Fun times - great pool!
My family had an awesome time here. Here are our pros and cons on the property: Pros Owner was pleasant to work with / very responsive Pool was clean and loads of fun; family enjoyed pool volleyball Wrap around porch and outdoor gathering spaces were nice Grill and oven worked well Several TVs, Wifi and good phone reception available Close to both Garner State Park and the town of Leakey Good amount of cookware/utensils (need another cookie sheet or two, a couple baking dishes and a couple drink pitchers) Cons Spa heater timer didn't shut off when it should've and the pool was hot the first two days, not very refreshing in 100 degree heat! House was cleaned, but could've been cleaner...coffee pot was not emptied/cleaned after last guests, floors/shelves dusty Gathering/eating spaces were too cramped for our family of 9 AC kept the house cool, but not quite cool enough upstairs No dishwasher :(

Perfect family vacation retreat for all ages
Beautiful spacious vacation home. Has all the extras which makes it a plus! Kitchen fully equipped. Lots of beds for the whole family! Pool and hot tubs works great. It's our 2nd year staying here and would definitely make it a 3rd next year!

Pictures are deceiving
The pics of property are not as described. Yes all amenities listed are correct. The property grounds were not kept up. You can play volleyball if you want to play on rocks, even enjoy sitting on back porch at the picnic table looking at trash and cans scattered all throughout the property last but not least don’t let small children down or they might pick up cigarette butts, half smoked joint. the pool groups we cleaned ourselves as when we arrived they hadn’t been maintained. Not one thing in the home had been dusted in months if not longer, the shower and tubs were disgusting, the floors you couldn’t walk on barefoot do to so much stuff sticking to your feet. The sheets looked like they hadn’t been changed. Had hair on them with spots of red who knows what on them. The toilet bowls… let’s just leave it there. Oh wait I can’t. The house was absolutely the hottest thing you’ve ever stayed in for July in TX unless you do not have ac. By noon it was 79. For the price of the rental property it’s not worth it. Pitch a tent in a park.

Absolutely perfect
Stayed here with the extended family for our annual Frio trip. Quiet, clean, great pool and communication from homeowner was remarkable. Will book here again if possible.

Top experience from an excellent host. The property was perfect for our 3 days of riding the 3 sisters. The hot tub was perfect after a long day of ridding Harleys.

Not worth the money
House was hot Pool was very cloudy with sediment which kept us from using/enjoying it. No water pressure Not spacious…pictures make it appear much larger than it is inside. For motorcyclists such as ourselves, having to provide your own towels/wash cloths was a pain. Would not recommend for the money.

We had an awesome time! So close to the river, the kids loved the pool and the house was cozy. We planned the trip to get away from the city for a while and it did not disappoint :) We are definitely going to do it again.

PERFECT GET AWAY SPOT
It was so much fun staying with family and friends. So convenient having everything you possibly need in the house. David was such a good host and responded to all our questions quickly. Not to mention Leaky was a few minutes away. We will definitely be coming back.

Really love the pool I was there from the time I arrive til it was time to go home
Water pressure was very low when taking a shower my siblings had to buy a fan it was not cool enough at night but other than that the stay was awesome

Blissful. Beautiful views. Comfortable. Accomadatng. Had some tv n light issues but did not mess or interupt how enjoyable it still was. The owner sent us homemade cupcakes for the whole family to apologize for inconveniences. Would definitely rent again.

July birthday weekend trip:)
Went for the weekend for a birthday trip with some friends, and had the best weekend we could have asked for!! The location was great, along with the house, pool and hot tub! Talking with David was so easy and he answered any question I had before I could ask it. Had such a great weekend as well as all my friends, could not have asked for a better time! Everything you need is available as the house and easily accessible in and around the property:) thank you David for a wonderful place!

Beautiful home
The house and property was very beautiful with a great view of the pecan trees, the deers feeding in the field, and hill country. We enjoyed every minute of it and the owner and the office staff were very nice and accommodating. We talked about going back next year and will definitely recommend to others.

Good location - just the basics
Good location - close to Garner State Park and to a decent diner and general store. Solar farm next door was interesting. Comfortable beds, plenty of TVs for winding down in the evening, somewhat limited furniture. Upstairs bathroom seemed clean enough but shower was small/well worn. Hot tub timer wasn’t working properly but owner was responsive. Nice outdoor activities - swings, horseshoes, and volleyball area.

Very quaint & charming cabin in the TX hill country.
Very quaint and charming rustic cabin situated in the hill country with great views of the hills, and we really enjoyed the nice & big hot tub very much when the temps dropped at night. The fireplace was great too.

Close to Garner St Park
Great trip to Leakey; very close to Garner and downtown. Fun pool and secluded atmosphere. House sleeps many more than meets they eye, can accommodate a large group if desired. David was very responsive and a pleasure to work with, would love to go back again, highly recommend.
