This 63m² apartment is located on the ground floor (no lift) and features a small private terrace. The apartment is strictly non-smoking. There is a flexible living/dining/home office space, furnished with a double sofa bed, flat-screen Smart TV, and a dining table with chairs. The high-speed 1 Gbps Wi-Fi is perfect for remote work and video calls.
The kitchen is fully equipped with a sink, electric kettle, toaster, refrigerator, dishwasher, stove, Cookworks coffee machine, microwave, and more. Full sets of dishes, cutlery, crockery, and kitchen utensils are provided, as well as pots and pans. There is also a washer/dryer, iron, ironing board, vacuum, mop, and broom available.
Both bedrooms face the courtyard and are furnished with double beds and high-quality mattresses. Freshly laundered sheets, comforters, pillows, and towels are provided for each guest. The apartment has two full bathrooms: an en-suite with a shower, toilet, and sink, and another accessible via the hallway with a bathtub/shower, sink, and toilet. Both bathrooms come with a hair dryer, and complimentary toilet rolls, shampoo, shower gel, and hand soap are provided to start your stay.
The apartment is professionally cleaned and sanitized before each arrival to ensure guest safety. Heating is provided throughout during the winter months. There is no air conditioning, but portable fans are available for warmer weather.
Important Information and Policies:
- Please note for reservations valued over £3000, guests may be required to pay via an alternative payment method such as credit link or bank transfer for security and banking purposes.
- Please inquire about the cancellation policy.
- Check-in is from 3:00 PM. Late check-in fees apply after 7:00 PM (subject to availability, and must be arranged 24 hours in advance). The host reserves the right to decline late check-ins if the guest does not meet all requirements.
- Check-out is by 10:00 AM.
- £800 damage deposit required before arrival.
- Strictly NON-smoking.
- No pets allowed.
- The apartment is not suitable for parties, events, or photoshoots. The maximum number of guests is 6.
- The main booker must be at least 25 years old. Unaccompanied minors are not allowed.
- A noise monitoring device is installed at the property entrance for security and to maintain peace. This device is not located in any sleeping or bathroom areas.
A baby bed can be provided upon request for an additional fee of £40 for your stay. A baby chair can be provided for £40. Both can be provide for £60. Please inquire once your reservation is confirmed.
*Management may occasionally need access to the property for maintenance, inspections, or viewings. This will always be arranged with prior notice between 8:00 and 19:00, except in the rare case of an emergency requiring immediate attention.
*Property may differ slightly from photos due to updates or rearrangements.
House Rules and Policies
ID Verification: All guests are required to submit a copy of their ID in advance for verification. On-site verification is not available, so ID must be received before check-in details are shared.
Age Requirement: Minimum check-in age is 35. Management reserves the right to refuse service to any guest exhibiting rude or disrespectful behavior. Any harassment or verbal abuse directed toward our staff will result in immediate termination of your stay without a refund.
Policy Violations: Any breach of these rules will lead to an immediate cancellation of your reservation. Violations such as smoking, noise complaints, or improper trash disposal will incur fines up to £800.
Self-Check-In: Pick up property keys from a nearby location using a confirmation code provided after reservation confirmation. Self check-in is autonomous; no one will be on-site to meet you. For arrivals post-7:00 PM, support from our reservations team cannot be guaranteed, so please inform us in advance of any delays.
Check-Out: Upon departure, please leave the apartment as you found it, ensuring all lights, appliances, and heating/cooling systems are turned off. Follow the provided check-out instructions to return keys properly.
Cleaning and Linen Fees: Our fees reflect courteous guest use (cleaning up, storing dishes, and leaving the space as found). This is a residence, not a hotel, and an unreasonable mess will result in an additional cleaning fee of up to £800. The apartment will be professionally cleaned before your stay, though airflow and settling may naturally introduce dust particles prior to your arrival.
Check-In/Check-Out Times:
Early Check-In: May be requested but is not guaranteed; approval is required from the host for any check-in prior to 3:00 PM.
Late Check-In: £50 fee between 7:00 PM - 10:00 PM; £90 after 10:00 PM. After 1:00 AM: £120.
Late Check-Out: Must be approved in advance. Unauthorized late check-outs will be charged at the full nightly rate.
Keys: Lost or damaged keys/key fobs will incur a fee of £200 for keys and £300 for key fobs. Please follow the check-out process carefully to ensure keys are returned as directed.
Mail and Packages: No deliveries or mail may be sent to this address due to privacy concerns. Any unapproved items will be refused.
Maintenance Requests: We work with the property management team to address maintenance issues. Non-urgent issues (e.g., blinds, curtains) will be addressed after any emergency needs.
