2. Age Requirement: The individual making the reservation is considered the primary guest and must be at least 21 years old.

3. Guest Limitations: Only registered guests are allowed on the property. Unauthorized guests, parties, or events will result in fines and eviction.

4. Occupancy Rules: Each room has a standard and a maximum occupancy, which may differ. Any guests beyond the standard occupancy will incur an additional fee. The website will automatically apply this fee if your booking exceeds the standard occupancy. For more details, feel free to contact us.

5. Noise Policy: Quiet hours are from 9 PM to 8 AM. Keep noise levels under 50 dBA at all times to avoid fines and possible eviction.

The place we stayed out very nice. Very clean lots of room. Once we figured out the parking situation we were good to go. Would definitely recommend this place.

The impression we had prior to the arrival was that the unit would be much more impressive then it turned out. At least that is what was represented on the posting.We were shocked that there wasn't an elevator to get our bags upstairs to our unit, so we had to drag them up.Then the unit is quite stripped down when it comes to any thing upscale . The outdoor furniture on the spacious deck is very low-end and limited, which is too bad as the deck is the only luxurious amenity on the property. Everything else is just very basic.We were shocked to find out that there weren't even any paper towels provided in the kitchen. We needed to buy some from the market across the street.

Great property with excellent walkability. Not much of a full stocked kitchen if wanting to cook, but we were there for a partial week and mostly ate out. Loved the spacious patio. Having a washer/dryer was quite nice. Elevator was broken so carrying heavy bags to/from the 3rd floor was a bit of a chore.

The location was perfect. Easy on and off the island. Within walking distance to anything u could want on Miami Beach. Rooms are spacious and very clean. The front patio separates this property from all the others. We will be back!

First of all, you basically have to give up your first born child in order to stay at a Sextant property. The biggest problem started when their listing stated "sleeps 6". So my husband and myself decided we would invite our 4 children. When we went to pay, there was an "extra charge of 25 $ per person, per day of stay". We didn't worry because the place said sleeps 6. When asked about this charge, Sextant said "oh well the place is meant to be for 4 people, and because your bringing 6, there is an extra charge !". They charged us 250 $ extra just because we were bringing 6 people. The place says "sleeps 6". So frustrating and when we tried to talk to someone, it was very difficult to get a hold of someone who actually spoke english and was willing to help us. I also tried to pay the 2nd half of our deposit with a different credit card than what was used in the initial downpayment. This was due to the original credit card now had fraud on it, and I had to close it. They could not grasp that I needed to pay on a different credit card. The place itself wasn't vacuumed when we got there, rugs were filthy. The check in process was unbelievably confusing, and they would not give us the door code until the actual minute of check in. They list themselves as you can have early check in, this is not true. The place itself was in a great area. This was the only perk of the entire stay. We will never rent from a Sextant property again from VRBO. We had never had such a bad experience with VRBO, until this stay.
