The spacious living area consists of large floor to ceiling windows, allowing plenty of natural light to flood the space and offering stunning views of the shimmering lake waters.

Each bedroom is elegantly furnished to ensure a restful night's sleep. Drift off to sleep to the gentle sounds of the lake, and wake up refreshed and ready to embrace the day's adventures. All three bedrooms have windows that allow you to enjoy the waves at night right from your bed!

Our fully equipped and remodeled kitchen is a delight for any kind of cooking. Prepare delicious meals with ease, or savor your morning coffee on the lakeside balcony, feeling the cool breeze while the sun comes up.

Lake Conroe welcomes you to explore its calming waters. Swim in the lake, get out on the water with the included Kayak or Paddle Board,, or RENT our boat to discover hidden coves and peaceful inlets. Fishing enthusiasts will be delighted by the abundance of bass, catfish, and crappie that call this lake home.

The game room downstairs includes a pool (billiards) table, donkey kong arcade machine with over 35 retro games, sectional sofa, XBOX and smart TV, and 6 bunk beds!

Guests can access the entire home except for one owners closets. The closet is located in the bunkbed / game room. The closet is locked. Besides that, the rest of the house is yours to enjoy including the beautiful lake and garage!

Please note the boat and jet skis are not included with the reservation. The jet skis are a neighbor's and are completely off limits. However, the boat is reservable through a third part app called BoatSetter.

We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.

A rental agreement must be signed by the guest reserving the property and will be automatically sent after you reserve the property. A government-issued ID will be required on the agreement.

Cameras are installed outside for security purposes.

Texas has bugs and they vary by the season. Notify us if you find any pest issues. We do not offer refunds for pests such as roaches, spiders, ants, flies, etc. We have routine pest control scheduled by professionals.

Rental Agreement and Verification
- Sign rental agreement within 48 hours of booking.
- This document will be included in your boarding pass instructions, which you'll receive automatically after reserving the property

In Case of Emergency
- Call or text for emergencies
- Shut off water supply for plumbing emergencies
- Dial 911 for major emergencies
- Message us for non-emergency questions

Damage Waiver or Security Deposit
- Option 1: $1000 Security Deposit fully refundable if the property remains undamaged. Please note that the refund might take up to 14 days, depending on your credit card company.
- Option 2: $199 Damage Waiver (non-refundable) covers the cost of any accidental loss or damage to the property, its contents, or caused by you, your guests, or accompanying pets, up to $599.

Check in & Check out
- Check-in at 4 pm, check-out at 10 am
- Early check-in and late check-out available for a fee (if approved). Options will be provided in your boarding pass
- Written approval required for late check-out
- Failure to vacate without approval results in fees outlined below

Boat Rental
- Boat Rental is offered through a third party application called Boatsetter.
- If you want to ensure your reservation ahead of check-in, please ask us for the link.
- Do not enter the boat without making a reservation

Jet Skis belong to a neighbor and are not included with the property. Please do not touch.

No Smoking Inside (Any Kind of Smoke)
- This includes cigarettes, cigars, vaping, marijuana, or any other form of smoking.

No Illegal Activities of Any Kind

No Parties
- No parties or commercial use
- The property is for single-family residential use only.
- Violation results in termination of occupancy and fees

Guest Count Limit (Including Overnight and Visitors)
- The maximum capacity for the property is 14 individuals
- Violation results in termination of occupancy and fees

Noise Limits
- No loud noise (above 75 dB) at any time
- Quiet hours 8pm-8am

Parking Limit (Includes Driveway, Garage & Street)
- Maximum of 4 cars (2 in driveway, 2 in garage, 0 on street)
- Proper parking required, no blocking driveways or mailboxes
- Improperly parked cars may be towed
- If the property you reserved is on a corner or by a fire hydrant, street parking is not allowed.

Disclosure of Cameras & Minut Noise Monitoring
- Cameras are located outside only. They cover front door, back door, sides of the home and driveways.
- Minut noise monitoring devices located inside & outside. These track the decibel level and do not record.
- For your privacy, there are no recording or monitoring devices inside the home.

Pet Policy
- Prior written approval required for pets
- Pet fee of $99 per pet per stay.
- If pets are brought to the property and not approved, the fee is $200 per night per pet.
- RENTERS ASSUME ALL LIABILITY FOR PETS
- Do not allow your pets on the furniture.
- Pick up pet waste in the yard prior to checking-out

No Refunds Outside of Strict Policy
- Reservations made on the third-party travel sites follow the cancellation policy posted on the property listing.
- Reservations made directly are subject to the following policy:
-- Cancellation within 30 days of arrival results in the forfeiture of your entire payment.
-- Cancellations more than 31 days prior to the Arrival Date will receive a 50% refund of the total rental rate.
- No refunds due to COVID-19 related issues or closures.
- No refunds or compensation will be given for any failure of any appliances or amenity such as but not limited to HVAC systems, dishwashers, refrigerators, cable or satellite TV, internet access, televisions, or swimming pools. Property may experience service and utility outages; in such a case, notify BVR immediately. We will do everything within our power to correct the situation as soon as possible.

Additional Charges
- Extra Guest Fee: After 8 guests, $15 per person, per night. Fee applies to all guests and visitors, regardless if they are staying the night.

Damages, Security Deposit, and Fees
- Failure to vacate without prior approval will result in a $150 fee plus $50 per hour.
- If your failure to vacate affects our ability to prepare for the next booking, you agree to pay 100%
