Cant fault anything. The man on reception was very customer focused and helpful. He went out of his way to help.The photos do not do the room justice. Very clean, spacious and comfortable. Would highly recommend

Two things could be improved:
- the possibility of opening windows at night
- a better, stronger flow of water in the shower.
Since my last visit they have updated the decor in the room we were in, the continental breakfast was exactly what I needed and for a cooked breakfast we were directed to a very good place. Easy parking and caring service.
Our shower was not behaving and the hotel sorted the situation in the best way it could very efficiently.
Hotel is a 15 to 20 minutes walk from city centre. Has a good size car park. Staff are friendly and helpful although at breakfast it would have been useful to have more than one on duty as they were having to deal with breakfast guests as well as those checking out.

Family room is big, we have 5 big luggage and still have space. Room is clean and tidy up daily.

We where stood ringing the bell after 4 pm the check in time in bike gear melting my wife carried some stuff up to the room once in the room receptionist said can i help with your bags !!!! paid for breakfast has we had done before only then to see a notice its continental only pleased we didnt pay for that kids running riot and screaming dont get us wrong no problem for us kiddies having fun but not if you had eanted a lie in
Lovely guest house, very pleasant service and super clean. A few minor issues we noted will surely get fixed in no time. Only real issue for me was the lack of BREWED coffee at breakfast, only instant stuff - I know Norwich is not London, but it is 2019 and coffee houses have been a real success since the 1990s!
Herbal tea sachets in the room would also improve things.

Room 20 is no more than a cupboard with a small roof light, with no other windows it was very claustrophobic and would be an issue if you suffered from claustrophobia. The en-suite needed maintenance with the extraction not working and a dripping tap. Also fire doors are wedge open which clearly is illegal and a safety issue. Cannot see how this property has a four star rating.
I am a regular user of this lovely guest house, having my daughter studying at the UEA, nearby.
This was pre-planned stay, which turned out to be the UKs second hottest day on record!!! When calling to request a cool room (health reasons), I was quite surprised to find that the guest house's management had changed hands! I needn't have worried, however, as the new lady manager, went the extra mile, in providing me with a cool room, a fan and a jug of cold water, plus extra milk to keep me hydrated and cool. She was pleasant and efficient.
The guest house, is of good standard for its budget price, hence being a regular user, who knows what she is getting. The breakfast, however, (£5 per head) is no longer a cooked breakfast, but a continental one. As a seasoned traveller, this is in keeping with other similar establishments, who have made similar changes.
All in all, as usual, a pleasant and comfortable stsy

Die Dusche war einzigartiger Müll und hat den Begriff Dusche nicht verdient.
Very friendly and helpful staff. Room spacious and nicely furnished. Bed comfortable. Perfect. The only small niggle is that the shower (which was nice and warm and powerful) did not have any place to put my shampoo/shower gel in the shower cubicle. A corner wire suction basket from Wilko or similar would solve the problem - simples!
