Army leftovers, there are broken tiles in the kitchen, the screen doors and windows don’t all work and the front/outside of the property is a mess with old wood and junk lying around including old boxes. The worst part is that there is no air conditioning. This would be OK as it is near the beach and the breeze blows at the house, but the bedrooms have no cross ventilation and tiny windows. There are box fans but they can’t keep the place cool. At night you sweat to death. Its unbearable at times. We had a great time, but that was because we didn’t spend much time in the house. Its location almost makes up for it. If you rent this place be sure you know what you are getting into…great party house. No worries if you mess it up. It already is.

Our second year staying here and it couldn’t have been any more perfect. The cottage offers all you need. I love how peaceful the area is, the only thing between the cottage and the ocean is a field of Queen Anne’s lace! Matunuck is a special place and we are grateful to get to stay in this cottage and make the best family memories. It is clean, more than enough room for my extended family to sleep, laundry and a full kitchen and a grill. We can’t wait to come back next year!

Great location

The house offers a great location with views of block island sound and south Kingston town beach. This was our third stay and we always enjoy the area and easy walk to the beach. The house itself could use some updates and the furniture is dated and consists of folding chairs for the dining room table. Overall we know what we’re getting into and enjoy the area but a little upgrades would make it a whole lot more comfortable.

Perfect Location!

My family and I greatly enjoyed our stay at this home. It was spacious and could accommodate us very well. Some positives were the proximity to the beach, the available beach parking passes, the smaller appliances which were updated and clean, the upper deck furniture, the effective washer and dryer, the quality of the mattresses, and the great neighbors nearby. The property owner answered questions that we had fairly quickly. Some areas that could be improved: The range is very outdated. The wall ovens are smaller than standard, making larger pans difficult to insert. Many lightbulbs in the house were out, including the one in the refrigerator, and due to their location, could not be replaced. The lower deck furniture was outdated and some pieces were broken, which made larger groups difficult outside. It would be helpful to have additional beach chairs for guests as well. We would definitely rent here again! It is close to many attractions and is a comfortable home!

In accurate property description

VRBO RENTER BEWARE! This house pictured below near the beach in Matunuck, RI is not as it is described on the VRBO website. We rented for a month this July-August for a great deal of money and found it had NO air conditioning in one of RI hottest summers on record! The house thermostat registered most days and nights over 80 degrees and had only one ceiling fan in the living room and only 3 filthy box fans for the entire three-bedroom house. Plus, discovered the rental did NOT include linens at all! The dishwasher did not work nor did garbage disposal! Plus, the Jenn-aire cook top appeared to never have been cleaned! VRBO admitted to us that there were two previous renters who have filed reports about this house not being what the owners claim it is! VRBO promised us a partial refund of our payment over week ago and as of now that has not occurred. My advice is DO NOT RENT from VRBO or rent this house. Needs repairs!

Numerous things need attention in the house: 1. Leaking toilet upstairs. We’ve been placing towels on the floor to sop up the wetness. Disgusting! 2. Shower head holder was cracked and we now have it rigged up with rubber bands. Needs a new holder installed. 3. The backs of and the wheels on the dining chairs are falling off. Tried to repair them but the screws are stripped. 4. The bedroom that was advertised with bunk beds now only has one bed. We were counting on that additional bed space. Had to have people sleeping elsewhere and changed our entire arrangements (boys/girls) 5. The small kitchen sink is clogged. Tried Drano process twice. Still clogged. 6. Upstairs shower light fixture not working. Another bulb Above vanity is blown out but could not easily remove old bulb with fear of it breaking off in the socket. Other set of lights above sink (on toilet wall) not working at all. 7. There is no ice maker except for old fashioned cube trays. It was advertised as having an ice maker. 8. Only one garbage tote and 1 recycle tote does not cover it for nine person household. The house is clearly a rental income only, with owner not giving any attention to the upkeep of this house. For the money, would expect things to be in working order. Renters beware! I

Great location!!

The location of this property is perfect!! The layout of the house worked very well for my family. Communication with host was minimal, very little information about check in. Furniture on the deck was limited to a picnic table as the other pieces were broken. Appliances in working order, definitely outdated. All things considered, I would return!!!

