Unfortunately this guest tried to claim an unjustified refund through Vrbo and wrote this negative review that was not true when it was not granted. We encourage future potential customers to consider the reviews immediately prior and after this review for an accurate assessment especially the 5 star ratings for these categories "The vacation rental was spotless." "I was very satisfied with the condition of the vacation rental" .and "Overall, I recommend this vacation rental."

Unfortunately we did not receive any emails from this guest during her stay. She must have replied to our system generated "No Reply" email address which is not monitored. We also did not receive a call to our quality assurance customer service number which is the method for reporting any need for housekeeping or maintenace service. . Nothing is hidden from our guests. The Vrbo listing describes the house layout; "Main House (9 Bedrooms 5 Baths Sleeps 29)" "Adjoining Apartment sleeps 6" each section has an accurate description of all living areas, bedrooms, bed sizes and bathrooms. The apartment side has direct inside access to the main house. It does have a separate front door and sliding glass door access to the beach. Most customers prefer this feature especially families with grandparents or those with a young baby. Every bed in the house has high quality mattresses less than 6 months old except for the bunk room which may be where her kids were s;eeping. We have not had this report previously but will check and correct the beds in the bunk room as needed. Regarding "Everything is broken down": this is not true. None of the furniture is broken down and all furniture in the main family room is less than 6 months old. There is no black mold on the air vents. However there was dust build up on SOME of the vents that has since been cleaned. We had severe thunderstorms for 4 straight days including the day these guests arrived which caused the pool service company to be behind on their schedule. He told the guests he could not drain the pool until the following day and in the meantime he shocked the pool and would come back the next day to do exactly what she said he did. .

This is a very interesting and a rather unfair 2 Star review since you rated every one of the 5 categories below as 5 Stars especially #4 1) The property manager was very helpful 2) The vacation rental was spotless 3) I was very happy with the location 4) I was very satisfied with the condition of the vacation rental 5) Overall, I recommend this vacation rental. Also there was no p[problem with the dishwasher you meant to say fixed the dryer. And actually the washer did work but was not spinning out the water enough that caused longer drying time. You reported this W/D issue on Monday the 3rd day of your stay and we immediately purchased a set of front loading W/D from Lowes and their first delivery / installation date was Wednesday afternoon. Unfortunately the Lowes vendor did not pay attention to which tower east or west and went to condo 1507 in the East Tower instead of the correct condo 1507 in the West Tower. They would not reschedule until Saturday the day you checked out. THe owner also remodeled the unit after you checked out all new tile floors no carpet, all new living room furniture and a huge wall mounted TV.

We encourage future traveler's to discount this review which is from a guest who is trying to ruin VRBO's "Excellent Rating" with 4.4 Star Avg. for 74 Reviews. The house is advertised as wheelchair accessible with a disclaimer "Not ADA Complaint" This guest never inquired about their needs for accessibility prior to arrival and admits "they assumed" there is definitely a shower on the ground floor that can be accessed. The pool and hot tub were professionally serviced by Tropical Pools and Spas the mooring of their arrival The same morning there was a very strong thunderstorm with high winds that blew sand and debris in the pool. If there was sand on the floor it only takes a large group like this of few trips in and out of the house directly to track in sand All sheets are replaced every week with a new set that are commercially laundered. Palmetto Bugs are indigenous to our area and are NOT "Gigantic" kitchen or German roaches which are very small and cannot fly. Palmetto Bugs can and will fly in when sliding glass doors are left open by guests especially when there are several days of rainy weather as was the case thios week. No lights were burned out the house is inspected every weeek.

The pool cleaning company did clean the pool before your arrival however it takes time for the water to clear the clowdy condition’s after they add the chemicals. They came back early in the morning before anyone in your group was on the pool deck and check the water and it was chemically balanced.

Thank you Herman we did not receive any calls or concerns from you when you were here about cleaning? Had you called our maintenace and housekeeping number provided we would have sent our quality assurance housekeeping team to address any issues . The house is very large with 5,500 square feet and is deep cleaned 3 times a year. But we cannot deep clean during the peak rental season during the time available between a 9 AM check out and a 4 PM check in on a Saturday.. We are happy to hear that you thought the rental process was easy.

Hello Garrett thank you for your comments. There were no roaches the large bugs you're talking about are Palmetto Bugs indigenous to our area. They can fly and come inside whenever it rains a lot. When large groups of people going in and out of sliding glass doors and entry doors like your group they can come in unnoticed and die within a short period of time. We rent this house to large groups of families and children and yes when those large groups are on vacation many times they party but this house is not a party pad.

