The overnight stay was excellent the food very good. The service and attention from the staff was really excellent they were all really sweet and thoughtful
I will certainly stay here again.
The hotel was a good night stay. The food in the bar/ restaurant was great. The only thing was it didn’t do breakfast, they is a really nice cafe across the road that make a great breakfast. Rooms were well spacious and had been nicely decorated I would recommend this hotel.
Very good value for money. Staff were very nice. Checked in early. We walked down to the tram in Ashton and took the tram to the City game (25 mins). Made it very easy. Room condition was good and spacious.
Staff were excellent. Room was nice but not very clean. Cobwebs in bathroom and no mattress protector or fitted sheet on bed. Ate in restaurant and food and service was very good.
We really enjoyed our two night stay. The room was clean and comfortable. The staff and manager Dave were really friendly and chatty went out of their way to make us feel welcome. We did not eat there as we were visiting family and had our meals with them. I would certainly recommend the Broadoak to anyone.

Really friendly staff, good food and beer in the pub but the room are not in the best condition anymore. Needs to be ozonated or similar to get rid of old odour!
Stayed for 1 night as part of a business trip. Staff were very pleasant and helpful. Room was very nice and comfortable but was a little cold due to the change in weather. The food in the bar was nice and reasonably priced. There is no hot breakfast served and only a limited "continental" breakfast in the room but that was not an issue for me as it was a one night stay.

After reading last review I wondered what we would walk into
Arrived went to pub bar , girl showed us to the room explaining that if we left early we would have to us fire escape & there was a band on that evening Saturday would it bother us .
Room liveable clean yes could do with deep clean

Music finished at midnight did not have any complaints good music
Fire escape was easy to leave by

I was informed there was no night manager on duty. What the manager failed to tell me was that I was the only guest in the hotel and that I would not be able to check out until staff arrived at 11:00 a.m. as the downstairs doors were locked. I need to to go to work and I escaped literally down the fire escape. It felt like i was locked in, and alone and being a female this was not a situation i wish to repeat. however, the staff were friendly, and the food was excellent.
Let's start on the positives, the room was in good size, well furnished and in good location.
A lovely room but shown lack of thorough cleaning in places, dirt on the edge of carpet and empty wine bottles in the room.
It would seem lack of investments as facilities are dated. Biggest problem of all there was no hot water... Yes, November in a rainy Manchester. I took a cold shower which tested my Wim Hof breathing technique to the limit.
Told the staff but let's be honest, there isn't much they can do.
Can't check in late because the staff would've gone home and locked the pub. No breakfast because no one turn up before 11am. You can get in and out through the fire escape. But with that being the only one fire excape route, that I know of, at night, I believe this is against the law.
Would like a refund if there is even a way to ask for it, because the phone doesn't work.
Summary: Spacious room well furnished, dated facilities, cold shower only and potentially fire death trap.
The hotel was nice the room was large with a big bed, comfortable and clean, the pub downstairs was good, nice pub food, overall i would recommend, however, a couple of negatives are: they advertised a free continental breakfast which is in fact just a juice box and an alpen bar left in your room. The other thing is you have to exit via the outside steep metal fire stairs in the morning which in itself is quite difficult with your bags but on the morning i left it was snowing so was pretty treacherous so not good if your not good on your feet.
