Location location ……..

Perfect location on the Balboa Peninsula. Walking distance to everything. House was laid out perfectly for a large family with room to spread out. Would definitely stay here again.

Big Beach House

This house was perfect for 4 couples. Great spaces to relax such as living room, kitchen, or roof deck. It fit 4 couples perfectly and is in a great location for newport activities.

Good House. Good location.

This is a large house very close to the ocean. If you are looking for a really high-end property this isn’t it. It is a beach rental that definitely has been well used. The white carpets were significantly stained. However, if you are looking for a large house that will accommodate your group and you want to be close to the beach, this is a great option.

House doesn’t look like the “ads”

Nice layout. Good location Outdoor space very disappointing. Dirty floors and stained furniture. Outdoor space was mildewed and rusty. Tripping hazards Bathroom grouting ugly and grungy. No full length mirrors No use of almost all amenities for guests That’s down to the stove top griddle we weren’t allowed to use. Once was a lovely place. Not so today.

Great house layout and location

The location of the property is perfect. Even though it’s on a busy street, there is a cross walk right at the corner that made crossing over to the beach easy. The size and the layout is amazing and provided plenty of room for our two families of 4. The property is in need of some deep cleaning and maintenance. The carpets had stains that would not have been removed by regular cleaning, as well as some cushions inside and outside were stained or worn. The beds were comfortable and the bedding seemed clean and new. The house doesn’t have cable so be prepared to stream your own apps, this was initially confusing but the management team was responsive to our requests for support. We had an issue with the GFI outlets in the bathrooms on the last evening, but management seemed on it. I hope the owners consider putting some money towards deep cleaning or replacing the light colored carpets. However, we were able to overlook these things because the size, layout and location were so great. I would have given the propery 5 stars with these changes.

Great Home - Needs Work!!

We are a family of 8, including two kids, and the home was perfect in size and layout for us! The location is amazing, 1/2 block to the beach, close to the pier, convenient for restaurants, food and entertainment! Beds and baths are plenty and comfortable but house has been lived in HARD. Kitchen countertops are etched with stains, electrical outlets are loose and some are uncovered, power went out twice for a few hours then GFCI's wouldn't reboot for a few hours after that. Several windows are broken and can't be opened which forced us to use AC. Plumbing in shower of wallpapered bedroom made such a loud roaring noise when hot water was on that it woke up the kids. Also the water shutoff in that shower itself when turned to hot and was only able to restart by turning dial to cold water and then hot again. Property was listed for sale two days before we left so twice people (Realtors?) were parked at front door looking in windows. This house is great but needs attention and maintenance. There are tons of similar vacation homes around the area to choose from - this home worked for us but I wouldn't come back until some of the issues are corrected.

Great house-mere steps to the beach

This house fit our family great. It was literally steps from the beach and there were beach towels, chairs and all kinds of other equipment to use there. It needs a little TLC, but it was a great place. The linens were clean, as well as the beds. Would definitely stay again.

Gorgeous, fun and relaxing!

This home was prefect! Great location! Right near Balboa Village - Aracade, ferry, restraunts, quick bites, Balboa Pier, shopping. The home is fully equipped for cooking, grilling and entertaining. Everything is in good condition and very comfortable. We will definitely be back!

beautiful large home next to the beach

The house was super comfortable with large rooms and bathrooms with new furniture and comfortable beds. Kitchen was large and was well stocked. Super close to the beach as well. Would totally stay again! My only complaint is the floors and the front patio were dirty.

Great location and house

House is very nice with well sized bedrooms (Master is very big) and bathrooms, well appointed kitchen, and two cozy areas for relaxing and/or watching tv. Right on Balboa Boulevard so front bedroom / Master gets some street noise but compensated for given views of the ocean and proximity to the beach and bike path. My group had a great stay and I would recommend to others!

Beautiful home, great location!

I stayed in this home last weekend with 6 of my girlfriends. The home is quite large, with plenty of outdoor space, including a great patio on the 3rd floor. It’s walking distance to the beach, shops, restaurants, and the Balboa Ferry. We got in the car once, to go to Pavillions Market. My friends loved the house too, and I would definitely stay there again.

Great for families

Used as base for family Disney trip. Plenty of room for our family of 5. Very new and clean. Breakfast spots within walking distance. One critique - the house gets a lot of light in the morning so maybe bring eye shades if you want to sleep in. Also - we live in the burbs where it is very quiet. There is quite a bit of road noise here so maybe bring earplugs too. Overall awesome and would recommend.

Disappointing

Firstly the photos are way better than it actually is. It’s very run down. The furniture was dirty and disgusting. The shower is leaking into the next level through the light above the dining table. No coffee or tea provided. The cleanliness was average. The internet wasn’t working. Finally figured out power had shorted, probably due to the water leak through the bathroom. Not a great start to have to find the power switchboard and fix given the price we paid. The only good thing was the beds were comfortable
