Welcome to the “Dunes Paradise”, a modern house that has all the amenities you could possibly need. This is a brand new home built in 2021 with 3 bedrooms, 2 & half bathrooms & plenty of room for a large family gathering/a weekend away with friends. The house is located right in the heart of all your shopping, golfing, dining, parks and a variety of other entertainment. Minutes from La Quinta, Palm Desert and Coachella Music festival. Music outdoors is allowed at moderate levels before 10pm.

The house’s most impressive features are outside its four walls. Starting with beautiful floor to ceiling sliding Patio Doors that brings the outside in. There is a brand new saltwater swimming pool with a tanning ledge and jetted spa with LED lights. On warmer nights, relax on the patio sofas or host an al fresco barbecue meal at one of the two dining areas. On cooler evenings, light the outdoor fire pit to keep the party going.

Bring your basketball sneakers and “A” game for a game of hoops with your buddies on the brand new outdoor basketball half court. Basketballs are provided! Find plenty of fun with other indoor/outdoor games including Air Hockey, Pac-Man 12-in-1 arcade game and Cornhole.

The Backyard
• Heated salt water pool with tanning ledge and color changing LED lights. Depth up to 5`.5” feet
• Spa with five jets and color changing LED lights
• Pool can be heated on request with a fee of $100/day, that includes Spa. Spa only $35/day
• Concrete Basketball half court. Basketballs are provided.
• Sun lounge chairs, drink tables and sun umbrellas
• Fire pit with conversation chairs
• Large covered patio, furnished with an outdoor dining table, chairs and natural gas BBQ (no need for propane) with BBQ tools
• Green area in the front and back for you to enjoy a game of corn hole or kids to run around

Please note that this property gets weekly pool service by Mario on Mondays and Thursdays.

POOL|SPA:
Pool: $100/daily fee (to include spa) to 82 degrees. (More heat is an additional fee)
Spa only: $35/daily fee to 102 degrees. SPA HEATED ON DEMAND ONLY. USUALLY 15-30 MINUTES TO HEAT, DEPENDING ON THE TIME OF THE YEAR, CAN BE UP TO 50 MINUTES IN COLDER WEATHER. SPA IS NOT HEATED FOR ARRIVAL.
Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool/spa heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment.
**Pool heating is not needed in summer months. Pool heating is available all year and usually recommended mid September to mid June.

SWIMMING POOL WAIVER AND RELEASE OF ALL CLAIMS AND ASSUMPTION OF RISK (`Waiver & Release`) In utilizing the swimming pool amenities (`pool`), you Will be expressly assuming the risk, legal liability, waiver, And release of all claims for injuries, damages, loss or Death which you, your family members, guests, invitees And licensees (collectively, `Pool Area Users`) might Sustain as a result of utilizing any and all amenities Connected with and associated with the pool. I and the Pool Area Users agree to abide with the rules of The pool (`Pool Rules`). I Understand that landlord, its Officials, directors, agents, employees, volunteers and Representatives (collectively, `landlord`) retain the right To restrict access to the pool for the failure of any person to comply with the Pool rules. WARNING! THERE ARE OBVIOUS KNOWN DANGERS INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE: PHYSICAL INJURY, AND IN SOME CASES, DEATH. I. INDEMNIFICATION AND RELEASE OF LIABILITY In exchange for the landlord allowing me to voluntarily Utilize the pool, I understand and agree to: ASSUME AND ACCEPT ALL RISKS arising out of, Associated with or related to my and the Pool Area Users` Use of the pool, even though such risks may have been Caused by the negligence of the Landlord; 2. BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR DAMAGE which I and the Pool Area Users may sustain while using the pool, even though such injury, damage, loss or death may have been caused by the negligence of the Landlord; INDEMNIFY AND HOLD HARMLESS Landlord from any And all claims, demands, actions, liability or costs, Including attorneys` fees, which might arise out of my or The Pool Area Users` use of the pool, even though such Claims, demands, actions and costs may have been Caused by the negligence of the Landlord. a) has the effect of releasing, discharging, waiving, and forever relinquishing any and all actions or causes of action that I may have or have had, whether past, present or future, whether known or unknown, and, whether anticipated or unanticipated by me, arising out of my or the Pool Users` use of the pool; b) constitutes a complete release, discharge and waiver of any and all actions or causes of action against Landlord; c) applies to personal injury, property damage, or wrongful death which I and the Pool Area Users may suffer, even if caused by the negligent acts or omissions of others; d) is an affirmative representation that I am assuming full responsibility for any and all risk of death or or personal injury or property damage suffered by me and the Pool Users while utilizing the pool; and e) is binding on me, my spouse, my heirs, my personal representatives, my assigns, my children and any Guardian ad litem for said children. I. ACKNOWLEDGEMENT I acknowledge that by using the pool I have read this Waiver & Release and that I understand the words and language in it. I further understand that this waiver & Release is intended to be broad and inclusive and Governed by the laws of the state of California, and i agree that if any portion is held invalid, the remainder of the Waiver & Release will continue in full legal force and effect. I further agree that the venue for any legal proceedings shall be in the county of Los Angeles, State of California. I have read and fully understand the above important information, the potential dangers incidental to using the pool, the warning of risks, assumption of risk and Waiver & Release of all claims, and I voluntarily choose to use the Pool.
