We had a nice stay here. On the other side of the river from most of the popular sites, but still walkable if you’re wanting to get all your steps in plus some! The breakfast was ok, limited options. Staff and check in process was great!

There were issues with utilities of some sort so our stay was moved to another property. The Residenza Sant'Anna is the place we stayed. Roomy, breakfast provided, Older and typical of the area. Close to train station and many attractions. Lots of places to eat and drink. Much to see in historical Florence.
The property was very clean and quiet at night. I enjoyed how cleanly the place was and the staff were very nice especially with breakfast. Would stay again. Around a 30 min walk from the main attractions across the river.
I like the location of the hotel. Not too far from the centre. There are bus station next to the hotel which you can easily reach the duomo and plaza michiangelo. The breakfast is in the breakfast room everyday morning, the lady preparing the breakfast was really kind and friendly.

Great location old town feel. Unfortunately, bed bugs were found on the covers and bit our son.
A budget friendly place 20-25 min from attractions
The unavailability of / tardiness of the reception staff especially during check in was a huge let down.
Rooms were good size and clean.
The breakfast is not available within the property they gave coupons for a bakery closeby which included only a coffee and 2 sweets. Which is not what I was expecting from "breakfast included" property

The hotel is located in a great neighborhood with lots of wonderful restaurants and pretty easy access to train stations, attractions, etc.
The room was disgusting. It was VERY dirty when we checked in but the bathroom was worse. The shower is molding, the shower and sink have trouble draining, lots of bugs.
The corners of the room were full of dirt.
The main bed was very uncomfortable. The supports on the bed were out when we checked in. My husband took the mattress off and was able to fix it but they kept popping out of place causing the mattress to sag very badly.
The courtyard was a mess.
Would not recommend staying here.

Bathroom was clean with great shower, but no grab bar or shelf for soap and shampoo.Lighting was inadequate.
No problems getting into the property - good communication from the property in advance and responsive to enquiries. Room was well equipped- kettle and fridge, hairdryer, small safe in the roomy wardrobe and room for my case to stand around. TV (no English stations). WiFi . We're all a bit used to fancier bathrooms in even cheap hotel chains and the shower stall in the room could do with a refresh but it was all clean and the shower was good and hot and worked well. It was a room at the front and I felt I had to keep the shutters closed on returning to the room - high ceilings and bright light from above, but table lamp to add coziness. Breakfast starts at 8.30 and is coffee, some sweet cereals, toast and small croissants. And nice to see the small garden courtyard at the back and eat there. Better than always having to go out looking for something, but with early starts for some of the museums I didn’t always wait around for it. I am quite fit and enjoyed my daily walk down to the historic centre, buses do pass quite nearby so that’s an option too. I felt quite safe walking around the area / back at night - eating and drinking options nearby and the streets are well lit. I found, with a robust case, on smooth castors that walking there with luggage was quite do- able and took less than half an hour. Palazzo Oliveto is a very handy, budget accommodation that was exactly what I had hoped for.
The room was very comfortable and clean. I was in room 2 on the ground floor though which is right next to reception and the room for breakfast. The noise level at all hours was incredible. They should really sound proof the room if they are going to put guests in there. "Breakfast" consisted of mini croissants and prepakaged crackers. On one day I was trying to get an uber and was just sitting at one of the tables after finishing breakfast. Instead of asking me to leave because service was ending the staff member just turned off the light.
Florence city center was a 30 minute walk so the location was convenient enough but unless there were no other choices, I wouldn't stay here again.
