Awesome Spring Break
Our spring break stay was amazing at this home. Waking up to the view of the gulf and being able to walk directly out on to the sand was awesome. The private beach gave us a slice of our own beach every day we were there. The house had a well stocked kitchen, linens and indoor and outdoor supplies to make it a great vacation. The owner was super responsive even though we truly had no issues while there. Will stay again.

Great Townhouse in Inlet Beach
We loved our stay in this beautiful beach front townhouse. It's in a great location - on the quieter end of Inlet. The updated decor/furnishings were perfect inside and all the outdoor spaces were well equipped and provided amazing views. We appreciated the beach chairs, umbrellas, boogie boards, etc that were provided for our use. Kim was an awesome host and responded to any questions very quickly. We would definitely book this property in the future.

Location! Location! Location!
The location of this property is amazing. Quick walk to explore Camp Helen State Park and its dune lake. Also, it is the quietest stretch of beach we saw. It was amazing to wake up and walk right out the back deck and onto a quiet stretch of beach. We have taken many beach vacations and this property was the closest to the waters edge that we’ve ever experienced and the properties strip of beach is a quietest we’ve experienced. If you’re looking for a relaxing and beautiful slice of beach, look no further!

Family vacation 2023
WE loved this property and the location was a 10/10! I rent every year at least once maybe 2 times on VRBO and this location was so perfect for our family. My kids said this has been the best location so far. It was so nice to be on the beach in just a few steps. We enjoyed more beach time than every before due to just being steps away. The sunsets were breathtaking. Would love to stay here again!

Amazing property with breathtaking location
We stayed here in March 2023. We wanted to avoid the Spring Breakers further down the coast at Panama City Beach and we were successful. Our private beach (we did use the signs!) was quiet and serene. March is a little cold for swimming but we did see lots of brave folks in the water at this time of year. We had beautiful sunshine and enjoyed many long days soaking up the rays. The property itself is very well appointed and decorated. Many of the main living spaces have been remodeled and we enjoyed those luxuries. The kitchen is well equipped, there are blankets, spare sheets, and more beach toys below the condo next to the parking spot. The structure itself is older and does need some maintenance, but I believe the property management company is not to blame for this. There are a few things their maintenance company could do, however. And I have listed those below. There is a brand new deck from the living room that goes out towards the ocean. It's the perfect spot to sit in the sun and enjoy some lunch. Deck also has stairwell to the beach and a foot shower for washing off sand. All in all 9/10. We will be back!! Recommendations to property managers: - Replace master bedroom mattress. Spring poked me in the back! - Replace master bathroom shower head or do something about the water pressure to that shower. - Remove the exposed nails on the old part of the deck and fully remove the sawn off wood pieces - Coat of paint needed around the lower sliding doors - WD40 (or similar) needed on sliding door rails.

The unit has an unobstructed ocean view along with a private beach steps away!! We dined out each evening, driving <5 minutes to no longer than 20 minutes, enjoyed every meal. 2Bd / 2.5 Bath and a good-sized patio gave us plenty of elbow room. And the dog loved his first beach experience.

The property was very dirty. The cleaning lady was there for 30 mins past check in time and was vacuuming with a broken vacuum. There was a film of something covering all countertops. The windows were so smeared that the view was not great to look out of at all. The sheets and blankets are very scarce and very hard to find all together. The pull out couch was covered in sand. And no way of cleaning it up because no cleaning supplies were left. Shower on second bathroom did not drain at all. There are heat lamps out side but very hard to see by the shower outside which also could use some work. The nicest thing about this property is the beach. You can tell that the owners do not care about the inside of the house. They updated the bathrooms and that’s about it. The vanity in the master bath is just one big sink its very hard to put anything on the countertop. For the amount of money a night we were very disappointed. It’s sad they can’t keep it nicer.

