I am writing to express my extreme disappointment with my recent stay at the house rented at your resort. I booked a stay at your resort in Orlando over Memorial Day weekend. We were looking forward to a relaxing weekend of soccer tournament at Disney, but our stay turned into a nightmare when we discovered that one room and bathroom was infested with cockroaches. We first noticed the cockroaches on the first night of our stay. There were at least 10 of them crawling around the bathroom and bedroom. We killed the first one, but as more appeared, we realized that the room was infested. We were so disgusted that we couldn't sleep in the room and had to move to a different room. The next morning, we called the front desk to complain. The staff member who answered the phone was very apologetic and said that they would send someone up to clean the room. However, when the cleaning person arrived, they did nothing more than spray some pesticide around the room. We requested a refund for our stay, but we were told that we would not be getting one. We are very disappointed with the way that this situation was handled. We feel that the resort did not take our concerns seriously and that they did not do enough to address the cockroach infestation. We would not recommend this resort to anyone. The room was filthy and infested with cockroaches. We were very disappointed with the lack of customer service that we received. We would like to get a refund.

The house was really big and looked very comfortable, but the cleanliness and hygiene were terrible, it seems that a long time ago they did not give maintenance and cleaning, we had two 3 bathrooms that we could not use since they never heated water, the sheets, bathrooms, towels, bathtub, dirty sink, at the level that we had to buy detergents and wash them.

The home was not well kept, the carpet was dirty, the walls were dirty, and the condition of the furniture was not appealing. The reservation was changed at the last minute by the managing company for a home that was not as good as the one reserved but the price remained the same.

It was my mistake of not reading reviews before I booked but just like other reviews say the Place and pool were dirty. I was charged for “stained towels” even before they washed them, when obviously they were just dirty, make sure you report everything you see as soon as you get there otherwise they will charge you when you check out

There wasn’t many towels, some of the beds didn’t have blankets. Tiny ants all in the kitchen. Blinds broken, curtains where barely on. Dirty walls and now dish towe. The house was barely cleaned. The pool heater didn’t work until the end of the second day. I will be visiting again just not booking it through here. They didn’t answer my calls for real when I called about the heated pool. I had to clean the leaves and all myself. It was trash already in the bin before we were able to put our trash in there.

The property was in excellent condition but we were forced to sleep with high A/C temperatures because the owner refused to lower the temperature anywhere below 72 degrees. At 72 degrees the A/C almost never would turn on and there was a lot of humidity outside. We were a large group and everyone was uncomfortable with the temperature settings in the house. The property was excellent but this issue completely ruined our stay as we could not sleep properly.

We typically rent here for access to the waterpark but apparently this rental company does not provide access which is not mentioned at booking. Additionally this house appears to have many issues brewing ie step is broken, cleanliness is lacking there was blood on pillows, Ice machine did not work, jacuzzi did not work, internet was weak and eventually went out completely, worms coming out of shower light fixture and missing tv remotes

First of all Encore Resorts is amazing but we thought we booked thru them but it was a third party called ACO vacation rentals and they was so nasty there location rental was a house in Encore Resorts but not affiliated with them. They had broke appliances and none working pool,stove,refrigerator and more. Expedia gave me a fund in full once they tried to reach ACO vacation rentals and got the run around. Always double check before booking that it’s only thru Encore Resorts they are awesome. If it’s ACO run as fast as you can

I messaged the property prior to booking to inquire about the use of the resort ammenities, which i was assured that we would have access to. I arrived and the house I rented was not part of the encore resort management, so i cpuld not use their facilities. I could not even pay to use them. I had no way of knowing this when i booked despite my communications with the resort. I paid extra for heating the pool, which was never done. When i arrived, the furnace did not work. Someone was sent out the next day to repair it. The garbage disposal did not work, however no one came out until the day before we left to fix it. House was in need of cosmetic repairs, looked a bit neglected. There were very minimal kitchen ammenities, no pot holder, no spatula, only one small pan and two pots and one round cookie sheet. The grill was dirty, there was nothing to clean it with...i could go on...the area was nice, close to parks and shopping. I will not be renting from this property again.

We stayed at the same resort in October last year and very much enjoyed.At time of booking we did not realize there are numerous property management companies. This time arsonist we used ACO and were not happy with property condition and service. Dishwasher was not working and not resolved during our stay and interior of home was not great - needed a coat of paint. Additionally when calling for service there were long wait times with ACO

This property is managed by a third party who does not maintain it well. Several things were broken. We found a old dirty sock in one of the beds. The spa, which we paid to heat, never worked. We found food debris on the floor in the living room when we arrived. Lights were burnt out. Lighting fixtures and shades were broken. Furniture and walls were stained. One of sliding door wouldn’t lock. The property was certainly large enough for our needs and it was centrally located, so if we go back we’ll book directly through Encore.

The property had several areas that needed addressing and while everything was good on the surface, the house started to “show itself” after staying there a day or two. Several pieces of furniture were either completely broken, stained or unusable due to being a safety hazard. There are a lot of oversights and simple items that could be fixed easily such as rusted pans to cook with, rusted patio furniture, running toilet, not having hot water in the tub, timer for the bubbles in the hot tub not working, and the list goes on. The company clearly does not inspect the homes and if so the standards for what is acceptable is very low. The absolutely worst part is the communication. It is very inconsistent and for every 1 time I got to speak to an actual person about any issues there were 5 times the phone just rang or never got a person. Lastly they had the nerve to charge me $27 for a rip in a curtain that can’t be identified …….it’s absurd to do this despite the broken bed and chairs in the home that were a danger to my family. I have asked for more information and still have not received it because again the communication is awful. NEVER AGAIN will I book with this company on orbitz. Very disappointing overall.

