Summer guests- This home has air conditioning which is very rare in Estes Park!

Mulligan's Lodge is perfectly situated overlooking the Big Thompson River...so close that you will feel like you can reach out and touch it! Top it all off with views of Prospect Mountain and you have the perfect Rocky Mountain retreat.

From this home it is just a short walk into the Town of Estes Park and an easy 1.5 mile drive to the Beaver Meadows entrance of Rocky Mountain National Park.

The main level great room has a gas fireplace to gather at with river and mountain views all around...no artwork needed on these walls! This is simply the ideal family gathering place with its adjoining fully equipped kitchen and dining room area. Gaze out to take in the perfectly clear Colorado sky, river and mountain views!!

From the great room you can step out to a fantastic deck to enjoy excellent mountain views along with the sights and sounds of the Big Thompson River! Take it all in while enjoying a cup of morning coffee, evening glass of wine, reading a good book or cooking dinner on the gas grill!

The cozy master bedroom en suite is also located on the main level. Open the windows and let the sounds of the Big Thompson lull you to sleep.

Also on the main level is a powder room, laundry area and 2 car garage.

A second family room is located in the lower level along with 2 queen bedrooms and a full bath. From this level you can walk-out onto the patio and spot elk and other wildlife moseying along the Big Thomson River! Or simply sit back, relax, and enjoy the view!

And a BONUS.....enjoy the AIR CONDITIONING (a rarity for homes in Estes Park!) on those hot summer days!!!!

As our guest you will enjoy access to HOA-shared common fishing areas along the Big Thompson river.

Wildlife sightings abound with frequent visits from elk, deer, wild turkeys and even an occasional bobcat.

Need we go on... we think that Mulligan's Lodge is perfect in every way... not just another vacation rental but a perfect mountain home!

**The rentals for this home are managed by Mark and Sue Werder (aka Good Neighbor Vacation Rentals) who live just a few miles away and are available to assist you with your stay! **

** The occupancy for this home is 8 total if at least 2 are children or 6 total if all adults. The 8 total includes day guests who must be approved by the manager. No weddings or other group events**

** Please note that the fire pit at Mulligan's Lodge is NOT part of this rental due to safey concern for threat of wildfire**

**Our cancellation policy is stated below. If you have any concern that you (or someone traveling with you) will not able to come because of possible future medical reasons (including Covid) and/or for some other reason then we suggest that you take out a trip insurance plan that would cover that potential situation.

**This home is located in a Firewise certified community. No smoking anywhere in or around this home and/or anywhere on the HOA shared grounds. Absolutely no charcoal grill or campfires allowed.

Great place to vacation with amazing river views! Very impressed with the quality of the home. The host kept in communication with us through out the entire trip. It was close to all the action in Estes Park and remote enough to enjoy the wildlife that walked through the property. I would definitely recommend this place!

This property was perfect for our family vacation to Estes Park. Our host checked in with us before, during, and after our stay and responded immediately when I had a question. The house is even more beautiful than pictured. We had easy access to lots of activities including downtown and RMNP. The river running next to the property was especially nice. This was such a relaxing place to stay! We loved the huge windows and beautiful view. The location was wonderful for going to Rocky Mountain National Park or into town, but honestly the house itself was vacation enough. I could have just stayed by the fire in the living room watching the backyard stream all week. We have been renting vacation homes for a long time in different places and this was everyone’s favorite! It was immaculately clean and the hosts were very responsive when we had a question. We need to come back in warmer weather so we can hike more!

Sue, the property host, was amazing at communicating. The house was beautiful & clean. It is located on the most beautiful creek. We got to sit on the back balcony and watch a gang of elk just chill in and around the water. The town itself is also cute, with lots of shops and restaurants.

We were very impressed with our whole stay at Mulligans Lodge! The house exceeded our expectations in every way. The pictures in the listing literally do not do this place justice because it is beautiful! The house is very well stocked and super clean! This was our third trip to Estes but our first staying on the river. This was by far our favorite home we have stayed in!! We loved sitting on the deck overlooking the river and the daily visits from elk. Our 3 year old enjoyed playing in the river and walking to the local coffee shop. The home was immaculately clean and had everything we could need. And the beds were extremely comfortable. We enjoyed every minute!

Spent 3 days here with my wife, 1.5 year old, and babysitter. Beautiful big house. Great kitchen, bedrooms and bathrooms were new and spacious. Fished in the river directly behind the house. Caught a bunch of trout. Walked to get coffee in the mornings. Saw elk and beavers. Host was very helpful and immediately responsive. Wonderful value for the cost. 10/10 would stay again.

We just returned from a wonderful week in Estes Park chilling out during Fall Break. The VRBO house was fabulous! The location was perfect, just steps away from the Big Thompson River. We so enjoyed trying our hand at fly fishing & watching as a herd of dear walked through the yard daily. There was even a large elk grazing along the river. The house was very near one of the entrances to Rocky Mountain National Park, allowing multiple easy opportunities to view the beautiful Fall colors, elk ruts & some awesome stargazing! The house itself was beautiful & so comfortable for our group of six. It had everything we needed. The kitchen was well supplied with dishes, pans, great appliances & a gas grill on the deck overlooking the river. The beds were comfortable & bathrooms/showers were very clean & well stocked. Ann was fabulous to work with. She contacted us before our arrival to give directions to the house that would bypass the major construction traffic snarls in town. That was so thoughtful of her! She also gave advice about local grocery shopping options & even pointed us to a nearby sporting store where we could get expert advice in searching for the perfect fishing spots. In short, the stay was wonderful, everything we had hoped it would be. We hated to leave, but we hope we can stay there again sometime!

This home is absolutely one of the most beautiful places I have stayed. Great communication from the get go, easy check-in and most importantly, beautiful accommodations! The home was so clean, spacious for 6 adults, cozy, beautifully decorated, and had the most spectacular view to enjoy right off the deck. I highly recommend and will absolutely be back!!
