The cozy living room, adorned with stylish sofas and a striking in-wall fireplace, is the perfect spot to unwind with a 55" Smart TV.

For entertainment, the family room boasts a pool table, and the futuristic game room comes alive with arcade and board games, all enhanced by LED lighting for an immersive experience. You’ll also enjoy the cocktail kitchenette bar for drinks.

Each of the five bedrooms is uniquely designed with vibrant desert-themed decor and offers queen-size beds with premium linens. The master suite is a true oasis, featuring a luxurious bathroom with a skylight.

Step outside to find the perfect setting for a barbecue, relax by the fire pit, or soak in the hot tub. The outdoor space offers serenity, making it the ideal retreat for up to 16 guests.

As our guests, you'll have exclusive access to every part of the home and property, with no shared spaces outside of those in your booking.

Your check-in code will be sent to you an hour before you arrive.

Your safety and comfort are our top priorities. For enhanced security, we've installed outdoor cameras around the perimeter of the property. There are no indoor cameras, ensuring your privacy in our tranquil retreat.

We want you to have an amazing stay, and these guidelines will ensure everyone’s comfort while also keeping things smooth with the neighbors. I wouldn’t want to pass on any additional costs to you, so please take a quick moment to make sure the House Manual and these rules are ones that you can follow.

** HOUSE RULES **

➤ NO SMOKING:
Smoking on the premises is prohibited. Violations will result in the loss of the security deposit and an additional de-smoking fee, totaling a $1,000 penalty. An ozone treatment will be necessary to remove the smell.

➤ QUIET HOURS:
Amplified music and outdoor gatherings are not allowed after 9 pm to preserve neighborhood peace. You will receive one warning if we are notified of excessive noise, then will be fined $250 and/or asked to leave the property without a refund if we must warn you again.

➤ GUEST COUNT:
Please inform us of the exact number of guests. Additional guests not reported will incur a $50 charge per person, per night starting at 9 pm.

➤ NO PARTIES OR EVENTS:
A $1000 penalty will be imposed for any unauthorized parties on the property. In addition, your reservation will be cancelled without a refund.

➤ PETS:
Pets are welcome but must be disclosed at booking or before arrival. A deep cleaning fee, twice the standard rate, is required for pets to ensure an allergen-free space for all guests. Failure to disclose may lead to additional fees.

➤ TRASH DISPOSAL:
Please take out the trash as needed and separate it between the bins. Prior to check-out, properly dispose of the trash and do not leave it inside the house. If your stay includes Wednesday, kindly put the trash bins out for Thursday collection and return them afterward.
- FOOD DISPENSER NOTICE: Guests are NOT allowed to put food down the sinks. Any clogging due to food particles is subject to a $500 fee or more to get it fixed. Please properly throw away trash in the bins. Thank you for your cooperation and understanding!

➤ TAMPERING WITH SECURITY DEVICES:
Please do not tamper with or disable any security cameras. If we notice any tampering, there will be a $500 fine, and you may be asked to leave without a refund. This also applies to any smoke detectors or monitoring devices.

➤ EARLY CHECK-IN / LATE CHECK-OUT:
Subject to availability. There is a small fee of $50 per hour if you would like to have an early check-in or check-out. Check-out time is strictly enforced due to our cleaners’ schedule. UNAUTHORIZED early check-in or check-out will result in a fee of $100 per hour.

➤ PARKING:
Feel free to use street parking or the driveway. Be sure to follow all parking signs to avoid fines and avoid blocking the sidewalk. For more detailed parking guidelines, please refer to the house manual.

➤ CLEANLINESS:
Please maintain cleanliness and refrain from wearing shoes inside the property. If any piece of furniture is moved but not put back in its original place, there'll be a charge of $100.

➤ DOORS:
Keep all doors closed to prevent insects or animals from entering.
- Important: Only lock doors for which you have PIN codes. If you accidentally lock yourself out and require a locksmith, you will be responsible for the fees.

➤ FIREPLACE:
For decorative purposes only, do not start real fires.

** HOT TUB MAINTENANCE **

Scheduled: Thursday afternoons. The technician will perform routine maintenance to ensure the hot tub is ready for your stay.

** HOT TUB RULES **

➤ SHOWER BEFORE USE: Please shower to remove any lotions or oils before using the hot tub.

➤ SUPERVISE CHILDREN: Children under 12 must be supervised by an adult while using the hot tub.

➤ TIME LIMIT: Limit your time in the hot tub to 15–20 minutes, taking breaks between sessions.

➤ TEMPERATURE CONTROL: Do not adjust the hot tub temperature above 104°F.

➤ NO GLASS: For safety, use plastic or shatterproof containers only—no glass is allowed in or around the hot tub.

➤ NO DIVING AND JUMPING: The hot tub is shallow, so diving and jumping are prohibited.

➤ OCCUPANCY LIMIT: Please adhere to the maximum occupancy of three people in the hot tub at one time.

➤ NO ELECTRONIC DEVICES: Keep electrical appliances away from the hot tub to avoid accidents.

➤ PREGNANT WOMEN & ELDERLY: Consult with a healthcare professional before using the hot tub.

➤ HYDRATION: Drink water before and after hot tub use to stay hydrated.

➤ PROPER ATTIRE: Swimwear is required in the hot tub. No regular clothing or undergarments.

➤ NO PETS: Pets are not allowed in the hot tub.

➤ NOISE CONTROL: Keep noise levels low, especially during the evening to respect neighbors.

➤ MODE SWITCHING: The hot tub operates in Standard, Sleep, and Eco modes. It's set to Standard by default. Press the temperature and “Mode” buttons to switch between modes.

➤ SHUTTING DOWN: After use, turn off all high jets, return the hot tub to Standard mode, set the temperature to 85°F, and cover it.