I truly apologize that the cleaning was less than it should have been. We have replaced the faulty vacuum, until that time we were unaware it had broken. I know you were hoping to be able to check in early, so her running late was not at all what needed to happen. We have taken steps for a deeper cleaning, and I have refunded the cleaning fee you paid. The lights at the outdoor shower are not heat lamps, they are turtle friendly lights that protect the sea turtles from being confused and thinking lights are the sun. These special lights are required for all units on the beach, even though not all owners comply or respect the rules. We do care and try and try our best to keep the unit kept up. Great location- not as advertised.
Arrived at the property about 5-5:30pm- went in to inspect for cleanliness, etc. there was hair in every bathroom and not like a stray hair but clumps of hair- toilets weren't cleaned well- sand all over the floors mainly due to an over abundance of rugs that trapped the sand. Not the house cleaners fault- just a lot of rugs- to trap sand/dust/hair. Maintance is lacking- back porch missing pieces of flooring, too much outdoor patio furniture to where you can barely get around. Outside deck is rotting and needs replaced badly. Advertised as newly renovated but there are much improvements needed. Note: property owner was contacted about uncleanliness and house cleaner came back to clean but it put us not being able to get in the house until about 9:30 that night. Quick response and much appreciated- however the house could have been much cleaner than it was and odd and end things replaced- hall closet is a mess with sheets, missing flooring, cracked flooring, poor outside deck area- broken white wooden chair for beach- was going to use pullout couch- caked with food crumbs and just nasty- ended up buying an air mattress to accommodate. Location is perfect couldn’t ask for better- major cleaning needed and updates to outside to increase curb appeal- paint flaking off.

We had the best time! Our rental was very accommodating with a pack-n-play for our 2 year old and a high chair! We were STEPS away from the beach which was extremely nice since we had 3 kids with us. Ohmygoodness!! We had a wonderful time! My only complaint is that we weren’t there longer!!!! Oh! and it rained, but obviously not the townhomes fault! Lol :) Next year we will definitely stay longer. I never even talked to Kim( the owner) because the directions were so thorough. We arrived after 10pm the first night, when we first entered the home it smelled wonderfully clean and everything worked exactly as written! It was beautiful! Great place to stay for young families
Would recommend this place for young families. Lugging things back and forth to the beach and/or accommodating meals and snack times can be tough with young kids. Being right on the beach gave us the flexibility to plan less and enjoy more. Neighbors were friendly too. There is a bath tub in one of the 2.5 baths which is great for bath time. Walls were a bit thinner than expected but a white noise machine helped. Kitchen was fully stocked with cooking utensils, bowls, Cups and even thermal mugs. Neighborhood was super easy to navigate and great food options were located right across the street. Bring your pillows if big fluffy pillows are a must. Plenty of pillows though. This place was just as expected and the renovated bathrooms were even nicer in person.

I am so sorry about your bad experience. As you know, our housekeeper had an emergency and did not finish cleaning before your arrival. As you know, we sent a new housekeeper out to clean that evening to make it right and refunded a night to make up for the inconvenience. I am so sorry to hear you also had issues with the coffee pot and TV. I wish you had let me know and I could have walked you through how to operate the smart TV, and we have a spare coffee pot above the fridge so I wish I had known so I could have resolved those easy ones for you. I am always available for my guests, and while we have issues now and again, we try our best to make it right.

This is a smartly renovated townhouse right on the water. The view from the kitchen, living room, and decks (two!) was full and amazing. Even if the weather were bad this would be a great place to stay. We loved the furnishings and decor. The kitchen is well outfitted for cooking. This is also on a stretch of beach that is not crowded. Kim was great to work with. Would definitely stay here again.

Fantastic stay! If Kim's place is available - book it immediately! The views are fabulous and direct entrance onto the beach cannot be beat! The kitchen is very spacious and well stocked (numerous spices, cooking oil, even some coffee). The master king bed was so comfortable, the WIFI is excellent, and the couches/TV area is perfect. The townhome itself is extremely clean and well maintained. We had such a better experience staying at Kim's place than in the past when we stayed at other places that are managed/upkept only by rental agencies. We have already booked our return stay for next year!!! Thank you Kim!