We were really excited about our stay at encore resort we looked up the actual resort and thought it would be a perfect fit for our family. After we booked from Expedia we got instructions that prior to check we had to reach out to confirm our reservation and get check in instructions. We attempted to do that the week prior to our reservation only to find out that the house we book was managed by a company called ACO and was not actually managed by encore resort. It took us a full week to confirm our reservation with this company because no one ever answered the phone. Expedia was no help with trying to track down the company. Once we finally got in contact we had to provide pictures of my ID and credit card thru email which was concerning because I was scared of fraud. Once we got to the actual resort and got to the house the door code that we were initially given did not work so we had to track someone down to assist us. The house was dirty and poorly managed. There were multiple item that was broken like wall outlets burn marks on the dining room table the carpets were all dirty the screen door for the pool was broken and on the ground. The pool was dirty the sheets and bedding had stains all on it. There was like 8 full trash bags at the end of the drive way when we arrived. Because the house was not managed by encore we could not access the resort amenities like the water park which was really disappointing. Book thru encore resort and maybe get a better experience.

When we arrived at the property it was already occupied as it had been double booked. We were moved 4 times in 2 days before we were finally situated and after hours of phone calls and waiting. We lost two days of our vacation and have yet to be giving any compensation.

The property was beautiful. I didn’t like the false advertising between Expedia and the Aco company I rented thru. The entire resort was advertised in the offer but once we arrived we weren’t able to you use the amenities and entertainment at the resort. They said Expedia and Aco do this frequently and next time to book directly thru them for cheaper rates and access to all of the facilities and attractions. We were limited only to the features of our house. Plus it took 3 days to get our pool fixed and clean

Pros: -House is spacious and beautiful. Large enough for our family of 12. -Clean but not spotless(not complaining). -Washer and dryer available -Large Kitchen with everything needed to cook our meals -Very comfortable beds Cons: -Pool was green and they cleaned it after the third day of our stay, not very clean but cleaner than green. Only 2 towels per room in the house, we had to wash towels multiple times during our stay. - Foul smell coming from the shower and sink drains upstairs. We spent most of the time visiting amusement parks and didn’t need the pool most of the time, it would have been a disappointment if we were planning on staying enjoying the pool.

The house alone was beautiful and Almost perfect . The home bever really got cool and the sink leaked, maintenance came out 2 days later but he was very efficient. If they work on these the house would be excellent. Also the company who managers the property can learn some customer service skills. I was trying to do early check-in but they can't refusing it, just to find out my paperwork wasn't completed instead of them telling me this since 7am and finding out at 2pm. But i love Encore this qas my 4th experience with them.

Pros - great location to everything, house has plenty of space and nice pool area Cons- house is not very clean- dirty carpets, dust everywhere, sticky vinyl, big wasp nest by our pool (called on this issue but never taken care of) dirty pool (found a shoe, googles & trash in pool filter) and last no lounge chairs so we had to lay on towels by pool. Also pray for good neighbors because we had a party beside us until 4am most nights! The houses need a little TLC but overall decent stay.

We enjoy the open dining and kitchen are to hangout with family. It was great that everyone had there own bathrooms.

Water park view was tempting and make property nice. I would not recommend to go with ACO with no one that I know. Instead of us enjoying our stay it was a disaster. The house was not properly clean the curtains where falling apart. There was stains all over walls and carpets it seemed very recent as if house was not clean. Quilts where all dirty and look muddy. The trampolín was in garage and my three year old went to go and jump when my daughter got off jumper she cried for help when we notice there where to metal broken pieces sticken out of jumper that caused my baby a cut in her little leg. I called ACO and complained they sent the maintenance guy to remove broken pieces and he said this is dangerous and I took the picture once again forward it to resort and they did not said NOTHING nor at least out curtesy apologize for there customer service. I have always rented homes and never had the worse experience like I did this time. I want to put a major complain with this place POOR CUSTOMER SERVICE.

paying I received an email from Aco the management company with the contract to sign. Then they wanted my picture holding credit card and iD next to my face and I felt uncomfortable doing it so but ok....got the email confirmation and door code etc...got there and was with my kids and dad at the door for about half hour unable to open the door...the lady told me to go through the back and I did and was able to get in, they gave me the wrong door code.The contract specifically says no dogs and I am ok with that because I don’t have a dog(the smell of dog all over the house was strong) turned the ac and it was ok....no coffee machine and went to Walmart and got myself one. Called to tell them about the smell and the coffee machine because there is a fine for having dogs I believe is 500$ and did not want them to think I stoled the coffee machine. Paid for them to put heat at the pool for the kids, nothing pool was dirty inside with papers and balloons outside of the pool garbage all over and the remains of a Marijuana cigarette. Was not able to put my garbage in the bin it was not emptied. Wet carpet at the one of the kids bedroom that would not dry it up while we were there, they tried to clean whatever stains was made and we stepped in so many times kids socks got soaked. The miscommunication was unbelievable plus pool was not heated when requested and not clean for us to go in.said was going to emergency clean the pool and refund days of pool heating, did not happen