Location, location, location

This house is in a perfect place for a summer vacation by the beaches of South County RI. Vistas of the oceans and Block Island. A 1/4 mile short walk to S. Kingston, town beach, parking passes provided if you choose to drive. About a mile to East Matunuck a state beach. Then there is the summer time feel of Matunuck with Ocean Mist, Vanilla Bean Ice Cream Shop, The Pub in Matunuck and a short drive to Matunuck Oyster Bar, Captain Jacks, George's and Jim's Dock. We were there during the coronavirus crisis and bring your masks as it is strictly enforced as is social distancing. Theater by the sea is within walking distance from this house, but it was closed. A short drive you can find Tristam Preserve, Green Hill, Charleston Breach way and miles of beaches where you can walk. This home is a great base for all of these vacation activities and accomodates 9 folks... if you need food etc. Wakefield/Narragansett is a short drive from this house.

Great location for family fun

Had a great stay at this home. Large house with many beds and amenities. Great location, so close to the beach, restaurants, and little hidden local spots. The house is not high end but is comfortable and what I would want/ expect in a beach house. The kids and adults loved their stay!

We had a great week and Matunuck is a great summer vaca location for town beach, ice cream and great bars. House was very comfortable. Only issues were fridge and stove could be updated but were serviceable.

Location is everything with this house! A very short walk to a beautiful beach. Dated but clean

My family and I enjoyed our stay. The house couldn’t be in a better location, right near beach, restaurants, and fun day trips. Owners were very helpful and responded right away to any questions we had. House was fully equipped. Had a nice yard for the kids to play in and a deck for the parents to relax on. Overall a great stay and we look forward to coming back next year!

Great location, extremely disappointing property!

Great location, but quite challenging property. First, as we loaded the refrigerator the shelf would collapse with a moderate amount of weight. When filled the door hung open several inches allowing the cold air to escape. After intense anxiety this was solved by leaving the door empty and loading all groceries on the collapsing shelf. By morning our frozen foods were soft and the ice was watery. More anxiety about half defrosted chicken nuggets and eggs waffles for the children. The dining area, central to the house from kitchen, living room, and loft was surrounded by plastic severely weathered plastic lawn chairs. The upstairs toilet screeched when flushed with hot water, children were scared of it! The oven started beeping every 30 seconds constantly. The power had to be shut off to stop it. Blinds were missing slants in all rooms and the window in a back bedroom was broken. The stove although once was top of tthe line decades ago when the house was built, was now grimy and heated unevenly. It was difficult to fry anything, but adequate to boil water.The house was full of beautifulbuilt ins, but not one clothes hanger. The kitchen wood was all tacky/ sticky to touch. The kitchen faucet readily came out of the slot when touched to turned on, upstairs faucet as well. By Tuesday the owners came and replaced the plastic chairs with metal folding chairs, she had no idea WHEN the dining room chairs would be done at the reupholsterers He fixed the screeching toilet, defrosted the freezer, turned off the circuit breaker to the oven, and delivered about ten clothes hangers and a plug for the tub so the children could now have a bath. There was a very nice brand new Weber grill! By the time the two weeks were up the freezer needed another defrost. All in all, the house caused the family a lot of stress and anxiety dealing with the refrigeration issues, stove, toilet, tub and kitchen utensils( even the can opener did not work.) The things they claimed were repaired in the last review were NOT all true! I would not recommend this rental property. It felt like a cheap, dumpy hotel. Louise

Great location, less than modern interior.

Although the location of this house is lovely, we were disappointed by the conditions inside. The furniture was old and in very tough shape. Chairs around the dining table had rips on them. We put sheets over all of the couches so that we could sit on them. The kitchen showed years of use, many of the appliances are covered in grime. Although we saw the end of a roll of paper towel and Windex on the counter when we entered, evidence that someone cleaned before our arrival, the years of use of the kitchen led me to believe it would not get clean. We did not use the cook-top as it appeared to have a layer of build-up on all burners. We did not want to cook on it. The countertops and their wooden trim made me want to clean my hands after touching them. There was a greasy film on most of the wood. The upstairs shower had caked-on soap scum. The hand-held shower did not fit into the hook which was probably good as it was layered in mold and soap build up. The blinds in nearly all the rooms were missing slats, some more than others. In the upstairs bathroom was nearly all of them were gone. One window in the bedroom behind the kitchen had a broken window. The toilet in the upstairs bedroom uses hot water instead of cold. An odd and surprising feature. Overall a rather disappointing rental. I’ve used VBRO quite a bit. I have never stayed at a place where I felt it was far less than advertised. I don't think we'd use the word modern to describe the insides of this house. Prior to posting this review, I did contact the owner, she stated that they rent to college students and typically have more time to clean after they leave. If you want a house to just sleep in and use the outdoor stuff, it would be fine.