Love this place!!
This is our second stay here and intend to have many more in the future! Perfectly clean, well stocked, and beautiful renovations. Kim is very nice and informative about the area. The location cannot be beat. The beach is private in front of the unit and it's like almost having the beach to yourself. It's also a pretty central location to groceries and restaurants. A great time!!! The location on the beach is fantastic and the place has everything you could need for the week!!! Amazing property right on the beach!
We encountered a TON of wind during our visit, but the location of this townhouse right on the beach was perfect and as close to the water as you can get without actually being on the beach. The kitchen is beautiful and had everything we needed for our stay. We enjoyed the games, did a puzzle, read a book and spent a lot of time on the beach balcony. Had a great stay - enjoyed being at the quiet end of the beach that we could just walk out the back door and we were there. There was anything and everything you could possibly need from every type of beach toy/gear, to boardgames, to a complete kitchen (including paper goods and spices), plenty of bath towels (and beach towels) and much more. A GREAT Place to Stay! Again!
This was the second time we have stayed at this condo. Three of us stayed here before, but it was the first time for my husband--who is not really a 'beach person'. He commented several times on how nice the place was, how comfortable it felt, and how he wished that we could have stayed one more day. This has NEVER happened! It is a beautifully decorated condo--not "la di dah" beautiful, just very nice--and CLEAN. It's conveniently located to more restaurants and other things than you'll probably even have time to visit, and the beach here is beautiful and unspoiled, so far. Kim answers questions via email and text before you even remember that you sent them. We are already planning a trip back, as soon as possible.

Overall a great stay and our family would, and most likely will, rent this property again in the future. Kim, the owner, was amazing to communicate with and usually responded within 24-48 hours. The house was clean and smelling great upon arrival. It was stocked very well with towels, sheets, kitchen items, games for the kids, etc. She even leaves a key for the storage closet which has extra beach chairs, umbrellas, some sand toys etc, if needed. The kitchen pans could use some updating but that's only minor. The beds were comfortable and we slept well. No dresser to store clothes in the 2nd bedroom but you can easily make use of the shelves in the linen closet in the hallway. Bathrooms were spacious with good storage. THE VIEW! As soon as you walk up the stairs--amazing. That view each morning would never get old if we lived there. There are 4 units in the building, and this unit has by far the best outdoor patio/deck space. We ran into some light rain on Thursday and were able to keep the sliding glass doors open because of the covered porch. Otherwise, since we visited in April and the temps were mild, the A/C wasn't needed during the day and we kept the doors open to hear the ocean and experience a wonderful breeze. The turquoise water is breathtaking. The first night in the master suite, the outside temps went down into the high 40s and we opened the door (screened in) and listened to the ocean the entire night with a great breeze. The pathway down to the beach is good and carting stuff back and forth was no issue. The house is pretty central to everything. We rented bikes while there and where able to get onto trails and hit up the Desin Ice Market and Donut Hole very easily, as well as visiting the shops near Seacrest and Alys Beach. Overall, great experience, we will come again.

Steps from the Gulf and without properties piled up behind the townhome so there was tons of shoreline for us to enjoy. It wasn't crowded at all like I found when I walked on the beach to Rosemary Beach. The water was beautiful and the beaches were amazing. We were so close my kids (ages 4 - 9) ran back to the place without an adult to grab a sand toy or boogie board without me having to go with them because it was so easy. We often had lunch out on the beach, and the location also made that easy. I am very picky when it comes to bathrooms and kitchens and they were all beautifully done recently, which helped make the place feel homey. Overall we loved the location and didn't need tons of space inside because we were outside so much. We enjoyed watching the sunset from the back porch and the kids enjoyed eating on the back porch and reading books there as well. They also had 2 twin mattresses in a closet and we pulled 1 out, so my 3 kids could sleep in 1 room together (2 in a king and 1 on the twin) which gave my husband and I a room to ourselves and could watch tv in the family room without having to stick a kid down there.

