All of our processes are automated, but you will be able to contact us directly via message to phone, should you require anything during your stay.

Please note that all bookings require a pre authorisation hold of £200.00. This will be released after the cleaning team have confirmed no damage has been done to the property following departure.

The deposit will be fully refunded after the cleaning team confirm no damage or loss at the property following your departure.

We do allow well behaved pets at this property, at an additional cost. Please note, that we do not allow pets on the furniture or the beds during your stay.

Check-out: By 10.00am
Late check-outs may incur a charge unless pre-arranged.

👥 Guests & Visitors
Only guests included in the booking are allowed to stay overnight.
No unregistered visitors allowed after 10pm
Strictly no parties or events.

🔇 Noise
Quiet hours: 10pm – 8am.
Please be mindful of neighbours—this is a residential area.

🚭 Smoking
No smoking or vaping inside the property.
You may smoke outside in designated areas only.
A cleaning fee will apply if the rule is broken.

🧼 Cleanliness
Please keep the property clean and tidy during your stay.
Dispose of rubbish in the bins provided.
Extra cleaning charges may apply for excessive mess.

🐶 Pets
Pets are not allowed unless agreed in advance.

🔐 Security
Always lock the doors and windows when leaving.
Do not share entry codes or keys with anyone not on the booking.

🔧 Damages
Report any damages or issues as soon as possible.
Guests may be charged for unreported damage.

💡 Utilities & Appliances
Please turn off lights, heating, and appliances when not in use.
Do not tamper with fire alarms or safety equipment.
Please ensure the heating is turned off when leaving the property.

📦 Lost & Found
Items left behind will be held for 14 days. Return postage is the guest's responsibility.

💳 Breach of Rules
Failure to follow these rules may result in additional charges and/or immediate cancellation of your stay without refund.
