Excellent location but mattresses were very uncomfortable
There were 3 of us travelling - myself with two teen daughters - we felt safe and comfortable and we stayed for 4 nights. The location is unbeatable - 6 min walk to Aeon Mall, 7 min walk to Kyoto Station, the local 7-11 Store is a Yamato luggage delivery one, there is a washing machine but no dryer, but we found a laundromat along the way to Aeon Mall to use the dryer, so that's no problem. We left the accommodation tax on the table when we left. One only downside for us was that the mattresses were hard and old - mine had a dip and I could feel the springs - this resulted in me having lower back pain after I left due to the uncomfortable sleep. It is seriously not worth the pain for this, so I hope the owners would upgrade their mattresses.

Great location.
This location was great as far as being very centralized the area. Very close to the station and restaurants and shopping etc. dry spacious too. We had plenty of room. It was a little tricky to find since there are several units and I wasn’t able to get ahold of the host but we did get it figured out. Loved that there was a dining table and separate sleeping areas upstairs. The beds were kinda hard for my preference but everyone else said they slept fine. We also stayed three places in Japan and this was the only one where we were asked to leave a per person tax in cash. I still don’t understand that.