So grateful
We were so delighted with this property that served as a respite from northern temps and a change of venue during Covid restrictions. Fully as advertised with the added bonus of “at home” amenities like spices and cooking utensils and brooms and laundry and things like that. The view and sounds of the sea are FABULOUS, which had the added benefit of completely isolating us from the construction activity going on in the area. Peaceful with amazing waterfront access. PLUS, Kim was super kind and fair when our arrival was delayed at the last minute when the opportunity to be vaccinated in OH popped up. Also, she was readily available as needed the couple of times we had questions while there. All good. Highly recommend.

Great Property Overall!
Upon walking in to the town home, we were greeted with a beautiful view of the ocean! It is hard to tell the distance from the beach to the home in the photos so I was pleasantly surprised that the beach was so close! This was by far my favorite part of the home. It was apparent that there had been some upgrades made to the home but the flooring was pretty badly done upstairs. It creaked and the tiles didn't seem to be stuck down well. That being said, the bathroom in the upstairs room overlooking the ocean was amazing. (The other upstairs bathroom was nice but we didn't stay in that room.) I loved the deck in the bedroom and the deck on the middle level overlooking the ocean was glorious. The one negative about our stay was the neighbor. He loved to stare straight into the town home and we couldn't enjoy sitting on the deck because he was so nosy and loved to stare at us. It definitely made my husband and I a little uncomfortable. His two small dogs barked incessantly too. We could hear them at the beach and in the home. It was quite annoying. It did seem like he was the owner of the town home that was next to this one. I was glad he didn't come until the last two days that we were there. I understand this is part of it but it made our stay a little less enjoyable the last two days. The only other issue that we had was the path from the home to the beach. It was very overgrown and hard to walk through. I was a little scared there were going to be snakes or animals in there. The grass was hard to walk through, especially holding all of our beach accessories. Overall, our stay for our honeymoon was great. I will definitely consider staying at this home again!

The best part about this rental is the location. Right on a private beach. Owner (Kim) has done a great job updating bathrooms and kitchen and the outside shower area is great. As others have said the path to the beach is overgrown and we did see a few snakes while we were there. While the overgrowth is not necessarily a con, there is a drainage conflict across the path that makes it very slippery. A couple cons - some beach service companies will not setup in front of the condo due to an issue with the contractor so I advise setting these up farther in advance to work out any issues. Additionally, the house was not that clean when we arrived, toilets had not been cleaned, doors and doorways were covered in dirt and handprints, and bannisters and walls behind them were extremely sticky. Easy enough to clean all that up, but wish it had been cleaned as part of the cleaning fee. Other than that, we very much enjoyed our stay and would recommend this condo.

We have refunded your cleaning fee due to the unsatisfactory cleaning job, and we have actually changed cleaners recently after your review since they were not doing a thorough job. As for the beach path, also great feedback and we have built a new wooden walkway to make sure it is accessible and to prevent people from having to walk through any water since we do have a slightly wet area along the path. The dunes are protected by the state so we cannot remove vegetation, so our best option is to keep the wooden walkway to keep it clear and accessible as much as possible. Finally, my apologizes on the chair situation. This is a new problem this season that has recently come up. I'm not sure why they won't bring chairs to our area anymore, but on the upside, it keeps the beach from being too crowded like some other parts of the beach experience. We try to keep at least 4 beach chairs and an umbrella or 2 in the storage area, and now that we know rentals are a challenge, will make sure that guests always have access to our own private chairs. Great property, great owner
My family and I scheduled our stay for a time when Covid-19 had caused Florida to ban short term rentals. This was extremely stressful for me and Kim, the owner, was so helpful during the time when we weren’t sure if we’d be able to even go to Inlet Beach. Fortunately, the ban ended with only days to spare, and we were able to take our long awaited trip. And it was well worth the waiting. Kim’s place is absolutely perfect for a family, and the fact that she allows pets was great, because it allowed our little pup to come with us. We’ve been visiting Inlet Beach for years, and I have to say this was the best stocked place we’ve ever stayed in. We found everything we needed and then some. The check in and check our process was so easy, and Kim was quick to answer any questions or concerns. The view of the uncrowned beach was perfect, and the walk to Phillips Inlet was short and lots of fun for the grandkids. I highly recommend this property and Kim if you’re looking to stay at Inlet Beach!! Cathy Ginn
