“It started badly when, upon entering the room, there was a smell of cigarette smoke. Clearly, the room should have been decommissioned until it could be properly cleaned and fumigated. As the property operates on an automated basis (the key is retrieved from a key safe with a code supplied by email), there was no receptionist on duty. Luckily, we managed to find a helpful cleaner who was still on the premises, who was able to arrange for an alternative room. Although better, the room did not……

“The Garden Room in Banningham is an oasis of calm in a quiet Norfolk village. It is the ultimate example of a modern Self Catering Holiday in a cleverly converted old building with an up-to-date fully fitted, open plan kitchen-diner/lounge, and a king-size bedroom with ensuite wet room. The garden provides a restful area complete with a good sized patio with sun-loungers, outside table and chairs and a BBQ (for those of you who can't wait to show off your culinary skills. Too much like hard……

“Very good comms and helpful owner. Just the accommodation required. Very good indeed and we all slept well! The pink pub opposite was also very welcoming!”

“Very central location. Flat was clean and kitchen had everything that was needed.”

“Stayed for a festival out at Earlham Park. Did not have a vehicle, buses to from Norwich and the Uni are quite convenient. Walked most days. 1 mile to Earlham, 2 miles to Norwich. The location was perfect for our needs. Plenty of bedroom space, kitchen was clean and well appointed. Common living space is a little sparce, but we spent little time outside of sleeping, so not an issue in the least. 15 minutes by Uber to the airport. There's a Tesco and a Food Coop a short walk through the……

“I WOULD JUST PREFER TO FIND MORE EASYLY BUT I CANT FAULT THE PROPERTY”

“My son and I stayed in the house for 5 nights and it was everything we needed. It was super-stylish, clean, comfortable and really well equipped and to a really high level which makes a nice change! My bugbear is the knives in rental properties, but these were sharper than my ones at home which made cooking a joy! It was handily placed for both the city, coast and Broads and having the little home gym was an added bonus. I would highly recommend!”

“Great location. Easy walk into the city centre. A couple of bars directly outside so a bit of noise until closing time. However we were out so it didn't effect our stay. The apartment is a bit tired and could do with new csrpets and a refresh. But a great bolthole for q city break. One full bathroom and an ensuite with shower. Made it perfect for 2 couples. Would highly recommend ”

“Such a great find! It was spotlessly clean and with lovely decor. Only a short walk into the city - perfect. Tom was helpful and informative throughout. Thank you.We would definitely stay again”
