It is a one-of-a-kind fully enclosed, dog friendly outdoor space with a HEATED pool, hot tub, BBQ grill, fire pit, lounge chairs and tiki hut. The home is located just 6 miles to Anna Maria Island with some of the most gorgeous beaches in the world. We supply beach gear including towels, chairs, umbrella, boogie boards, etc. Inside we offer 2 en suites, 1 with a KING bed, FUN Game room..

This is a private home in a cul-de-sac that is 1/2 Mile to Manatee River, 5 miles to AMI public beach, short drive to shopping centers and restaurants. Close to IMG, Bradenton Convention Center, Lecom Park for Pirates Spring Training, Lecom Medical school.

Spacious lanai w/HEATED Pool (depth 3’-5’), Tiki Hut, loungers, outside dining space, shaded seating area, gas grill, cornhole, propane fire table, pool toys, beach bocce, beach chairs, umbrella & boogie boards. There is kiddie pool outside for your use.

KITCHEN:
Fridge, stove/oven, dishwasher, microwave, cooking basics, coffee maker (drip and Keurig), waffle maker, blender, pizza stone, Island for seating, crockpot, some spices, dishes, starter paper towels/trash bags.

INDOOR LIVING:
Open floor plan. 5 smart TVs, separate dining area, high chair/pack n play, game room including basketball game, foosball, tiki toss, dart board, tic tac toe, adult and children`s books

ADT Security system. Free high speed internet/Wi-Fi (500 mbps), linens including bath towels, washer & dryer, central air & heat, ceiling fans, complementary starter toiletries, hair dryer, iron/board, keyless entry, child pool safety gate available.

PARKING:
Driveway (Max 4 vehicles), trailer/boat parking allowed on-site.

POOL & BACKYARD SAFETY:
The private pool in the backyard is NOT GATED although there is a child safety gate available. The entire backyard is fenced in. Children need to be SUPERVISED AT ALL TIMES especially in the backyard around the pool, hot tub, grill and fire pit. All guests as well as any parent/guardian of minors, will release the owners/hosts of the property from any personal injury that may occur during their stay.

NO GLASSWARE ALLOWED IN THE POOL AREA:
Please use plastic dishware and cups by the pool.

Please help us maintain our amenities so that we can continue providing them in the future. Please DO NOT use bath towels/washcloths for makeup or removal of makeup. We supply MAKEUP towels. If hair is freshly colored, please use caution as to not stain towels.
DO NOT FLUSH anything down besides human waste/toilet paper. Additional charges may apply for clogs or stained towels.

DOG POLICY:
Low shedding-well behaved dogs are allowed. You are responsible for any damages as well as to cleanup after your dog. There is a non-refundable pet fee of $200 per trip. Please message me to discuss if your dog should happen to damage anything or has an accident so our cleaners can attempt to remove the stain. Our cleaners are very good at stain removal although if we are unable to remove the stain, you are financially responsible.

Guests have full access to the entire house. We have 2 owners closets that are locked. One shed outside is locked

We communicate strictly through Airbnb so please have the app downloaded on your phone. We are always available for anything you might need.

We live just a few miles away and are available for any questions or problems. Functional smoke detectors, fire extinguishers, and first aid kit in the house.
Hospitals are minutes away if needed.

There is a free trolley that goes up and down Anna maria island and a bus comes to every stop every 20 minutes.

If staying in the area, we do suggest renting a vehicle.

Please note we do have cameras ONLY outside the front door for everyone`s safety.

These cameras are located by the front doors of the house only.

They will record audio and video.

Please note we do not offer refunds of any kind for any reason if it’s outside of the cancellation policy in place. Airbnb offer trip insurance for each reservation.
1. There is absolutely no smoking of any kind allowed inside the house. There is a designated smoking area by the lounge chairs outside. Please dispose of ashes and butts in the ashtray provided. Please be certain to extinguish completely.
2. People other than those in the Guest party set forth above may not stay overnight on the property. Any other person in the property is the sole responsibility of the Guest. Guests are not allowed to exceed the occupancy limit agree to above.
3. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00pm - 8:00am. Please respect our neighborhood and be “good neighbors” as some may not be on vacation and have to work.
4. Two dogs are allowed but only low shedding well behaved dog. There is a non-refundable pet fee. Please message me to discuss. Violation of the pets rule will terminate your rental agreement with no refund. If your dog damages or ruins anything you will be charged. Please respect our home and cleanup after your dog.
5. Parking: parking is limited to two vehicles. Vehicles are to be parked in the driveway. Any illegally parked cars are subject to towing and applicable fines/towing fees are the sole responsibility of the vehicle owner.
6. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house. Trash day is Monday and Fridays. Please take the recycling and/or trashcan to the curb on that day and bring it in after pick up on that day.
7. Water and hot water: DO NOT FLUSH anything other than toilet paper. No feminine products or diapers should be flushed at any time. If it is found that feminine products or diapers have been flushed and clog the system, you could be charged for the repairs and damages.
8. Do not set the air conditioning temperature below 68°F. The coils will freeze and you will be charged for damage to the unit.
9. Do not dye hair on the property. There are many local hair and nail salons near by that can take care of you by appointment or walk in.
10. Children are not allowed in the pool area without adult supervision. Know your abilities in the pool. Please use caution in and around the pool.
11. Each door has an entry sensor for the children’s safety.
12. No parties or events that exceed the number of guests renting the property. The maximum is 8 people.

We supply the first serving of coffee & water for your convenience as well as the essentials for example paper towels, toilet paper, trash bags etc. after that it’s your responsibility.
