The Space:
Noise policy: Guests must not disturb neighbors and must follow quiet hours from 9PM–8AM.
We allow one pet with a pet fee, as stated in the house rules below.
Please note: Austin has seasonal bugs. While we provide regular pest control, occasional sightings (ants, roaches, etc.) may occur. We can send pest control on request.
Guests do not have access to mailboxes or package deliveries.
Shared amenities (pool, gym, etc.) may occasionally be closed by the apartment for cleaning or maintenance.
We provide basic essentials (e.g. soap, toilet paper), but guests staying long-term will need to restock as needed.
Guest Access:
You have access to your own stylish apartment. In addition, you can lounge by the resort-style pool, enjoy the roof top, work out in the fitness center, or enjoy one of the other fantastic, on-site amenities.
The Neighborhood:
Live where Austin's coolest streets intersect! Nestled at the junction of iconic South Congress and East Riverside, you'll be at the epicenter of Austin's most vibrant neighborhood. Just steps from the legendary Continental Club, renowned food trucks, and eclectic boutiques that make SoCo famous. Morning coffee runs to Jo's Coffee (home of the "I Love You So Much" mural) and sunset strolls along Lady Bird Lake are part of daily life here.
Downtown is just minutes north across the river, while the laid-back energy of Travis Heights spreads to the south. Festival-goers love the quick walk to Auditorium Shores and easy access to ACL and SXSW venues. Food lovers can indulge in everything from upscale dining at June's All Day to late-night bites at Home Slice Pizza. Getting Around:
We recommend driving near and in Austin proper, and there are rideshares, public transportation and scooters for those who would prefer not to bring or rent a car. No matter what you want to do, it's easy to get around in this area.

Guest Verification & Booking Requirements
To comply with legal and HOA regulations, the primary person booking must be at least 22 years old for non-locals and 25 years old for locals. By completing this reservation, you agree to our rental terms and commit to signing a rental usage agreement.
Prior to check-in, you must successfully pass through our secure verification portal. This requires:
A copy of a valid government-issued photo ID.
A matching credit card.
Confirmation of your contact information.
A criminal background check (only if mandated by the building or property management).