The REAL story is this house has been rented an average of 46 weeks for over 10 years and satisfied customers rarely write reviews. We encourage you to disregard this review rely on Vrbo's rating as "Excellent 4.5/5 Stars - 54 reviews" We agree with this guest, she was our worst rental experience in 10 years She was very rude and assuming there were over 30 nasty emails from her during their stay. Yes they arrived 5 hours early at 11:00 AM and entered the house while householders were just getting a good start cleaning it after a group of 30 people had been in it the past week and they were NOT finishing up. At 11:15 AM she sent a nasty email that the pool and Hot Tub were disgusting (pool service had not been there yet) and the house was not clean. Our housekeeper called us because the guest was going through the house inspecting it and giving orders (actually trespassing check in time was 4:00 - 6:00 PM PM.) They had five vehicles in the driveway blocking access of our maintenance and pool service vehicles and our housekeepers. She was in the house when I talked to her and I asked her to please move their vehicles and come back at 4:00. She argued with me that they wanted to unload their coolers (at least ten of them) and luggage then change clothes and go to the beach in back of the house. They unloaded all of their stuff in front of the apartment door. They left but came back again before 4:00 PM while pool service was in progress. Chemicals had already been added with bromine tabs in hot tub and chlorine tabs in the splash pool floaters prior to their return. The pool was only half re-filled with fresh water when guests came back. They asked a very nice man to turn off the water when full and he said no problem. Re: fridge side not cooling freezer working, it was Easter weekend none of the appliance repair companies were working but we made special arrangements with an employee of one company to make a simple repair on the fridge. Yes it had worked fine the week prior with no complaints however some screws had vibrated loose on the cold air door and it would not open to the fridge side. Re: leak, that morning we had a waterspout / tornado that ripped off some ridge cap shingles and roofers came and replaced them. There was an area they missed and a very tiny drip was noticed in the corner of an upstairs bedroom. Roofers came back and fixed it the next day. A GFCI breaker failed when roofers used their power equipment; only 3 outlets.

This house has 49 reviews with a 4.5 out of 5.0 Excellent rating by VRBO. We are superimposed you wrote such a negative review especially when your group caused the circulating motor in the pool to lock up by putting one of the jet nozzles in the skimmer that became lodged in the impeller shutting down the pool the day before you checked out. The cost to replace the motor was $647.30. We suspect you did this in attempt to not be charged for the motor replacement. Actually Anthony we were not rude! We tried very hard to provide good customer service and answer all of your multiple and repetitive questions from the time that you booked until the day you checked out. However, when you kept asking the same questions over and over I felt it was best to refer you back to my previous answers that often were contained in the same email thread when you were asking them again. During your stay we had severe storms with lightning strikes and torrential rain. The Comcast cable and internet service was disabled by the storm in the entire neighborhood. No one in the area had full service for 3 days. The sliding glass door was not broke it just needed new rollers installed which were done on the first business day after you checked in. There were 2 other doors available for your use. The kitchen sprayer was leaking and had not been reported to us until you called. We replaced it with a new upgraded faucet the same day you reported it. There was some mildew on a towel but there was no mold under the sink. The hot tub was disclosed as not working before you checked in and due to the severe storms and Covid-19 supply chain and social distancing issues the company that services the unit was not able to repair it until the Saturday that you checked out. It is now working fine There was weak GFCI outlet in the second kitchen in the apartment side of the house. It kept tripping every time there was a lightning strike during the storms we had for 4 days. We replaced the breaker and the ceiling fan and there were no further issues. The AC filters were a special size & due to Covid-19 supply chain issues were on back order. They have now been replaced which was not anything that affected your level of enjoyment during your stay. There are 2 ferrel cats in the area that we want to keep around the house for a very important reason. Palm Trees an d Sea Oats are a favorite place for beach rats to nest and we do not have any here thanks to the cats!

I wish you had called our housekeeping and maintenance local number or emailed us about the toilet running. We would have fixed that for you right away and then maybe would have earned that 5th Star in your review. BTW: For our future guests please note there are actually two kitchens on the same level to accommodate larger groups like this one which had 35 people. Both Kitchens are fully equipped with enough plates glasses cutlery and cookware for a group this size and each kitchen has a refrigerator, stove & oven, microwave and a dishwasher.

BTW: These were your additional comments received in your email when you asked about your check out time "Bob, The house is beautiful! 1pm will give us plenty of time to be gone. Yes the wedding turned out beautiful. Every one was impressed with the house and the fact no one had to share a room..Again thank you so very much."

The ceramic stove top in the 2nd kitchen in the attached apartment did have a very thin hairline crack in it but all burners were fully functional. We replaced it with a new stove / oven. The Swim Spa is intended to be a pool and not a "large hot tub". These guests had a lot of children who tried to set the heat to a higher setting, as if it were a hot tub instead of a heated pool, by mashing the control buttons. This actually caused the control panel to fail requiring an expensive replacement part and installation charge. The controls were replaced the next day after we were notified. As noted in a prior review we replaced some drawer slide tracks in one bathroom none of the other bathroom cabinets had any issues. Painting of rooms in the main living areas has been completed. A new HVAC system has been installed for the second floor area. A new dining room tray ceiling,new lighting and crown molding has been completed. The ground floor of the entire house has all new lamps and wall decorations. The sliding glass door access to the beach from the apartment side has been replaced with new french doors with mini blinds inside the glass. All interior bi fold closet doors have been upgraded to new 6 panel doors. There are new patio chairs on the lower rear deck and a new sectional sofa on the upper rear deck.

Thank you for the review! We do try to handle things in a timely manner. Since your stay we have fixed the kitchen drawers and the bathroom drawers that needed new slides. This tends to happen after a long year of rentals. However, now that things have slowed down we have had time to get in there and take care of these issues.

Unfortunately there is one cabinet drawer that won't close all the way and cannot be fixed. All of the doors to the bathrooms will now shut properly. The master bath shower had hair in the drain after your stay. We removed it and it now drains fine.. It was in the upper 90's the week you were here and the upstairs air conditioner compressor failed the last day you were here but it was replaced the next day when the part was shipped in overnight. The hot tub was working just fine when it was serviced, drained cleaned and refilled on Saturday before you checked in. Unfortunately, someone in your group pushed the wrong buttons on the controls and got it set in "sleep" mode it would circulate but not heat. This was fixed on Monday after you calles us.
