Amazing Stay in Tulum!

My friends and I stayed at Casa Xuul for a bachelorette party. We were blown away by how nice the house was and loved both pools and the hot tub! The hostess was so helpful coordinating our visit and all the vendors for our stay. She made the trip so smooth and easy for us. We hired the private chef for several meals and savored every bite. He was so friendly and accommodating to our schedule. We also got onsite massages coordinated through the hostess. I highly recommend this property for anyone staying in Tulum. You will not regret it!

Things not working

The house is beautiful and the staff are amazing, unfortunately there were so many damaged things that it really affected our vacation. No working dishwasher, no clothes washer/drier, toilets that didn’t fill up, showers with no hot water several days, the guest bathroom with a door that didn’t close, and if it wasn’t enough, there was always a sewage smell in the house.

We rented BOTH sides for Bachelorette Trip!

WORTH IT! We had 11 women ages 28-55 and rented BOTH sides...giving most their own bedroom (highly suggest). The House staff and Maria are friendly, attentive, and detailed. The location is perfect - so many amenities to enjoy... it would take a week+ to experience all! Iguanas would sun on the rocks on the beach during the day. The sun would set over the hot tubs each evening. The kitchens, pools, bathrooms, and sound systems are fantastic. The beds and linens are perfect. The house is stocked with anything you need. Reserve at least one night with the Chef's dinner - we so enjoyed it! Be prepared to be in awe of the sunrises and the lush beach style of the villas.

The home is absolutely beautiful! We had an amazing time. The only issues were that the wifi connection was pretty terrible for more than half of us. You can’t easily access the ocean from the property.. it’s best to walk down to the hotel. And there was no iron just an ironing board which wasn’t super helpful! :/ I think it’s best for teens older than 13 (if they like to stay in one area) and up. We did take a cab to the “city parts” which was good. Everyone was amazing. The chef was fabulous! Bartender was super fun! We had housekeepers although they didn’t do much while were there except bring more towels when they asked if we needed more. But we fed them and they were nice. I would definitely stay here again!

Great Property

Beautiful home. Lovely property. My friends were well taken care of by the staff and we felt very safe on the property. Highly recommend the chef - he customized a menu for us and the food was great! I would recommend renting a car locally....taxi rides in Tulum are pretty pricey into town. I would stay here again.

Casa Xuul

Casa Xuul is a work of art. It is a modern beautiful property. It is made up of two villas. Each villa has four rooms with their own bathroom. It is only 10 minutes from main Tulum square. The view from the property is simply spectacular. The villas come with a chef and cleaning service. Both villas are immaculate since they are cleaned daily. The property owner Johanna is very accommodating and easy to talk to. I highly recommend Casa Xuul for a wonderful time in Tulum.

A great place and a great time!

Thanks to the whole Casa Xuul team for another great visit to Tulum. A few tips: 1) Take a transfer to the villa from the airport then rent a car in town for $40/day. The cabs have gotten out of control. 2) The private chef is extraordinary give it a shot for a couple meals. 3) Food in town has gotten way pricey with minimal value. Use the kitchen and the private chef. But when you do go out save your leftovers for breakfast! All and all a great team and great vacation!

Amazing house & views

We stayed at Casa Xuul with a group of 10 for my 30th birthday. The house is even more amazing than the pictures show. The whole team is extremely helpful leading up to and throughout the stay. We hired the private chef service and bartender and both were fantastic. The rooftop hot tub was a big hit for our group, as were the swings that go over the pool on the main floor. It can be annoying to take a shuttle to town / beach clubs, but the taxi service recommended by Casa Xuul was amazing and made it very easy to coordinate. We felt very safe at all times. Watching the sunrise every morning with our coffee overlooking the ocean was a favorite. Overall, the house is well worth the money and we definitely recommend it!

Misrepresentations/omissions abound, Disrespectful property management

I cannot recommend this place to anyone and their loved ones. Misrepresentations/omissions and poor management. What should be a one way 9-min 2.7km access road from the highway is a 25-min drive along a pothole-ridden road that is sure to damage your rented car if you drive >5 mph. It is ALL potholes. Not disclosed is that waste is disposed via a septic tank, which means you will not be able to flush your toilet paper and must throw it in a bin. Beach in the photos is NOT accessible. It is sharp dry corral and falling on or being thrown against it almost guarantees a laceration and hospitalization. The handyman doubles as the chef. You can only hire services approved by the property. Management minimized our concerns related to unreliable water and power. Our group of 9 arrived two days PRIOR to hurricane Beryl, but even then, the water was not running. The chef-handyman had to be pulled from preparing a dinner for the property next door to help us get the water running, which finally did after troubleshooting twice. Preparations for Beryl were minimal: tape on windows while surrounding properties boarded them, which showed a lack of preparation. The generator was faulty despite having a full tank of gas. I had to troubleshoot it while pitch dark because property management could not send someone even with cleared roads. WIFI is weak/spotty. Cel reception is poor. We left ASAP and made accommodations elsewhere. I'm wondering if other reviews are paid influencers. Avoid.

Amazing! Pictures don't do it justice

We had a large group for a birthday and the house was perfect, tons of spots to hang out. The views were literally unbelievable!!! Rooms were so nice and clean, the whole house felt like a spa! Vic and the other staff members went above and beyond to help us with meals (chef Jesus is amazing) scheduling excursions, whatever we needed. Highly recommend this house!!!
